Sir i heard in news that 2nd airport will be built in nelamangala region, do you think prices will go up there? Is it a good investment?
Yes it always helps as the prices appreciate, but just be sure that the airport comes up at that location itself and within the time that you are expecting it to, can be plus minus year or so but beyond that it may hurt your plans.
I don't know why Jayanagar JP Nagar Banashankari Basavanagudi don't rank for investment. They are some of best planned areas with better traffic management.
These are already developed locations and therefore good for staying and less good for appreciation compared to developing and new locations.
My suggestion - Invest in Bengaluru or Pune. There are same problems like traffic/ over crowded but but good weather, education are benefits of both the cities.

As a North Bengaluru resident since 2012, having witnessed all then chaos in the name of development, I assume that by 2030 North Bangalore will be another concrete slum with no water and crumbled infra. All the larger apartments are already at the mercy of the water-tanker mafia, greenery gone, roads are broken.😢 It reselmbles the begining of any apocalypse movie

I want to purchase a DC converted E khata plot in a gated community at Doddaballapur on Doddaballapur Gauribidnur state Highway 35 at 900/sqft. What do you suggest? I expect it to grow and appreciate like as its around 15-20 mins from Foxconn and the near the upcoming KHIRE project. Airport too is 30kms (45 mins) from the property. Its also 10 mins from the Doddaballapur town market area. Please let me know your views.

I recommend Sarjapura area for so many reasons, mainly for the returns one can get by investing now and wait till Bengaluru peripheral ring road, Hosur Airport, KIADB industrial park, Sarjapura metro are all complete and see the land appreciation then. Secondly less polluted than other prime locations. Have too many schools and can reach without getting stuck in the traffic. I’m loving this area already.

@@siddumurthy1734 Attibele is a good location but I would still prefer Chandapura over Attibele as it’s closer to Electronic City and from land appreciation perspective as there’s demand for housing in the surrounding areas. Attibele is more serene, less crowded, developing fast but situated farther out.

I suggest do a proper survey of the markets for warehousing that side, applying relevant parameters and doing a self assessment, before you go for it.

Prefer buying land in Budigere if its just for investment and not staying. You'll get it for 2000 - 3000/sqft.

You very well know that something which doesn’t have permission to built is illegal, may it be a floor or portion of property. And buying illegally made property is not a good idea, only you will be a loser end of the day, so I strongly recommend to keep away from it.
In any case, don't prefer top floor as it has lot many issues

I recommend purchasing plot near Sarjapura rather than a flat. I purchased a plot for 1800 per sqft 3 years ago and it has already appreciated to 3000. Areas in Sarjapura are fast developing. With upcoming PRR, metro, proposed KIADB industrial park, Hosur airport this area will yield great returns.

Sir, I bought an apartment in Bangalore in 2013 for 72 lakhs, including interior and registration I had spent about 80 lakhs and stayed there for 10 years. I closed the emi for that apartment in 2020. I moved to Sarjapur in 2023 to a villa, now I pay 1.6 lakhs per month towards its emi. I get 60,000 per month rent from my previous apartment. I often get offers in the range of 1.20 to 1.30cr from buyers for my previous property. Should I sell it or continue renting it out?
Hello, actually you are getting a return of close to 6% on the current market value for your old apartment which is decent. You must flip it only if you get a more lucrative deal, besides also consider flipping expenses while doing so.
As the building become older appreciation value won't rise much, renovation & rebuilding flats culture as like Bombay not yet stepped in to Bangalore. Final solution better to sell now itself 👍

Bangalore needs more than double the supply of water than the Cauvery Tribunal has awarded it to supply the entire city. BANGALORE IS ALREADY SHORT SUPPLIED. WHERE IS BANGALORE GOING TO GET A NEW SOURCE OF RIVER WATER PUMPED FROM?

CasaGrand is a reputed brand, they have done very good work in Chennai and other locations in South and are now looking at expanding their footprint to other cities of India.

Thanks for your reply sir. I just checked that it comes under Bengaluru rural. However, CDP road and satellite ring road is just passing nearby. At present it is barren land around 3-4 sq km. Possession date is 2028 start. Will there be any development around this area? Should I take this for residential purpose?
