The reason why I subscribe to your channel for the past couple of years ago is that, you inspire me and the next generation particularly the younger generation is that you can make it in Africa, also your hard working and honesty. 👑
This is my first time seeing your channel, and I think you are very good at real estate presentations. I am from the Netherlands, and I am in love with Ghana. I have lost friends from Ghana here in the Netherlands. Ghanaian people are very hard-working people; they deserve much respect. But I have to say, the prices of real estate in Ghana are beyond what you are really getting for the money. When looking from above in your aerial drone shot, I saw very beautiful villas with nice gardens. I think those are privately built but are very stunning. $500K in Africa, and you do not even have a garden around your house for children to play, a family reunion, a barbecue, or a swimming pool. Is the building earthquake-proof? no garden Car garages are missing. Ventilation units should be set at a higher level, either on that level or on the rooftop; children can break this easily when playing. Security and maiden rooms are missing. The materials used are of very low quality, as I can see from the glasses use and protection. Many things are missing that clients might be interested in for this kind of price. and as a professional investor in real estates, I can see that the quality of the material used is not yet at a top-notch level. This is a brick-layed house, not professional concrete built in from the factory. I think these developers forget the big picture when they want to attract the diaspora to come and invest in Ghana or elsewhere in Africa. These are things to consider, but not a get-rich-quick thing. Especially when you are dealing with investors. I think prices have to be regulated by the government. The house is way overpriced. I am seeing same problems around Africa. I think the best place at this moment in Africa for real estates investors would be Kenya. Perfect place for investors more advanced in real estates, and prices are acceptable. Not to knock Ghana off, but I think Ghana is also on the rise. Keep more videos coming up. I am just giving my honest opinion. One love, brother.
You made a Dutch analysis, I'm Italian and I don't think like you, I find the houses well built and with excellent materials.....forget the Dutch standards are useless here in the heat.
@@costantinodigiorno1428Very true. Considering the climate would be a very important factor for building and in this case, we know there are completely different climates in Netherlands and Ghana. Nonetheless I think most of the things he said although based on Dutch standards are important when it comes to building in general.
You did an excellent presentation of this property, well done!! As for the house, it should be on 100' x 80' plot...50' x 80' is too small. There is not a single blade of grass on the property and it is too close to the neighbors house, due to the small plot size...Other than that, the house is nice and I love the interior doors.
Bro i live overseas and after watching this video you have indeed encouraged me. I love the house Jesu😍😍😍 The interior is absolutely beautiful. Thank you for putting smile 😄 on my face this morning 04/02/2024.
Greetings from the US! Very nice. I wouldn't want to live that close to neighbors but this is very nice! I want to have a home like this built somewhere in Africa.
Hello Sir Option A The entire living room space is 7.25x6.25m Open plan layout with dining 200mm elevated. Arranged like this. Main lounge 6.25x4.2m. Additional lounge or VIP section 3x2.75m. I’ll definitely get in touch with you when I’m in Ghana, before then can you help me buy a litigation free land, 100 by 70, and do the fence wall and the gate for me?
@@BaruksProperties_Ghana Safety concerns throughout. Dangerous pool area, too much glass, stairs are not child friendly, and the outside area has so many exposed cables even he almost tripped on one. No area for a child to play there.
Here’s an estimated percentage breakdown of Black Americans by income categories, from low to high: 1. **Low-Income Bracket** (Less than $30,000/year): - **About 30-35%** of Black Americans fall into this category. This group includes those living below or near the poverty line. 2. **Lower-Middle Income Bracket** ($30,000 to $49,999/year): - **Approximately 25-30%** of Black Americans are in this range, which includes households earning around the median income. 3. **Middle Income Bracket** ($50,000 to $74,999/year): - **Roughly 20-25%** of Black Americans fall into this middle-income category. These households earn slightly above the median income but below the upper-middle class. 4. **Upper-Middle Income Bracket** ($75,000 to $99,999/year): - **Around 10-12%** of Black Americans are in this upper-middle-income bracket. 5. **High-Income Bracket** ($100,000 to $199,999/year): - **Approximately 8-10%** of Black Americans are in this high-income category. 6. **Top 10% Income Earners** ($200,000 and above/year): - **Around 3%** of Black Americans are in the top 10% of income earners. 7. **Top 1% Income Earners** (Several hundred thousand dollars/year or more): - **Less than 1%** of Black Americans are in this top 1% of earners. These percentages provide a general view of income distribution among Black Americans, highlighting economic disparities both within the community and compared to the broader U.S. population. This information is AI generated information so if any African country wants the diaspora from the United States to come back home then these house prices need to seriously be decreased for Back Americans to be able to afford a house in Africa because let's be realistic us Black Americans can barely afford to buy a house at 200k USD never mind a house at 400k USD
Realtors, could you please tell developers to allow for some greenery in Ghana houses. All these new houses looking like mausoleums

Government has no place in regulating house prices, as an American that sounds ridiculous
Much love from the states. I dream of going back to the land of my ancestors one day.
Good idea. Shouldn't waste no time at all.

Every house I see usually have 10ft walls with electric barbed wire on top... I'm good bro.
I’ll definitely get in touch with you when I’m in Ghana, before then can you help me buy a litigation free land, 100 by 70, and do the fence wall and the gate for me?
Ok sure… we’ll be on standby
HOUSE IS BEAUTIFUL
Nice but too much glass. No place to plant a tree or have a flower garden. Such a big home with wardrobe instead of walk-in closets.
Omg! This is beautiful. I need to move there.
What’s the dimensions of the main entrance door please?
You did not mention the price
Hmm…. Beautiful house though totally not children friendly
What do you mean by children friendly?
