This property looks like a place we’re it was once a business she said don’t worry about what the outside looks like. That is a commercial building and it was renovated into a house.
As always great presentation. Great house, great location, but I have to disagree on the quality of some the kitchen appliances. Electrolux & Ariston are certainly not top end brands. And for a $3m house, I’d expect a fully complete Miele appliance package. The developers have scrimped on that. Some of the design choices (such as the colour choice of the floor in the living areas) are a mistake in my opinion. Design choices are so important at this price point. Finally I’d feel that with the amount of building work that will be going on around the property in the future. The view and the aesthetics of the building and occupiers peace of mind may be compromised.
Forget Miele I would expect Gaggenau if you are a seasoned cook or have a private chef or Subzero and Wolf for the best! Talking eye level appliances only.
This house is absolutely gorgeous. Although, I've never understood placing laundry washing machines in kitchens🤔 I know apartments are designed this way also in Germany but to me it really doesn't make sense for large houses with so much space. There's a possibility water could overflow due to so much detergent getting placed🤷♂️ Also, it's a bit surprising this mansion doesn't have a gym. Besides the two, this house is top-notch especially the attention to details 👌
@shieldedAura, Access to clean water is a major issue in Lagos, and Nigeria. Knowing Lagos very well, a potential buyer would definitely want to know if the water is good. Details!
The marbles, the doors, the architectural design, omg this is gorgeous. The architect had 800sqm to play with and he/she did not disappoint. Kudos to the architect.
Thank you for making use of business and private lives opportunities. God bless, everything is possible when you are focused, determined, hardworking and disciplined.
It probably wasn’t even designed by an architect. Looks like the builder copied an already existing plan. My 8yr old thinks it is overpriced. She’s not impressed. I will suggest that, for $3m, the builder should invest in staging the house. Potential buyers need to see it in all of its glory. Nobody has time to be imagining what it will look like when decorated.
For such an expensive building, you think it is finding an architect that will be a problem to the owner? And what does your 8 year old know about buildings or money to be impressed? she should stick to watching cartoons. Lastly, not all potential buyers will want a fully decorated home, some will buy it as it is and do their own decoration to their taste.
$3M with no garden, no laundry room, one bath tub in the whole house, Quality of the kitchen cabinet is questionable, and terrible brown tiles. Definitely not worth $3M.
@Emmabucks. Exactly, they have no idea regular people would prefer to buy a house they can make money from than investing in a luxurious house they'll still spend money maintening. I don't think they do proper research. They want to be Dubai when they are not. This house would have been worth half the price if it was a commercial office. I'm Confident that is MY Ceramic Bathtub in the Master Bathroom. 😍😍 I know you're not the Builder, but a $3 Million beautiful, huge, luxurious mansion can afford at least 3 Bathtubs. They would make your job much sweeter to make at least 1 Bathtub standard in more modest homes like in Ajah & Ikota. It's at least 3 Bathtubs is sensible & Well Planned in a home such as this. The house is good but fences are not always about security they are more about privacy. If someone is like me, the fact that this house is fenceless ruins everything
I bet you can't live in the UK then. Many Nigerians in the diaspora brought this idea of low fence. I'm sure you see the typical Nigerian duplex in Nollywood movies with high fence like fort Knox. There are over 60 estates on the Island, you can go for high fence buildings. This estate is still fairly new and under developed.
@Nardi Free. To be more sincere, many Nigerians prefer the high fence more because of security not for privacy. High fences cover the beauty of the house and the privacy is more indoor except for the pool area which can be taken care of somehow. the house is beautiful and so is the presentation. My only issue is that it is over-priced
If you buy this home for 3 Million Dollars it is not an investment at all as you would lose a lot on resale value. People might say Real Estate is an investment, property value goes up blah blah..But if we’re being practical and logical and sensible, this home in particular with the sale price in 3 Million of a foreign currency (Dollars) in Nigeria, it’ll def depreciate and you’d never be able to resell this house for anything close to $3M. Lemme explain, being in Nigeria and the conversion rate, Dollar to Naira, $3M is a huge sum of money for what this house is, it’s not even a Castle, not even a Huge Mansion, compared to what $3M can actually build (if you were just an individual looking to build a home and not a property developer or business man looking to make unrealistic profit) the real estate itself in terms of space on the exterior for the money is not worth the price tag. If it were a $3M house in the USA that would be justifiable, because that’s their currency, but Nigeria is a different country and conversion rates affect transactions like this and with the economy of Nigeria in this state if this house is sold for $3M dollars, it would take a huge hit in depreciation in the future if it has to be resold. Wouldn’t even sell for close to $3M.

Who are those that can afford that in Nigeria? Even people in the diaspora will prefer to buy house in diaspora because they pay over a longer period of time say like between 15-30 years. Why are real estate stakeholders in Nigeria so dis-illusioned or is this some sort of scam like most people are saying?

The issue I have with her house tours is that the houses don't have any staging. You just see empty spaces. Staging gives the house life! And the houses aren't worth the price. This one inclusive🙂

@@pakicassava nope, $600k...
It's located in Shoreline Estate, Ikoyi, and land there sells for about ₦300,000 per sqm, and this is an 800sqm lot.
That is, 300,000 x 800 = 240,000,000 (₦240M)
@ ₦400 / $1
240m ÷ 400 = 600k
Therefore, cost of land = $600,000 USD.
Lol.🙈🤓🙈

@@tsemayekekema2918 it's so much of a lugubrious reality. Only Nigerians can suffer through such cataclysmic levels of inflation and adjust to it.
The inflation has caught up with eeeeevery single thing in the country... Cost of land inclusive.
Recent surveys shows that cost of land in Shoreline Estate now sells @₦600k per sqm. It's indeed amazingly terrible... And it sadly won't get any better... Not in any foreseeable future... So we only keep bracing up for further impact as it sort of affects us all... Home and abroad.

Besides the two, this house is top-notch especially the attention to details 👌
i can’t believe she mentioned there’s clean water running for a $3m home

I guess clean water is orishirishi in Nigeria 😂🤣🤣
@shieldedAura, Access to clean water is a major issue in Lagos, and Nigeria. Knowing Lagos very well, a potential buyer would definitely want to know if the water is good. Details!

Exactly.. I wonder why most Real Estate Agencies in Nigeria don't stage their houses.

@Emmabucks. Exactly, they have no idea regular people would prefer to buy a house they can make money from than investing in a luxurious house they'll still spend money maintening. I don't think they do proper research. They want to be Dubai when they are not. This house would have been worth half the price if it was a commercial office. Eden Oasis, please take constructive criticism seriously
Due to ridiculous cost of land per sqm, we would always gripe about Nigerian Mansions lacking ample greenery.
However, this is about the very best new property I've seen in the Nigerian real estate market space... And those views are really better than what the average Ikoyi mansion enjoys.

It's not perfect but the best house you have shown so far
Beautiful natural light let in. Love it
This is splendid 👌

In the light of global warming and climate change, I would like to know, how much of the building and interior decor content is/was local, that is made in Nigeria? Was it the marble, granite or porcelain tiles? I think this information is very important to knowledgeable discerning buyers, who are not necessarily enamoured by foreign names, except, in electrical appliances.

Nice house....... but i have a question if you spent $3M in USA or UK for a property you would get alot more...in terms of security, services and local social amenities.... so the pricing doesn't make sense as all you get is a house... Nigerians really need to ask for alot more if they are going to spend this sort of money.
