i'm stating here now that this property inflation will definitely pop. More and more diasporans' are finding cost of living rising and would not see it as a good investment to pay for land that could easily be under litigation for years and years and also land guards coming to force monies from people and poor infrastructure everywhere. I am one who has reconsidered about buying land in Ghana because i can see things are well over priced with little guarantees for me that any investment i make would be safe and i have seen that the courts do not work as i would expect so I'm out..
Regarding the pricing. Yes, those expensive properties are in the city center of Accra. But when you look closer, ask who buy/rent them. Average foreign citizen witll rather prefer to buy out of Accra. With the same USD500,000. One can buy acres somewhere else, build house. When you go to mostly East Legon, most of those big houses are empty. Two years that I have been travelling there , same houses still empty. And Average Ghanaian cant afford them.
You don’t say in Ghana (as a whole) but you should’ve said some places, eg: Cities, towns and villages and regions as prices vary from each region, city, town and village!
I think you're right. You are already seeing folks look to South Africa as the land buying process is more similar to the west... Straightforward and not likely to be scammed. Good prices along with modern infrastructure is already developed. The problem is South Africa has a lot of crime compared to Ghana so it's a pick your poison type of thing.

And if you drive and own a vehicle, you don't need to live close to the airport.
True. But you will stay in longer traffic if you work in town. You will also have to wake up very early to leave home, etc
Bro, how many of the Black American diaspora would have one million dollars to buy land in Ghana? Not many for sure!
That’s true

This is a hard one. I don’t know how.
People will choose another country. You'll out price yourselves.
Why?

Build your house using brick like the houses in England! Problem slove.
That’s also an option
Did you say 40x50=2,000SQM is half plot?
Meant to say 40*5
