Zak my man! Thanks for your amazing videos, they helped me go through the steps of buying my first home (new construction!). My home will be ready in May of this year and I am going to refer to these vids as I get closer to move in. Thank you for being so wonderful and helpful.
What a bummer going into buying my first new build home and the builder never let me go onto the property while it was being built and also I had to close before even doing a walk through in the home due to policy
I just did initial walkthrough today. They had multiple people inside painting, tarps on the carpet, paper all over the tile, the master tub wasn't installed, the trim wasn't done, we had cracked tiles, none of the bathrooms had mirrors or medicine cabinets, stucco that needed to be painted, dishwasher not installed, and more. They told us we were not allowed to do a blue tape. We walked away and declined to sign their version of items to complete because the document essentially said we agree to the current condition of everything that is not on the list. We are suppose to close in 7 days
Wow thats a lot. Hopefully it all gets worked out. Ive seen builders accomplish a lot in 7 days but that sounds like a little much. Hopefully it all gets clarified. Be sure you have your third party inspection done as well so you have that documentation
@@zakschmidt-DallasTXrealestate Yes, luckily the inspector goes in on Monday. My real estate agent (who is my mom), said it was the worst walk through she's ever seen. We'll see how this goes I guess.
We had a blue tape walkthrough today with Meritage and luckily had our third party inspection yesterday and brought those items in today. We have holes in our roof, irrigation not working properly and drainage concerns we addressed today with them. Regarding the roof, how do we ensure this is fixed before the final walkthrough? I don't want to take their word for it, nor want pictures for proof but would prefer that after the fix, the roof is re-inspected by professionals w/ their report. Have you had experience with this or what do you recommend to ensure this is fully addressed before close? I feel this tem, along with the others I mentioned, are some that we would not like to sign off on a "we owe you" deal.
Good thing you had the third party done. On the bigger issues I would say ask them if you can have your own inspection done on the roof and other places. You can either bring back your general inspector or see if they will let you get your own roofer on the roof before closing, not to do the work but to just check it. Those types of things are very case by case. I would be firm in your asking but do not be a jerk about it if that makes sense. Continue to share your concerns with the sales rep and the builder. They want the home to close just as much as you do so find the balance of pushing. Worst case scenario you could seek an attorney. They may try and push it to warranty. Wishing you the best of luck, Hopefully it gets resolved before it is time to close>.
Some builders have different policies. They may just want the buyers their so the can focus on whats going on. When that happens here with my clients I just show up at the beginning or end and make an intro duction and respect their wishes. I will also walk a home before hand with a client to make sure they are prepared for their walkthrough if i wont be aprt of it.
Call it whatever you want I suppose. Just know I grew up in a middle class family…. So I know what it means to have a fire alarm chirp and I’m trying my best to be unburdened by what has been 😂😂

Do you know why the builder wont let buyer's agent to come to the blue tape walk through? I dont understand.
