The whole point of view in this discussion is that Bangalore is going to become more like independent towns due to traffic and commutation difficulties, however metro connectivity will create a more homogeneous city with more homogeneous prices (atleast in the areas that are getting connected). I think both rent and resale values in areas like hsr, bellundur, kormangala will see a stagnation as they are getting metro connected to cheaper areas. Sarjapur metro will take more than a decade to get functional given the history of metro construction pace in Bangalore and will likely lose out to metro connected areas. I would recommend people to explore areas around ecity- boomasandra-Chandra for investment as well as self use as its relatively cheaper with metro and all infrastructure etc. Hosur airport and swift city will be game-changers for that area in few years. Importantly it’s getting metro connected and 20 minutes to areas such to kormangala which are priced 2x. My advice is to avoid buying properties in interior of Sarjapur road, harlur road etc as these saw hig demand due to lack of connectivity from other locations to orr job market and now metro connectivity will at the minimum stagnate them for a very long time. However, I definitely agree with many many other very informative points in the video that gated community plotted developments are probably the best products and I believe sooner or later there will be big migration from independent plots in key city areas to gated community plots in the suburbs.

Can you please guide about the records to be kept by the Provisional committee (non elected) of CHS, when part of the managing society handed over by builder in phases- a) initially 2 buidings got ready in November -2021, b) 3 buidings handed over to CHS on May-2023 & c) balance 2 buidings expected to be handed over by August 2025 There is election happened till now, even after formation of provisional committee in 2022. 2. Builder took Maintenance from each flat owner for 24 months ( each building - 176 flats; 1st phase - 352 flats handed over 2nd phase - 528 flats handed over Yet to be handed over - 352 flats. Total 7 buildings - 1232 flats) Due to poor management or short of fund from buiilder, Provisional committee started collection of maintenance before expiry of committed date of builder. Under which clause of bye-laws, as a member can register a complaint to Registrar - about how a non elected committee can take such decisions and force implementation of collection of maintenance before committed due date of builder. (There is also discrepancy on Preponement for 1st phase 2 buidings & 2nd phase 3 buildings; Don't know about case to be followed for upcoming 2 buildings). Will be delighted - if you please guide to take up legally.
