Nonetheless, I like the simple stride to step directions laid out there.
My favourites are the Murphy beds with table. Moreover, I love all tables that can be folded into the wall, and also the living room table which can be elevated so one can work on the computer comfortably.

I love the murphy bed that allows you to leave stuff on the table/desk that folds away underneath it - without needing to move anything. Let's be real - the main problem with multi-functional furniture is that you need the furniture to at least keep your last task ready for you to resume it, without the hassle of getting everything set up again. If you have to put everything away to fold up a table/desk, odds are you're going to end up sleeping on the couch.
The irony of these is that they are amazing and clearly harder to make, but therefore way more expensive, while having less space or multipurpose rooms is associated with having less money (few exceptions like downtown Paris, NY, etc).
I understand your point of it trying to utilize the small space space yet a little expensive, but I think they are not too hard to make. It's all about understanding its systems of operation.

I don't like those huge Lego bricks. Okay, you can make a sofa with it, but how comfortable is it? It's painful enough stepping on Lego, can you imagine sitting on large ones?

What can be done for senior population and small apartments? I like the table attached to wall, but is all I saw that may be practical for the aged.
Some of those beds that turn into the wall - it can be automated, so noone has to lift heavy objects.
