I’m very impressed my African brothers & sisters! I want to see African cities looking even better than Europe or America! Keep it going!
That could never happen this location is terrible and has no health and safety standards 90% of this location has no sidewalks and no pavements and open gutters it’s just an area that has a reputation for having the first known fancy houses , if you want to see proper construction and the way road infrastructure should be. Visit Rwanda like I have
@@slaveman2818 if everyone thought like this Africa will never develop! We ALL have to think outside of the box! It must be done NO TURNING BACK! Forward movement my brotha! ✊🏽
Very beautiful and clean. I am from Côte d’Ivoire. I really admire the political stability of Ghana. Stability brings peace , brings international and local investors to invest in the country. God bless Ghana & Africa as whole.
Political stability has been the anchor of peace we are enduring we don't take it for granted we always tank God
This is the Africa we want to see on TV. Thanks bro Ndukwu
This is the Africa that 90% of Africans cannot participate in.
always nice to see the 15%
Are these developments owned by Ghanaians or by European or Asians developers ? Also , I would advise anyone who is interested in buying into these so called "fractionalized " units , to speak to a lawyer who specializes in real estate law .
Yes majority of them belong to Ghanaians

This is beautiful!!! Love seeing African countries prosper!! One day, its my dream to visit Ghana and learn more about the architecture, culture, etc. The future is in Africa!
You're welcome
Wow what a beautiful country! I wanna retire in Ghana one day! Such a forward modern nation beautiful young innovators! 🙏🏽🙏🏽🤞🏽🤞🏽

Ghana has actually been stable for a very long time! I can see how Black Americans would want to move there!
Im working moving to Ghana so I can live a relaxed life.
Thanks for yet another video, I pray this becomes very common in Africa and we need to go abroad except just for visits and occasions
I was in Ghana for the first time this year for a short stay. I was resident at The Pride of the city cantonment. Its was a lovely place but does not come cheap . Accommodation in Ghana is not reasonable
Thank you for being honest. Ghana is not cheap!

Is like that everywhere around the world they are places which don't come cheap cantonment is prime area so don't expect cheap

Yo Steve! Another amazing video. Always top notch. Thanks for this. I think you should allow your tour guide do most of the talking next time. No doubt, real estate is something you're so passionate about but, you learn more when you talk less, bro. She is also gonna feel very important, which in turn will make her very comfortable around you. It really helps. Thank for the inspiring video.✨
you are very right there. He seem impatient sometimes....

With due respect, sir, I digress from your comment. Both of us were not there to ask our questions. The realtors are there to sell. So, I want somebody like Steve whom I trust to ask pertinent questions right there. There's nothing like a kamikaze attack in the business. We are getting there, let’s goo 🥳🇬🇭❤️
But I can take $42k to a Ghanaian bank and use as deposit on a $150k apartment and that's almost 30% deposit and I pay in 20/25yrs to own the apartment whilst using it as Airbnb to pay the monthly mortgage. It makes no sense to spend $42k to own a fraction of an apartment in a complex legal arrangement.
You hit the hammer on the head ! I was just thinking the same exact thing... Only a fool would think that was a smart investment considering the information shared

NICE PROJECTS IN GHANA, KEEP IT DEVTRACO
I realize that it’s a thing in Africa or Ghana to have the laundry in the kitchen right under the counter as if it’s a dishwasher. I personally is not a fan of that built but other than that the houses are really beautiful.

Tenugos, well said that is why pan Africanism is key. It’s not always about the money first but race first.
I also like embassy garden in cantonment
Nice idea, there is something like this here in the UK, mostly holiday timeshare it's called. But the fractional part wasn't explained properly. For how long does the fractional contract last for? Does the house become fully owned after certain years? How many weeks in a year does the part owner use the apartment? Did not tell us the price of the nova apartments.Nice one though. Thank you.
Timeshares never the best idea in my opinion now everyone wants to do time shares in Ghana
Same thing stateside

However, Ghana is amazing and seems to have one of the fastest riding middle class economies.
The country is BANKRUPT.
Vodun is an ancient religion practiced by some 30 million people in the West African nations of Benin, Togo and Ghana. With its countless deities, animal sacrifice and spirit possession, voodoo causes mental illness and contaminates their homes
@@emilystevens6335 what in the hell foes Vodun have to do with the wealthy greed of some corrupt leaders? Everyone does not practice Vodun. Yes some do. But there are simply good people and bad people. From my research Vodun has many positive perspectives, practices, and deep insights and spiritual experiences and connections to African thought concerning the many different African traditions and cultures beliefs. It’s not cool to speak about a African religious faith or practice as Vodun if you know it only from the perspective of say a Holly wood moving or the writings from some European Catholic Church, or ideas about Vodun from some former political aggressive former colonializer.
@@emilystevens6335 If your views on Vodu are not done from aAfrocentric standpoint or approach , you in fact may have a misunderstanding concerning the entire functioning value of a traditional African religion like Vodun. Thank god of war in Vodun or Voduo that help allow the people of Haiti to free themselves from the depts of wretch enslavement from several centuries of hardship.
@@emilystevens6335 does not foes sorry miss spelling!
It sounds like a time share. Which means you never really own it out right! But you only make money if it’s fully rented out. Not sure in this crazy economy.

Build instead pls buy land especially in the Western side where I live called takoradi surrounded by sea harbour and calm
Don't worry, when you get here you will find a lot of problems to solve and that will be your business. Find problems and provide solutions.
I think this is a good idea, But just know that you don't fully own it, it's like you paid 46k usd and you only own the unit. They take your money 💰 and they pay you 12-18% after all fees and also your paying someone else to manage the unit. You keep the profits 12-18% annually and they keep 82-88% of the profits annually. It's a small step, but they get the larger piece of the cake.
Yea it’s a turn off. I would have bought one. But that figures turned me off.
Right. They sell it as “ownership” but it’s more like stock investments, rather than owning outright.
@@AngBQueenAdwoasCloset sometimes I dunno how these people think of us. They wanna be rich with our money smfh.
No, the 12%-18% is the return on your investment (ROI), and not that they split the profit 88/12 with you. In this eg. 12% of 46K is $5,520 after they deduct their management fees let's say 10%. That means the total profit was $6,127.20 and they took 612.72 and you made $5,520 as your net profit, giving you an ROI of 12%/year based on your initial investment of $46,000. Plus you get to use the property a portion of the year per your contract. If you continue to earn 5,520/year you will recoup your investment in 8.3 years. Hope this helps. 12:56
great video mate
This is basically American Timeshares with a little extra flare like furnishings. You never get to own it and I don't think guaranteed 48% income per year is a given.
Africa is the future 💯
Awesome development ❤️
The interior 👌
Carlos Tettey, thank you. Hope is a powerful thing. I promise you, I might bitch and complain but really I have faith that I can do this move to Ghana. My real issues are dealing with my health. I am on a 90 Raw vegan lifestyle diet change to stop possible cancer. am also eating only fruit, veggies , green salad, green smoothie, constant water, in between fasting 24 hours and only eating one meal and a half a day. Trying to drop 75 pounds to reverse diabetes two, and stop the growth of a mass on my cervic area. This is what is trying to stress me out. It’s been only 26 days.I am praying, doing meditation , and trying to do deep breathing and yoga watching the tv shows on the subject. With a disabled slip disc herniated bad back. And nerve damage on my back left leg that forced me to walk with a slight limp. I do not want to feel craving for sugar, chocolate, junk food, pizza, ice cream, soda, chicken wings in barque sauce, popcorn, and strawberry short cake with whip cream. No process food, nothing in a can, bag, box, or frozen. This is the hardest think I had to do in my life. No sugar, no salt or at least nothing over 2 grams. I am struggling with , with draws, and not just changing taste buds. But also learning desperately how to prep, cook with herbs, and natural 15 different greens daily While at the same time trying to forgive out how to flip my house because as a disabled person I can’t work. I am spiritually handling my own mental health by using Maat psychology.. So many of my friends have die including family members. Maybe over 23 people in the last 15 years. 7 cousins have breast cancer. My mom and dad both die of cancer. And diabetes is killer off so many church member neighbors and friends. No one said this journey will be easy. My man refuses to change. He drinks 6 colt 45 beers every weekend, smokes a pack of newports every 4 days or so. Does also a little weed. Will not become a vegetarian nor become a vegan, nor become a Pan African thinker, nor read or study and do any kind of research. Nor, move to Ghana or start a business. So I am doing this all on my own.
May God help you for your wishes to come true 🙏
God help you ,keep praying🙏
You are already a fighter Twana. Don't give up since quiters don't win.
Try Dr. Eric Berg on UA-cam or pay him a visit in Virginia. It might not cost you more than the flight ticket. May the elements bless your efforts
Ixxiw if it was $46,000 I would jump on it fast. Even take a loan against my property. But I think the price went from $46,000 to $115,000 to $ 228,000. This is out of reach for myself.
It's a timeshare, where you are allocated about 3-4 weeks stay per a year and they rent to people 47-48 weeks out of the year. No good financial advisor will advise you on timeshare. They are not worth the investment. The developer gains the most.
You are absolutely right. I wouldn't no put a penny in such an investment.
Yes this is very true. Calling it a buy fraction is a slick marketing move it’s a time share bottom line. And the price is not $46,000. That was a lore come on price. Why is it no one seems to want to do honest business practices?
Sad!
@@twanacisse3950 You are absolutely right. They couldn't try such fraudulent business practice in any western country.

The next place for growth is Nigeria, but they will need to raise payment for security services and hire external agencies to fight corruption. For example; security firm from Ghana or black American owned to minimise corruption. Just an example.
Build people's trust, build some government homes for low income earners and depending on location, hence some of the poorest can manage.
The intention is to minimize homelessness.
Make some arrangement with company's or private sectors build homes while drilling. No one person should benefit from the resources. By extension get people to invest, no matter how poor they are through trusted sources and correct documentation.
You must be out of your mind for saying what you just said. Talking about the next place of growth is Nigeria, when we are already way developed than your country. When I say you lots are some of the most deluded fellows we have in Africa, people will say Nigerians have started again. Fun facts, some of the real estate in Nigeria are run and owned by Nigerians. And if anyone want to dispute the fact I just stated, I will gladly provide them with sources.

In the US we call this a timeshare. Fractional shares of property. I guess it's better than not owning property at all. I just don't understand the pricing. 42,000 United States Dollar equals
378,463.26 Ghanaian Cedis. How are locals ever going to own realestate? Anyways, I guess for someone like myself who is a US citizen this may be an option. It still seems EXTREMELY overpriced based on the local exchange rate. 🤷🏿♂️
This real estate is owned by local Ghanaian, and there are people in Ghana who are well off than most Americans.
@@kofisam4106 Agreed, that doesn't change the fact that the average medium income is 256,232 Ghana cedi per year or 28,435 USD if my math is correct.
Is that accurate data? If so, then that is a large disparity. Since The year of return was marketed to Diasporans, we don't want to be taken advantage of. As for BABYLON'S 🇬🇧 🇺🇸 🇲🇫 conditions, I am well aware, Thank you.
Don’t forget the location of the property contributes to the overall cost
@@StevenNdukwu As an African American of West Indian descent I've been thinking about retirement on the continent for the past few years. The crime rate in America along with the liberal agnostic, non-binary agenda is suffocating. Hopefully the African leadership understands that with the US pledge of $55 Billion comes an agenda to redirect the existing narrative towards Western values. If a bridge between the diasporan and locals is to be accomplished, affordable housing is key. The alternative is Westerners, Chinese, Lebanese etc. Who will economically colonize the urban areas.
@@Deeplyrooted73 the data is not entirely accurate, because it captures only public sector workers and middle level workers income earners. This group of people, although they work at formal sector, they are also the least payed workers in Ghana, however they are also the minority in Ghana, and their data cannot reflect the average income of Ghanaians. In fact, those in the informal sector are earning more than those in the formal sector. The market women and some artisan are making more than 28,435 within three months. The problem in Ghana is, most of this workers are not captured in government records, some don’t even pay tax. If the government digitalised the economy, and also make sure that, those in the informal sector are captured in their data, they would realize that, the average minimum income is more than what they captured in their records... moreover, these houses were purposely built for the rich, the investors target are the upper class citizens and rich diasporans, but if you want affordable housing for the average earners, the government of Ghana is building low cost houses for teachers and other public servants, there’s also affordable housing built for middle class people.
Great 👍🇬🇭
