Why You Have To Upgrade Your Electrical Panel For Your ADU Garage Conversion

  • For this ADU garage conversion we decided to upgrade the electrical panel. 1 panel is shared between the ADU and main home. The original panel was 100 AMPs and we upgraded it to 200 AMPs, 60 amps designated for the ADU.
    The sub panel is located on the exterior of the ADU. Make sure to talk to your inspector to clarify the sub panel location. Remember both panels must be grounded.
    The garage was originally was a 370 sq ft, watch as Joseph Peretz converts the garage into an Accessory Dwelling Unit (ADU). This ADU garage conversion is located in Los Angeles, CA. In the neighborhood of North Hollywood.
    This ADU is 370 sq ft, garage conversion with no addition. The ADU has a full-size kitchen, custom countertop, and high-end appliances and is lit by a skylight. The ADU has one medium size bedroom, with built-in closet spaces and a sliding door that leads to a big and spacious backyard. The ADUs' bathroom includes floor-to-ceiling tile, a tub, a vanity, and high-end finishes. The ADU will rent for $2,500 and will be an excellent secondary source of income for the homeowner.

    wait a second. What if I want to run separate utilities, meaning. A 2nd electrical meter, etc. Can it be done? I know it will cost me more but I wonder if it is allowed

      Depends on the City. We do it all the time. Just talk to DWP or Edisson and ask about Fees, timelines etc

    60A subpanel for an all electric ADU? How, with a tankless water heater? Unless it's gas...

      Maybe a thermal tank less water heater it's a valid question
