  • Every home buyer need to know the fair market value of the flat they are planning to buy. In this video, I have explained how to calculate fair price of a flat before buying. I have shared two flat valuation methods - fair market price valuation and rental yield method to calculate a new flat valuation and a resale flat valuation.     Low-low quadrant is also sometimes a better option if you think that the major issues applicable for low are temporary and will be recovered with time. Example - register banned by authority due to dues pending from builder and it's not disputed.

    Alien space station in Hyderabad. Location is good. Market area good road and near to IT sectors.
    Beautiful and smart homes but the issue is with the builder. The project is continuing for last 10 years and still its not completed. After covid it got the funds and work is going on with a good pace but still it will take another 3-4 years to fully functional.
    Out of 13 towers 2 towers are completed and people are living there. Other 8 towers the structure is completed.
    Because of the beauty of this home i am still considering the flat to buy. We got a resale property of 2150 sqft with interior ( average interior, we need to upgrade it if we move in) the owner is quoting 1.55 cr. Slightly negotiable.
    He is getting rental of 40k per month. No maintenance charge right now because no amenities are available other than parking.
    The area is going to be very prime location as opposite to the road MY HOME builder and rajapushpa builders are building luxury homes which is not affordable for us.
    Should we buy it ? 🥺🥺 I like the property but tense about its bad reviews. Pls suggest.

    What if the builders have inflated the price themselves by creating hype of the projects in the area?
    In such case rental yield/per sqft comparison would roughly produce the same result and hence buyer will think the price as fair price.
    I think there should be some method to detect if the price has been hiked by hype or genuinely it's going up and still properties are in demand and so a better buy decision can be made

    I am looking to buy a 2bhk flat in a 24 year old Apartment. The location is good and rental yield is 4.5%. Except child play area, there are no amenities. Also this flat has no parking. So please help me to take a decision.

    Better to buy resale flat where u r assured possession. Also resale flat usually owner will leave furniture, fixtures, fans, cupboards etc. New house u have to buy fans make cupboards hire contractor, carpenter etc.

      kuch nahi chodte.. furniture fixture? Nothing is left nowadays and if fixed shelfes or kitchen trolleys etc is given they add charges in the price. Nobody is daani nowadays 😂

    2 BHK flat 25 year old not children garden no amenity. With Furniture 2 bed cupboard moduler kitchen. Resale price 25 lack in vapi .buy or not please help me to decision

    आजकल बिल्डिंग का लाईफ 30/35 साल तक ही होता है, इसलीये रिसेल प्रॉपर्टी खरिदनेके समय कमसे कम 35/40 % तक डिस्काउंट मे बाय करना चाहीये

      True value of house/flat is on rent base if high rent is there means price of flat is high and if it selling lower than that it has space for appreciation and rental yield is 3%

      Not true anymore. MIVAN is simply a building made of full concrete walls and slab.
      Therefore the life is minimum 70 years for MIVAN.
