Yes, I use the sleeper sofa by IKEA (with storage) and we purchased a tempur pedic topper for it. This topper can also be stored in the sofa. It's nothing fancy, but it looks okay, is decently comfortable and is great for flex space. I believe it is called the Holmsund.
I'm finding your videos so helpful! Anything you can say about ozone generators vs. other purifiers? I'm concerned about the safety issues, especially as my ADU is within the envelope of the house (separated by walls and one door) and the main house will be consistently occupied by people and a dog.

I’m currently working with a property mgmt company, turning it into a Mid-Term Rental. I like the security blanket of access to vendors/contractors; also creating the lease. Any helpful feedback for this?

Do you have any tips on how to gain access to credible vendors? We may be looking to do what you’re doing, by Xing out the property mgmt companies - we have less than 10 doors at the moment…
@@brooke6041 Well, I don't actually plan on having more than 6-7 properties. I only want as many as I need to support me in retirement and I think I don't need that many to do it. So, I think that is definitely a huge part of it- we plan on staying a small operation. Second, I just find a lot of my consulting clients reach out/have issues/can't get rented, etc. when they have property management. It's like they have another layer of work without any benefit to them. I'm sure there are some great PMs out there but given the nature of my practice, I mostly hear about people really unhappy with their Property Management. (To be fair, it's a tough job.)
With ring cameras I am annoyed how often i have to go recharge the battery. Any good ideas/tips on this? I know there are solarpanels to charge but that is also messy IMO
Thank you for the comment. No ideas on this. It's also an issue with smartlocks. Until the technology/batteries improve, this is something we just need to be mindful of.
I wouldn't overthink this or outsource this job. Maybe make a note to check on it every month/the app shares this info. This isn't an emergency item, but it is a good to have item. Smartlocks present a similar problem, and you just have to find your own system to manage it.
