Do you think midterm rentals are going to be the future? If no, why not?
Yes, but only the ones that stand out well with great furnishings, location, communication/service. Kind of like real estate in general :). Thank you for the video, Erin
Full disclosure, I am in FL markets and many people come for vacation here, return to seek a place to live. I wish someone would lock the door... way too crowded here now! but really, I've had travelers of all sorts, just no health care related stays; maybe they are self selecting out (the rent is avg. but not high. )
great and helpful !
Thanks!!
very helpful video.
Thank you. Glad to hear that.
Hi Erin, do you have a recommendation for a real estate photographer for Denver? Really love your videos. Thank you!!! 🙂
I do. He's awesome. Email me and I'll do an introduction! erin@erinandjamesrealestate.com
Thank you for this video! It was very helpful on how to process and think through preparing a midterm rental space.
What I'd be curious to know is the process of finding a house or condo or other type of real estate property to host a midterm rental in. Do you have any videos or suggestions on that part of the process?
@lydiae.5987 - Thank you for the kind words.
I don't have a straight answer for this because... I think MTRs do better when they are smaller (3/2s or smaller, condos, etc.) but I think as a real estate investor, appreciation is what makes you the bulk of your money. In that case, bigger is better.
If it is your first buy though and you are interested in an MTR- I'd go small and in a condo or HOA with an excellent walk score and good amenities. That type of property will rent all day.
@@realestate_consulting thank you so much, Erin!!
Atlantic beach Florida has a minimum of 90 days
Thank you for the info. I'll add it to my list.
Something about that dog park just seems artificial 😂
LOL. Don't look too closely at the pizza photo either.
If you say anything about walking being in walking distance you can be sued for discrimination by people who can’t walk
I understand your concern, but I'm not sure if that's true. Do you have a source that says that?
Jesse Vazques focus on traveling nurses and insurance co. Bad mistake. He is overhyped. His platform no longer works.
Yes, I disagree with his approach to midterm rentals. That said, smart people can have different philosophies on how to get somewhere. I think I'm right, but I always think I'm right. :)
Nose rings distract from content. They're just weird.
I am sure this comes from the right place, but I'm not sure commenting on other people's appearance is appropriate. Further, you could listen rather than watch if you find it to be that distracting.
