Hi Erin! Thank you VERY MUCH for your videos. They are really, really great. One thing I don't understand: On Furnished Finders, they have keycheck, but where's the application? I'd like a formal application. It doesn't seem like KeyCheck does that.
It does. There is an application inside Keycheck. The tenant finds the listing on FF and then applies through there.
It’s $149/yr now additional $99/room
Are there any analytics regarding renting a room in a shared space (craighslist) vs renting a studio,apt, or home (Air b&b) on furnished finder. I've been using the platform for a few months, and it seems the clients lean towards wanting to rent the WHOLE space instead of a shared space. The platform does seem to work as a one-stop shop to vet the client and get the client on lease.
I don't have a good resource for that. I tend to feel that people want to rent an entire space and not a room from someone for privacy reasons.
That said, as of May 2023, Airbnb has started to really highlight and lean into dividing these two categories (room v. whole house) and has some interesting stats- like avg rate for a room is in the $80/night range. They may have some good resources for this.
@@realestate_consulting That kind of data would be useful and, I would love to deal with Air B&B, but most homeowner's insurance companies are saying they will not honor claims for damages with subscription based services like air B&B. Or whole (not roommate) property short term rentals. It's part of the addendums they add in that gigantic mess of paperwork they send every year. My city like other cities(I'm in the south) are putting in ordinances that do not allow short term rentals for homeowners under 3 months to curtail people becoming homeless when the job does not work out or the person has no money to get back home after a weekend of air b&b.
Howdo you determine your security deposit for MTR?
I match it to the first month's rent. I don't hand over any keys until I have the first month and the deposit.
Hi, how does enrolling a room or renting a room in your house affects your taxes at the end of the year?
Also, does enrolling affects your homestead exemption? Thanks.
These are probably better questions for a CPA. There are certainly write offs you can do, etc., but I am not qualified enough to speak to them. If you need a CPA rec, let me know. I have someone I like.

How much do the nurses pay & do you have to keep the utilities on and do the yard work?
It all depends on how long they rent and how the lease is set up. For longer renters (6+ mos), I have them pay the utilities and I usually avoid yard maintenance as much as possible.
Re nurses, this depends on the time of the year and the geography.
@@realestate_consulting so do you add the utilities in the rent? I don’t mind cutting my yards it lets me keep a eye on the property and keep the yard up to my liking.

In my state and local musicality they want us to collect taxes/fees for stays less than 6 months - does this apply to travel nurse/medical professionals as well? Most tell me “I’ve never had to pay tax before “. Please share your experience. Thanks !
Well, there are a lot of tax loopholes. I am not enough of an expert to advise on this, but I can point you in the direction of a good CPA if you need.
You only pay 99 if you rent out your entire property. If you rent out by room its 99 plus 79 per extra room. For my 4 bedroom its 99, 79, 79, 79 then a 75 fee if you want to be a "certified" landlord.

Can you charge different rates for separate rooms in the same house? I have a large loft area with a living space and then a bedroom with a king size bed and closet.

This is a complicated question that doesn't have an easy answer.

Yes, FF appears to be geographic and also has not worked as well in the past 12 months. If you look at my more recent content, I am suggesting most people pivot to Airbnb and Zillow.
Furnished Finder is not $99… it’s $149!

Writing as a landlord
Writing as a landlord: terrible company. They are good at taking your money and stealth an automatic renew! The leads are sketchy. When I asked for a refund they stated that they have a no- refund policy. DONT WASTE YOUR MONEY!
