    Many years ago we purchased a Pulte home in Texas, and yes, there were some issues with it. We were living in a rental while they were building it and went to the house to inspect it everyday. If something did not seem to be right, we called the builder's office and discussed it. I think this is why we had very few issues with the final product. It was the most efficient home we have ever lived in utilizing around 98% of the space. We did have a significant problem with the kitchen windows leaking when it rained. The contractor attempted twice to fix it, the builder himself tried to fix it, and finally my husband fixed it. It had something to do with the way the bricklayers had laid the bricks and the flashing around the windows. Ultimately, it was corrected, but it should not have happened in the first place. We did have beautiful crown molding, two banks of front bay windows, and soaring ceilings. Over all we were very happy in the house and the builder. I am just including this in the discussion because I want people to know my experience. Like this guy says, get your own independent inspector and if you are able observe each stage of construction.

    I appreciate people like you keeping them honest. Clients must love you. To be honest, I would walk away from that house. If they can't get the cosmetic stuff done right, I assume hidden stuff isn't right. That overlapping outlet in the kitchen is wild!

    I just purchased Pulte home in middle Tennessee. Luxury Vinyl Flooring all installed 5 star. Upgrade ceramic tile in bathrooms and laundry/mud room with no goofy gaps. Kitchen Granite countertops kitchen island flawless. Quartz bathroom countertops with bottom mounted rectangular sinks perfect. Our home does have led lighting fixtures in all the rooms including closets and it’s excellent lighting for the nine foot ceilings. No exterior flaws as pointed out in this inspection but I’m glad he brought up the chalking. Our home built with Ascend composite siding that has 30 year warranty and it looks great. Was it perfect, no. Garage to home entrance door had a poorly installed door lever and lock, fixed. Two of the windows are hard to open and close. Other minor workmanship issues but nothing even close to this house. My goodness, I laughed when I saw that electrical socket cover mounted in an angle😆. That porch ceiling, what the hell.

    I have friends who think we are “extra” for hiring an inspector. It’s just a trust and verify thing for me. We walk our homes almost daily. I email about everything with pictures of items of concern included throughout the process. Homes are major purchases and I just can’t cough up that much money and not follow the process all the way through. My current home purchase is a PULTE home and everything we brought to their attention has been addressed and corrected. Everything our inspector noted has been addressed and corrected.

    7:20; When the ground is at the top of an outlet it indicates that that particular outlet is switched. I've owned many houses and rentals and that's always the case. That way you can have a floor light turn on when you enter a room and hit the switch. As he pans the room you can see there are no ceiling lights which is often the case.

    👍Great video on inspecting, thanks for posting. If he’s in your area hire him! Don’t get stuck. Our house inspector didn’t even turn on the central heat & air! It needed to be cleaned because workers swept building debris down the floor ducts! Some were actually plugged. Even if you are buying a resale & not brand new, demand a walk through before you sign your papers.

    After the first 13 minutes, I'm not willing to buy this house. I don't want to even think about window and door flashing that isn't visible at this stage. For some curiosity, take a hose and spray water on the exterior above and around some of the windows and see if you see a leak on the inside...that would get potential buyers attention!

      How well was the house constructed materials used, installation of materials. I would not trust it would be done right.

    At 6:01 you have found issues and this is a brand new home. I have notices that since we entered the pandemic house building has gotten crappy and they are charging a ton. I new home should not have this many defects. It’s awesome that you are so thorough and good things for me to keep in mind.

    House is in pretty good shape. Doesn't sound like it from all you are finding. I heard Pulte does shoddy work and doesn't stand behind it. Hope these new home owners got things fixed before they moved in. .

    Do not buy a Pulte home. We bought two years ago and it has been the worst home we have ever lived in. What is shown here is just standard with this company. We are past the one year warranty and our wood floor is staring to delaminate (and they already repaired it while in warranty.)The wood is cracking on the porch. The paint is of the worst quality. Apparently they mix it with some sort of powder to make it go further. The crown molding and base boards are uneven with globs of paint left to,dry in places. The paint job throughout the house is uneven and in places you can see drywall. The list goes on. Just about our entire neighborhood has similar problems with one family expressing there needs to be a class action suit and they are seeking out legal advice . This is a great video that illustrates what you are getting into with this company. Wish I had seen it before we were in it too far with money .

      WOW so sorry. I don't have a Pulte home but dealt with similar issues. These kinds of videos give me ptsd wondering what is going to happen next with my home, it was built in 2019.

    Great information thanks for sharing. Goodness the perimeter of that tile flooring was done in a hurry or in the dark. Johnny Cut-short did it.

    You rated it a 5, but didn't say what your scale was. Is it 1 to 10 or 1 to 5? Without the scale there's no way to know what the five means.

    Our Pulte home was built in 2020, the end product turned out great. I believe the reason was we had a wonderful PM from Pulte who corrected the contractor screw up as the build progressed. I have a background in construction and came down to walk the built with him at major points along the build process. Yes there were issues, most were minor and easily corrected. The issue I have seen after we moved in with Pulte is they couldn’t keep good PM’s on staff. If your thinking of building with anyone, hire a qualified licensed inspector! The cost is well worth it.

    I learned long ago that "contractor grade" is not necessarily an endorsement. I wouldn't bother to make an offer on that house.

    It seems the trend is to do the 3rd party inspection is done only before the end of the first year. Is this really better than doing it BEFORE closing? I'd be curious to know how much Pulte fixed on your suggested list and how much they didn't. Really liked your videos, would love to see more.

    30 year electrical contractor here. There is nothing in the NEC about the ground being up or down. There are good arguments for the groung being up.

    We completely remodeled our Pulte Home in AZ the day after we took possession. Junk craftsmanship is all I can say. Pulte Home Buildiers are the worst.

    I worked in new construction for many years and when someone asked me what builder I would recommend I told them never buy from a National Builder. Pick a small builder that actually works on the house and lives in the neighborhood. National Builders make what I call 2 story double sided.

      Sounds like good advice seems these big builders hit and quit it. All they care about is getting paid and moving on.

    Question to Mr.Melvin are you only authorized to do new home inspections in the state of Georgia or are you licensed to do new home inspections in other states if hired like Huntsville, Alabama?

    Sorry bro but Electricians may position the outlet in an upside-down position so that you can quickly identify the switch-controlled receptacles. That was in the living room so it's not a problem...

      Code in our area does not allow that inverted plug BS, doesn't matter what an electrician wants to do, code is code. That house is a POS and should not be sold.

      @@tugboatgamer8411 Ground up for switched outlets is a standard in many areas, and many electricians prefer installing all outlets ground up.
      If it's legitimately code in your area, that's great, but in most of the US it's up to you.
      Some say ground up is safer, as if anything metal falls down the wall and a plug is loose it will bounce off the ground pin rather than shorting the hot and neutral.

    There is no code for the ground prong to be at the bottom and fixtures and appliances come with plugs that the ground prong is flipped , it’s a personal preference! About half of my appliances the plug is bent over because the ground prong is different the the others so your plug statement is a mute point !

    The outlets that are upside-down are done that way intentionally as they are switched.

    Had to add this after watching the full video. Dude, those are not signs of little things! Those are signs of sub-contractors who don’t care about the quality of their work and who are most likely not very skilled in their trades. They are also signs of Pulte’s Project Managers and Superintendents not caring about the quality of the finished product. You keep on fluffing these things off as little and no big deal shows you are not doing a service to your customer- the home buyer. Didn’t see a level or straight edge or tape measure in your hands! I bet there are walls that are not plumb, floors that are not level, countertops that are not level and rooms that are not square in that house. You said that the washer drain knock-out in the water supply niche needed to be “knocked out” and that was “easy” to do. How much do you want to bet there is no drain assembly connected to where that knock out is. You’ll have the homeowner connect the washer drain to an open wall cavity! Sorry pal, I gotta give you an “F” on this inspection. Also I would advise the homeowner not to take possession of this home, its a nightmare in waiting and once the homeowner is in the home, good luck. Pulte is horrible on their warranty callbacks.

    That is really a screwed new house. From what I can tell these national builders one never knows what they will get from them, because it all depends on the area and who is doing the actual building. Plus they apparently have nobody to check while being built in some places. It does vary a lot across the country.

    I knew Pulte homes were terrible builders since 2003 when I looking for a builder. I ended up using SeaGate homes.

    In the first 3 minutes I saw enough crap construction work done that I wouldn't trust this builder...If you can SEE poor construction that easily imagine what else you can't see..

    This house was built with no morales of craftsmanship this will never fly I would tell them to redo everything. I hope this is not a typical Pulte product , I’m from NY an electrician and been in construction field for 30 plus years and this is horrible What type of contractor would allow their work m look like this. I rate a 2

    I will not purchase a home that was built during and after the Pandemic. Material shortages, labor shortages. Homes were built with cheaper material and the builders they used were cheap laborers.

    Seems to me that Pulte's subs are providing a lot of inferior work. I wonder first and foremost if the major problem isn't with Pulte? The amount of building they do, they should know from past experience which subs are gong to provide quality work and should have eliminated those who will give them a bad name. I've heard that their craftsmanship leaves a lot to be desired. Too bad they don't care enough to provide a quality product. And, as the word gets out, I hope they realize why their sales are down and new builders are replacing them in the field of construction/development.

    3:30 - "I'm going to rec. they pull ALL of the tile up and redo it?" HaHa...the builder is under NO obligation to do ANYTHING a private homes inpsection "recommends". HE would likely "repair" some of the areas and offer some sort of a "discount" (maybe $2,000) to the buyer.thats it.

      My pulte home got a perfect inspection score and had great incentives including 35k in closing/ discounts and a 4.9 percent interest rate. No complaints here

      It really just depends on the actual crew and how much pride they take in their work. I'm in fort worth and everyone seems to be very happy with the quality here
