Hi, thanks for providing this guide.can you also make a video on buying a flat in Hyderabad?
@@affanmohammad78 Thanks Affan,
We will cover Hyderabad also soon :)
Excel sheet is really good to pay the loans early reducing the totaly interest payable.
On Google sheets it says that file looks suspicious
Please tell in which area should I find a property/flat in the budget of 1 cr for a good rental yield?
A Wipro guy buying an expensive luxury house without loan, should have a separate video!
😂😂😂😂 Also from TCS
gift from in laws 😂😂😂
Dowry + home loan + selling of ancestral property
I also caught this. This is a fake story
He ran a very well established startup for 8+ years which recently got acquired by a famous Indian IT company!!
Electronic City doesn't suits for my living because of below reasons....
1) No Cauvery Water or Pipeline
2) No famous temples near by
3) No near by Malls or other entertainment over weekends 😢
4) Railway station and Bus stations are far away - when ever you want to go to your home town...
5) No greenary and Public parks 😢
I would suggest South Bangalore to everyone who wants to settle Permanently in Bangalore for a Quality and peaceful life
In spite of collecting property taxes, the local government provides no facilities. Roads are narrow, zero footpaths, no public transport, etc etc etc. This is the reality of life on the outskirts of Bangalore. You know what happens when a corrupt and incompetent government official is discovered by the rich and powerful? They transfer them to the outskirts. This is why sadhashivnagar will have all great facilities (politicians live there) and the taxpayers live in the outskirts with near zero facilities.
@@meta5291 brother even near sadashiv Nagar there was flooding 🥲
@@raghavsridhar It's far better than the condition of the "outskirts". And outskirts remain outskirts forever as there is no interest in improving the basic civic facilities in even areas like JP Nagar which are not "outskirts" today. Talk about a corrupt and incompetent government!
Its way better than ORR, Bellandur, Sarjapur etc which are screwed up as soon as there's few hours of rain.
@@SD_003so which areas r best and most affordable long term then with most development?
This is gold. For newbies like me its a very legit starting point. Thanks a lot!
Instead of telling where not to buy, it's better to give a list of where to buy in the guide 😂 Good video
Reputed builders are not always good. It's always a gamble. Anyone remember Mantri who were also so-called 'reputed builders' of Bangalore ?
Can you please guide us and share some good builders to trust with..
@@cool2251 The safest way is to buy a ready to move in flats or villas even if they cost a bit more.
@@Hdhfhfhc but we need guidance on what are the areas which are best suited... We work in cessna business park.. Want something withing 80 lac range 2. 5 or 2 bhk

I really liked the way you have detailed the various checks/documents to be made before making buying decision. Can you make a land buying guide following a similar guide as well?
Thanks Rahul,
Land buying guide coming very soon :)
Informative data provided in the link. Very useful video for the people who wants to know everything before buying a flat. Appreciate 👍
Thankyou for sharing these valuable insights!! This is really a must watch video for someone who is trying to buy a house for the first time
U people are taking a great effort in educating people like us...and thanks for the handbook.
Thanks Sai :)
That’s so useful video for all people who wish to own a house but doesn’t have awareness or complete knowledge on what should be ensured before buying a house 🏠
Thanks so much for coming up with the video as this helps to make all of us aware and make a well thought decision ❤
Thanks, we are glad that you found it helpful.
I took a lot of advise, did so much research, did all the calculations and finally decided!!
And the decision is to not buy any flat in Bangalore!!
Why so ?
May i know why?
Why not
Much needed video. Thank you so much! Loved your detailed analysis of wide aspects.
Thank you
Location suitable to your needs
A class builder
RERA approved (regulation which gives protection to home buyers)
Do home inspections done with professionals
If any structural defect comes up , you could take support of RERA (period of 5 years from date of possession)
Discuss with other family members if Vastu etc is their concern.
There is nothing like a ready to move in house (you'll always need some fixes)
Interior cost may go high, so consider it while selecting a house per your budget.
must get
Sale agreement
Sale deed (property X is being transferred to you), Sale deed must be registered at the registrar office.
Title deed of property
occupancy certificate
completion certificate
property type:
Khata A (means all property taxes are made, good to go with deal)
Khata B (some element of illegality may be present, pending payment)
The information given here is priceless. I highly recommend this video for New buyers at Bangalore. Thank you.
Better to buy property in our hometowns, since from now on we will have hybrid or wfh model for office. No need to buy houses in these overcrowded , traffic packed , cities
Hey.. Shreyas glad to see you man. I worked with you in S2 Wipro. Glad you doing well in life .
Superb video. You covered a lot of ground and just the right amount of information. The couple made the video even more interesting and special thanks to them for sharing their journey to home ownership. Thanks for links in the description. Well done Wint!!
Please upload more, I like the new concept of this video. Knowledge + real life experiences 🥰
Thanks Yash,

Try to buy ready to move in properties even if thats little bit costly...
I remember I wanted to book flat with GM Infinite EC....luckily i booked somewhere else and i see today that their completion got delayed for so many years. GM Infinite had fooled so many customers. God knows whats their situation now😮
Impressive analysis. Want you to come up with Pune and Mumbai projects as well.

Thanks for the sub :)
This looks like Sobha Silicon Oasis where many resale flats are available, what i normally hear from reviews is a bad stench from nearby lake and hosa road is quite traffic bottleneck :( bu the project is quite good in itself.
thanks, very education video 👍
Very useful info ..thanks for the video 🎉
Good info...the apt complex also looks awesome...which apt is this
Just curious...Though I stay in lease and I have a rental agreement also ...however the electricity to the current room does NOT come directly from Bescom in the name of actual owner...there is a concept of common box here and electricity is generated as per consumption delta per month..I stayed earlier in other properties where electricity came in name of the actual owner and we paid the electricity using the account id in Bescom site directly...but this is not the case here where I stay now . There is no water bill too generated in the name of owner....Could you guide me if this is a valid practice and if ok to stay in place where Electricity and Water bill does not come in the name of the owner ?
Really helpful, thank you
How this video is Banglore specific? The things mentioned and discussed holds true for each and every city not only in India but globally
not sure about global but India, as the document checklists are different, verification method are different, no RERA concept outside, he missed out few practical issue, OC are almost impossible to get here without huge bribe unless you are class-A builder, 90% of houses in Bangalore don't have OC
The video was more informative 👌🏻
Electronic City is good mostly it is a campus ..many companies are there ,Bangalore is good but not for settling down ..I miss my days wish to be back some day ..
It used to be good, companies are moving out of EC, shifting to Sarjapur road and airport road. Soon EC will become ghost city.
Amazing and detailed information! Thanks for sharing
Thanks :)
Average price says 6250 per sqft in HSR layout, that is too low, it is tough to get even from C category builder for that price
The narration of the content is good, pls do one for property buying in Chennai

Glad you think so!
My parents are always against flats coz apartment belongs to all while plot is just your s just YOURS
Incomplete Info:
If Agreement to sale is also registered in the Sub Registar, then buyer and builder are on equal grounds.
V V informative... the guests were really cool :) :) Even though I bought 3BHK in Brigade El Dorado, this video gave me a lot of new perspectives... good effort!
Hey Deepesh,
Thanks a lot, we are doing a video on under construction vs ready to move-in property, wanted to get your perspective on how did you decide under construction or ready to move-in?
Can you share your email? Will get in touch with you.
@@WintWealthYT hey thanks for the invitation but I don't have deep market knowledge. We booked the flat after visiting 4/5 properties in just 15 days. :)
What is the location and cost of 3 bhk which you have booked, could you share it?
Sir, under construction project after 5 month will possession, builder asking 90 percent of the plot amount then possession time remaining 10 percent it's correct what builder will asking...
Amazing guide!
Thanks Ajith :)
My plan is to buy a new flat in Bangalore. The builder has provided me with a quote for the flat. There, I see that I have been charged 12% for GST and ITC. Are you able to give me an explanation of ITC?
Kudos to the writer of this story. Bye the way may I know which project he bought?

What about Yelhanka? Can anyone share inputs about this location, the properties and the builders?
Good information.
Thank you
good information. which property is this ?
First is Tier A Builder doesn't guarantee that the property documentation is clean also some Tier B and C also do good job. Second There is now E Khata.
Great video.. which society?
This is good, can you pls make something like a 30-40m vdo?
Helpfull ✌️
Friends my experience telling don’t buy at Banglore almost city ran out of water. Instead of invest in Bangalore better choose your home town.
Also companies should provide wfh to possible teams. Now Bangalore next Hyderabad I’m sure
That's a man in love. Right there!
Problem with ready-to-move in flats is availability. I have been loking for one since a few months and most builders I visit have hardly few units left which are like West facing door or no sunlight etc which understandably nobody booked.
I am facing the same problem. Even which have oc or not is also a issur
The guy looks good in that couple. That lady is lucky.
You have filled the house with flammable materials.... first please get some smoke alarms.. fire blankets... fire extinguishers.... and make sure the entrance is not blocked with bulk furniture... because that is where people cannot get out of the house in emergency situations... and they come to balcony and scream for help... no one can help if your house is burning and you are on the top most floors.... get yourself and your mind trained... that incase of any smoke you should get out of the flat .... the first 2 minutes are very critical.....
Great video
Hi .. can you plz tell me Can we buy flat in Gm infinite Electronic City phase 1 (low rise building )in Bangalore
Great content! I did not know half the things explained as a newly turned adult. Could you please make a similar video for Delhi?
Yes, we will make a guide for other cities soon :)
@@WintWealthYT thank you so much :) this video was fantastic!
Please make a separate series for mumbai and thane
Sure Kunal,
We will be covering Mumbai soon :)
You got a beautiful home 🎉❤
Even A class builders are at fault, its not like you bought from A class builder and have to worry about nothing. Example Mantri! Like before buying a car, you invest time understanding features etc.. invest similar time in understanding the approvals etc.. don't go blindly on what lawyers say, because lawyers do not care or give no guarantee if in future the property gets into litigations etc...
Many builders state safety policy and doesn’t allow us to see the actual flats before booking . They promise that the model flat will be same to same as the actual flat . We would get a better picture if we atleast get a chance to see the actual flat before booking .
This is the issue with A grade builder. Even after paying 90% of cost, you are not allowed to visit the flat.
I bought from a mid teir builder , but was allowed to check freely, every stage.
@@ankurhotnot where you bought and cost?
Sobha Silicon Oasis - I too invested here recently :)
Please release for Mumbai also.. Would be much appreciated

Can you please make video on tbr and rera expiry
The avg. Flat rate should have been mentioned in sqft metric.
Nice Video Sir,
How to find out the list of A class builders in Bangalore?
Made such a wonderful video, but one big mistake in the handbook, the rates should have been defined in per sq ft instead of sq m.
In India sq ft is most widely used.
This idea of ur flat being an extension of ur identity can b a big financial detriment
