How would you run rental comps if you live in a small city, but it’s centrally located between lots of hospitals ? I would greatly appreciate some feedback. Thank you!
Look at the average in income of airbnbs, use *mashvisor airdina* furnished finder* pick 3 STR comps that are same and sim, add a 15 percent decrease in variance. Example 1k average str market, add the 15 percent decrease - $850

quesiton.. how did you know there is 40k searches in that market? if you are measuring supply and demand. how do you pull those numbers in a specific market? thank you
Not entirely sure about the monthly budget avg. 2500/mo; Maybe because the property I manage is in FL, but the med.staff who are seeking housing here, are mostly looking under 1600./mo, and only more if they bring a partner and don't want to spend for screening them or the pet. FF may not be the best. One person's experience,

It really depends on the size of place. I think you could achieve that easily with a one bedroom condo or small two bedroom.
