$1M/Year with 9 Rental Properties by Cracking the Travel Nurse Code

  • You don’t need a hundred rental properties to make a million dollars a year. You can do it with less than ten properties. Sounds insane, right? If so, tune in to hear Jesse Vasquez’s story as he breaks down exactly how he built a seven-figure income stream with fewer rental properties than most medium-sized landlords. He even gives an example of how just two of his rental properties are cash-flowing enough to replace a six-figure salary. So what is he doing differently from the rest?
After escaping the “golden handcuffs” of a six-figure healthcare sales job, Jesse knew he couldn’t ever return to the corporate work environment again. He loved the paycheck but was paralyzed by the work and needed an escape that could help him build wealth without sucking his soul. After sparking up a conversation with a traveling nurse, he realized there was an unfilled niche in the medium-term rental space, one that traveling professionals would pay handsomely for.
From working in healthcare, Jesse has been able to pinpoint exactly what makes a high-cash flow medium-term rental, which amenities can dramatically increase your rent price, and how to make six figures in cash flow with just a few properties. This deep dive will give you EVERYTHING you need to know before you buy a medium-term rental, how to achieve a near-zero vacancy rate, and the most lucrative way to find tenants that will net you five times higher rent than a regular long-term tenant.

I’m a travel nurse and the main barrier of traveling is finding housing! I would much prefer a house with more space, appliances, a VEHICLE, etc., over a hotel!Jesse has provided relief for health care professionals, in a savy way might I add, while making his pockets bigger! So brilliant. 🥳

Hey diamond! Thank you so much for what you do! Being a healthcare condition is now easy task, so kudos to you in the time energy to help other people in need.
But as you mentioned before, there are so many clinicians, have a hard time finding housing especially if it’s a nice clean comfortable home that is safe. My business model is all about accommodating folks just like yourself, but also accommodating the agencies.
Thank you for the kind words and again for what you do for the communities you serve !

Hi Diamond, when you say you want more space is it also privacy, do you prefer a house to yourself with two bedrooms or do you mind sharing a large house with other travel professionals? Looking to get into the space Also myself.

Great insight! Our first STR is ready to go and I'm thinking of hitting up recruiters and construction companies with all the construction/growth in our area instead as customers. Loved this info and the extra care towards those utilizing your properties.

Host of Furnished Finder’s podcast, “The Landlord Diaries” here. On point as always Jesse! I like the meat of the episode starting at 18 minutes. We hear blackout curtains all the time on our show but I like the added recommendation for box fans as a noise barrier for medical professionals that sleep during the day. Nice work David and Rob! Kiyosaki's books are tailored for the absolute beginner. Giving you a different perspective on money is the goal - they aren't a path to wealth, so much as a springboard to change your frame of reference.
Basically, he tries to emulate what wealthy parents teach their children from a young age. It reminds me of the Rosetta Stone approach to language - it's almost tailored for children, which can be a little cumbersome for adults.
Still, his books are a great first step.

We had a beautifully done 3 bed home within 2 blocks of the hospital in the capitol city of our state. I had several traveling nurses interested but the problem was they wanted a fully furnished home including all utilities for the same price as they could find a vacant home with no utilities. (I manage both types) . And they wanted to bring their animals which lay all over the furniture and stink up the linens. I only had one traveling nurse (no animals, no relatives, no smoking) who did great for her 3 month contract. I dropped the price for her by 25% but charged a refundable security deposit. At the end, she left the property just like she found it and recieved her entire security deposit back. It was more than she wanted to spend, it was less than I could have gotten so we both gave a little.

Hoa can be tricky, as many require six months minimum lease terms. But there are still folks who are doing extremely well and the space, in fact, some operators, target hoa’s that have 30 day min requirements. Just make sure to look into the bylaws that specific housing association.

Amazing episode! Wanted to share one piece of feedback - I would LOVE if you brought back the Deal Deep Dive. We learn a lot about general concepts with these amazing guests but going through a specific deal always helped me understand how things actually play out on a case by case basis. Would love to see that segment come back! Thanks for all you guys do

Jesse, so if I use this method doing rental arbitrage for mtr, the agency's will pay for the deposits, Like first months rent?

    • @JesseVasquezAirVenture
      @JesseVasquezAirVenture Рік тому +1

You have to pay it but if you land contracts they’ll cover more than enough to cashflow Yes you can rental arbitrage as well, in fact if I was starting today I would arbitrage.

I was getting frustrated until the 18 minute mark because I felt he was avoiding the question about the structure of his business. Thank you Rob for reframing the question multiple times until you flushed out the answers I desperately wanted to hear! Great question Dave on whether this was one person to a house or multiple clinicians in a home

This is all insanely good knowledge about MTR / travelling nurses, but I want everyone to remember the core backbone of why we're all here: You need to find some good real estate first! These are 2nd or 3rd homes we're talking about purchasing and for new folks like me who has a SFH in Riverside, CA, buying a 2nd home is a tough one! Are there any lucrative ways to purchase a home WITH the agencies and them KNOWING it's going to be used as a MTR for travellers? I do need help in the core biggerpockets podcasts in purchasing a home creatively! This market is so high atm!

    Hello Bigger Pockets/David Greene!
is it possible for me to get an FHA Loan if I already have a conventional home on an investment property?
I put 20% down on my first property but I still don't own a home as a first time home buyer. Does anyone knows how this works?
Also how can I show a low DTI if I bought the property on the same year I'm trying to get an FHA loan on a home. My goal is to be able to house hack on my second property.
    Thank you in advance!
