For many platinum token holder - commitment price and launch price has 6-10L off difference.
Many have booked due to FOMO in real estate.
Same happened with people who booked in c wing.
austin lush didnt launch tower C . Their tokens are cancelled by builder. I dont know why builders are providing fake commitment also they get away with it.
Legally now pre-launch and token all the activity should be stopped and transparent system needs to be created.
In Current process builder has upper hand. As the demands are high they are charging premium rates hiding many details.
Consumer has too suffer.
Only one solution - stop creating the demand as mentioned in the video.
Buyers has to understand...its not only builders fault...buyers should not buy pre booking and completely under construction properties in greed of few discounts or offers

Prelaunch ki price bhi launch ke price mai hi bechi jati hai fir bhi log lelete hai jinke pas paisa hai unko kuchh farak nahi padta but hum jaise logon ko prices budne ke vajah se aur extend karna padta hai... Lauch ke time kam hone ke vajah se buider price bada deta hai aur hume lagta hai hume benefits mila... Prelaunch mai koi clearity nahi milti. Kuch logon ke vajah se hume bhi prelaunch mai lena hi bhehatar lagne lagta hai bcaz vahi property lauch ke bad lenge to 2-3 lacks bad jate hai aur hume jo flat chahiye vah nahi milta.... Pune west mai to is vajah se mujaran prelaunch ka hi sochna pad raha hai. Sab log prelaunch mai book na karte huye lauch mai book karenge to usme buyers kahi fayda hai sab clearity bhi mil jayegi.

I want to ask the status about the road connecting Ganga Arcadia and Nyati Elysia. There are many theories like people first accepted builder's offer but later denied demanding more. Can you please let us know the actual issue? Is it really going to be built or it's just a gimmick from builder? This road has enormous capacity to be one of the most important connecting road.

Wanted to know how is flats sizing calculated while making agreement to sale for an under construction property?
As in if the flat is 675sq feet carpet area then how much area (size) should be mention in your agreement to sale ? Also why is it mentioned in square meters and not square feet ? I am confused here please help ?

Question: In the agreement, draft developer mentioned covered parking will be allotted on a first come first serve basis. So in this case at the time of the agreement, we need to take any letter from the developer about covered parking. verbally they are saying u will get covered parking because before u only 20 agreements are executed and the total parking available is 50.

Sir, can you make a detailed video on societies in a project. Like how it is formed? Who can be members? How members are elected? What is its responsibility/power? How often members can change? If a project has delivered some towers, society will be there, but if some new towers are added in the same project, will the new owners will be part of same society or it'll be different? I have a query regarding RERA complaint. My builder has delayed possession for more than 4 years now and we raised a RERA complaint around 1 year back. RERA gave decision in our favor and asked builder to give us possession as per agreed timeline as well as compensation. But builder has violated RERA order as well. Our advocate is now suggesting to go for RERA execution. Can you guide please what should we do in this situation as there are around 150 buyers stuck in this project from last many years.

Kohinoor builder is doing malpractice. I have seen sample flat and site before there was RERA. I have seen site and floor plans. Attended grand launches 9 days back and as far as I know, they still don't have RERA till date.

This was the same story of Puravankara Silver Sands Keshav Nagar Pune. Launched in 2016 but Flat Owners are still waiting for possession which is a nightmare for Flat owners.

don't trust, avoid. Buy only based you see currently, nobody can predict what will happen in future.

very very compact and bad floor plan.. Dont expect internal roads soon, buy if you are ok with current situation. Wait for possession, you will get at good price during possession as there is going to be over supply in that area in 2025

Today I was in the sales office of Prvankara and I asked about the 3-year delay and the number of litigations on them. The sales head shows me out of the office. Why should the sales manager be arrogant and resistant to answering these queries?

For me, I lived in Laxmi Chawk, what I experienced is due to gram panchayat, there is everyday random electricity cut, when I asked locals, they said, it's normal. 4-5 hours daily from 9AM to 3-4PM. Previously I was living at Dange Chawk, which comes under PCMC, it never had an issue with water and electricity.
As per locals, they will never allow PCMC to acquire their grampanchayat.
