    I'm 6'3 and KING bed is a must have, even if alone. Great recommendation.

    What do you mean by a second screen? A second display monitor? Thank you.

    • @midtermrentalconsulting
      @midtermrentalconsulting  9 місяців тому +3

      Yes, just a second monitor for people to work off of.

      Hmm. You would need to know if they had a computer or a MAC.

    Do you recommend any particular sleeper sofas. so many are extremely uncomfortable to sit on or sleep on

    • @midtermrentalconsulting
      @midtermrentalconsulting  3 дні тому

      Yes, I use the sleeper sofa by IKEA (with storage) and we purchased a tempur pedic topper for it. This topper can also be stored in the sofa. It's nothing fancy, but it looks okay, is decently comfortable and is great for flex space. I believe it is called the Holmsund.

    I'm finding your videos so helpful! Anything you can say about ozone generators vs.
    other purifiers? I'm concerned about the safety issues, especially as my ADU is within the envelope of the house (separated by walls and one door) and the main house will be consistently occupied by people and a dog.

      Thank you! I appreciate that.
      And, no. I didn't study the difference in a big way. I just know that when I had a cat issue in one of my rentals, lots of people said "get an ozone machine" and it did seem to help.

    King bed seems to be a bit much along with a second screen

    If you are doing mid-term rentals in one home with tenants that don't know each other, how do you have them all on one lease? Thank you.

    • @midtermrentalconsulting
      @midtermrentalconsulting  2 місяці тому

      Hey! Thanks for the question. And, you don't. They would all be on different leases.

      Thank you for the reply!!!! I thought I heard you say in one of your videos that your mid-term rentals in one home are all on one lease. Your videos are great. Thanks again.

    What do you mean by "second screens"

    • @midtermrentalconsulting
      @midtermrentalconsulting  Місяць тому

      I mean a second computer monitor. It's portable. If you look at my most recent video (5 Steps to Starting a Midterm Rental Business) you can see the second screen in the background.

      Thank you, for your response.
      I'm new to this whole thing and your posts which are wonderful. I've probably missed why I would have a computer screen in the rental in the first place.

    I’m currently working with a property mgmt company, turning it into a Mid-Term Rental. I like the security blanket of access to vendors/contractors; also creating the lease.
    Any helpful feedback for this?

    • @midtermrentalconsulting
      @midtermrentalconsulting  9 місяців тому

      I don't use property management on any of my rentals, so I may not be the best person to answer this. That said, I hope it works out well for you.

    • @brooke6041
      @brooke6041 9 місяців тому

      Understood. I love the info you give. Helpful knowledge, for sure!
      I’m wondering how you combat the headaches of LandLording by not utilizing property mgmt. Do you have any tips on how to gain access to credible vendors? We may be looking to do what you’re doing, by Xing out the property mgmt companies - we have less than 10 doors at the moment…

    • @midtermrentalconsulting
      @midtermrentalconsulting  9 місяців тому +1

      @@brooke6041 Well, I don't actually plan on having more than 6-7 properties. I only want as many as I need to support me in retirement and I think I don't need that many to do it. So, I think that is definitely a huge part of it- we plan on staying a small operation. Second, I just find a lot of my consulting clients reach out/have issues/can't get rented, etc. when they have property management. It's like they have another layer of work without any benefit to them. I'm sure there are some great PMs out there but given the nature of my practice, I mostly hear about people really unhappy with their Property Management. (To be fair, it's a tough job.)

      amzn.to/4eepaEz | even though it doesn't have Airbnb integration, I prefer this lock for midterm rental stays.

    With ring cameras I am annoyed how often i have to go recharge the battery. Any good ideas/tips on this? I know there are solarpanels to charge but that is also messy IMO

    • @midtermrentalconsulting
      @midtermrentalconsulting  10 місяців тому +2

      Thank you for the comment. No ideas on this. It's also an issue with smartlocks. Until the technology/batteries improve, this is something we just need to be mindful of.

    • @jaychung693
      @jaychung693 10 місяців тому +1

      @@midtermrentalconsulting do you personally go out and replace/recharge all this? I'd like to know what would be the best way to outsource such job

    • @midtermrentalconsulting
      @midtermrentalconsulting  10 місяців тому

      I wouldn't overthink this or outsource this job. Maybe make a note to check on it every month/the app shares this info. This isn't an emergency item, but it is a good to have item. Smartlocks present a similar problem, and you just have to find your own system to manage it.

      @@midtermrentalconsulting Thanks Erin. As someone who is trying to grow many doors, I think I'll have spare batteries charged prior to and make a single trip out there.
