    Disgusting, I've worked for a builder building new homes from the ground up,he was a mate of mine,we both started as carpenters in the early 90's and then he progressed to a builders licence,All the homes were built with pride and quality and full compliance to Australian standards and codes,all contractors were rigorously supervised and strictly inducted on the compliance to codes and standards and quality expected in the workmanship of all works carried out,its the greedy money hungry corrupt builders that find the corrupt certifiers and contractors that result in disgraceful nightmares like this home.

      I'm always amazed at how people can get a job done "cheap" and think it will be ok.
      I mean we're talking homes. So what's an extra $50k or even $100k to get the right people on a million, 2 mill 5 mill property? Never makes sense to me.

      I'm just playing devils advocate here. Of course I wouldn't go the cheapest option but I can see why people do.

      Hi Theo. Not having a go, but want to make a point. You and your mate have been carpenters for 30 years, and how many apprentices have you trained in that time? Ten aprentices between the two of you wouldnt be unreasonable, but I 'd be surprised if you trained more than a few if any. Its the way the industry has gone since the 1980s, too much trouble training apprentices. Thats why we have this current massive skill shortage and poor workmanship in all of the trades. In the past, tradesmen took pride in passing on their excellent skills, like teaching a son, now its all all about time and money.

    My house was built 63 years ago and still going strong. I can tell you one thing, the Australian housing industry is in a race to the bottom. But of course it's nice to see the first year apprentices driving around in brand new Ford Rangers...

      A first year apprentice is on $16/hr. There's no way they're going to be driving a ford ranger.

    That’s what happens when builders sign their own work off. No shits given. The council should be responsible for signing each stage of the build off and if the building doesn’t meet the standard the builder doesn’t get paid it’s simple - New Zealand has been doing this for years hence why the standard of building is better than Australia.

      Yeah, good luck getting the council to do anything outside of trying to come up with new ways to increase your rates. They're nearly as corrupt as these dodgy tradies. We need a new entirely independent government body to oversee all new construction.

    Can you please talk more about the what owners have to go through to get stuff like this fixed and how often do builders refuse to fix defects that would cost them a fortune and need to demolish a large amount of the house to fix? How often does it get messy and end up in court? Love the videos and longer form content .

      Basically the owner is screwed. The builder always denies everything and will say everything has been signed off by the building inspector. Owners are always over a barrel and get fk'd over.

      Legal legislation has been written in conjunction with building groups and is geared to protect commercial interests, not Mums and Dads. Building Surveyors are meant to be part of the quality control, they sign off, issue the certificate of occupancy and they are employed by the builder. They is no real body who fights for the home owner, unless you lawyer up and the legislation doesn’t permit you to claim legal cost, if the builders is found of wrong doing. Australian Standards aren’t even really enforced and most mortgages last 30 years, sadly most houses built today would be stuffed by then.

The loser is the low rent renter 30 years later when the rents are high and the decapitated house is falling apart and the renter has to live in a moldy clammy death trap...quality of life for the citizens thats who pays in the end

    I would love love love! To see the outcome of some of these inspections, what the builder has said or what they have done to rectify the problems, or if the owners end up in court. You know what I mean, like a follow-up. These videos are fantastic you should have a tv show however you will become bigger than tv if you stick to growing your UA-cam. Thanks for your complaint videos I love it. 😊

    Spent my life’s saving and a future of debt to buy a house, to find that there was zero water proofing or water resistant boards underneath. Just tiles spot glued onto a obs board in the bathrooms, on the 2nd floor.
    Realised I can’t do anything about it as they sold the house exactly to the month, 7 years after it was built. (In Victoria, that s the liability limit for builders)
    Now im 40k down fixing all the bathrooms as they grew black mole, floor was getting squishy after a year, and we coulda just fallen through the floor with all the damage if we ignored it a couple more years.
    I mean I am already being stretched on mortgage debt.
    These people really need to be criminally charged for their work endangering people’s lives and lively hoods.( well in the severe cases where their poor build quality could kill someone)
    Or some sorta new rule , like if they never did the job correctly from the beginning they should be liable for it forever. ( not including wear n tear)

      That’s terrible bruh. I’ve heard a lot of stories like that here in Texas too! They build the houses way too fast, poor workmanship, all kinds of problems. You can expect to spend tens of thousands fixing these “new constructions” in just a few years

      There are a couple of options that governments and purchasers could take. One would be to have as a condition of contract of sale that all defects are rectified by the current owner at their expense, prior to the sale going through. The other option is an inspection by an employee of the Crown. All defects to be rectified prior to property being listed for sale. This includes salt damp and termites / white ants.

      Same! I've had a few places (an investments) over my life and it must be heartbreaking for 1st home buyers to get some of the "quality" builds they show. I swear some of the bathroom stuff even U know what's normal and not and I'm not even in the industry...
      Really sad, I hope these customers are Infront on $ prior to handovers for these builders..

    Surely the so called "building inspector" needs to be named and shamed for allowing such obviously dodgy work to be signed off. THey are a disgrace as much as the builder themselves.

      I agree but also it could be an issue with the builder not being able to get the hired contractor to rectify their issue and could be in the process of trying to get things sorted but owner patients have run thin,

    Love your channel. Having seen a few of your videos, a common thread is that the buck stops with the builder. However, I would say that every facet of the a build is complicit for any defects in the final product. This includes the certain tradesman and the surveyors and whoever approves the works. It’s a sad state of affairs that builders can rebirth after declaring bankruptcy, however “tradies” and surveyors do not seem accountable and continue to move onto the next job without repercussions

    Stormwater pits or soakwells are so important for drainage to stop issues with "rising damp" where moisture or water rises up the slab and into the wall. This can cause a range of issues from structural compromise to a health hazard with mould and mildew.

    Can I suggest that there is an award called “SIGS”, Site Inspections Gold Standard. People sit through an exam and submit the last continuous 5 jobs. Should be periodically renewed biannually.

    I sell new homes and I am so glad to see these cowboys get called out. Langdon (fairly certain this home is one) are just that, more concerned about lining their pockets than actually delivering on their promise to clients.

    I’m in my late 50s Australian, & been painting houses for over 30yrs.
    There are way too many cowboys out there who just don’t care, & the companies don’t care.
    To me the best houses were built in the 50s, 60s, 70s etc by the Italian brickies, & concreters of that era.
    They cared about there name.

      I think it has more to do with the over priced labour that "tradies" charge an hour, combined with zero work ethics and zero pride.
      Go around any new estate getting built and just observe the amount of work they do in an 8 hour day. About 2.
      The other 6 hours are spent on their phone, going to the toilet and getting a fresh drill battery.
      Hopeless.

      @@operandexpanse I used to use just one builder for any and all jobs until he retired. He never advertised, was just word of mouth and always a 3-6month booking ahead.
      I would easily have done hundreds of thousands of dollars in business with him over the years.
      It's like finding a quality mechanic or lawyer etc .... You find one and the cost is not that important because you know everything is done as if it was their own so the work speaks for itself.
      I "hired" him out of retirement for my last purchase to do an inspection before balance payment for a house.
      It's so much easier when people know how to do jobs and actually do them hey 👍🤗 He was not arrogant or abrupt in any way, probably the opposite if anything. But I can imagine a "certain level" would be required just to deal with others in the industry...
      My next one I'm definitely paying this channel's company to do the inspection. Regardless of cost. It is the difference between "maintenance cost and keeping the building habitable cost" by getting the right info.

      Yes, it's disturbing to see the kind of work that's being done. I would hate to have that kind of work on my conscience. Taking pride in my work is one of the things that keeps me going through the years.
      I'll be purchasing a house in a couple of months and will definitely be in contact with these guys to have an inspection done also. Good to find someone who clearly does their due diligence.
      We asked a real estate agent recently if we could get an inspection done prior to making an offer on a house. She said "you can, but other offers without inspections will be considered over yours". I'm sure you can imagine we didn't make an offer after that huge red flag hahaha. Worrying stuff when making such a huge investment.

      And any "existing" structure you can always make an offer subject to inspection (they usually give you 2 weeks to get it inspected - unless it's an auction buy).
      I've noticed that they are doing a lot of auction buys nowdays. 🧐😔

    You must own a share at dambuster! This is causing us headaches onsite now as every other private building inspector is following your reports regarding sumps and rain heads and as you've stated in this video architects don't give us any roofing plans so they're always design and construct onsite! This is a technicality that's easy to flag as non compliant (not arguing that it isn't) however we follow the regs as best as we can, but without a clear box gutter design we can only do what works onsite.
    It leaves us in the shit with clients at handover, over a technicality that we couldn't accommodate for due to lack of design. The building industry is just eating itself from the inside out at this point.
    We're in the middle of a housing crisis and you've either got rubbish quality builders & developers getting away with murder due to their financial power or honest small to medium builders being dragged through a mine field of red tape and being held to ransom over technicalities by clients thanks to private building reports.
    Industry needs change on both sides.

      Truth is that State and Federal governments and associated regulatory bodies haven’t done their job to ensure outcomes that benefit consumers, rather gave power to industry to ensure the housing get rich quick scheme was propped up at all levels.
      It’s mass delusion.
      The Australian dream. Get a job, get some debt, buy a house, get rich.
      Part 4 shouldn’t have been allowed to make sense. The price trend on housing should not look like a US growth stock. It does. Gravity will catch up. These builds are not worth the money people pay for them and it’s a huge problem for the future.

    Any wonder so many building companies are collapsing, seeing work like this getting done. Instead of doing it right the first time, they have to waste time & money fixing the problems, time that could be better spent actually building more homes.

    Words fail regarding workmanship on the balcony balustrades. How did this get signed off by the certifier? Do they not look at the detail and compare against the plans?

    I’m assuming this home isn’t from a volume builder. So I guess, whether you go through a volume builder, a small builder, it means nothing. They’re all mentally challenged

      There are probably still good builders, who are still operating the same way they have for the last 20 years, with the same tradesman. They would cost more, and would be booked up.

    So what happens to the building inspector that has passed substandard work?
    Do you ever have conversations with builders the builders about their work?
    That would make interesting viewing.

    I'm just curious, is it usual to leave the tile spacers in between the tiles?
    Over here in Germany it is common to put four on every tile cross-joint but in a way that you can take them out after the tile adhesive is dry.

    even scyon detail is flimsy
    wouldn't cost much to have 90 by 45 on edge on the floor joists ends and have a scyon 100mm vertical edge screwed to the timber
    then tile 100mm face underside longer alum angle or drip groove
    we don't see drip grooves anymore kids these days don't know what they are
    cracking - tile over torqued the screws - tho funny how tiler didn't cut the shortest distance to the edge

      do it anything built post 1950s is junk
      cant go wrong with a 1950s double brick in good nick
      yup there will be maintenance but with a bit of noise and sweat youl have a home you love

    When you are building a new house in Australia is there not a requirement for a building inspector to visit and sign off at various construction stages to prevent builders just continuing to build and compound all of these mistakes?
    Also, from some of your other videos, how is it legal (or sensible) to build a house that is almost touching the neighbours house without leaving enough space to even access the wall? Seems like a possible fire risk too.

      Builders just ignore private building inspections. The builders deny everything and just say everything has been signed off by the their building inspector. The builder has you over a barrel. If you refuse to pay until things are rectified as per your own private building inspection tge builder just walks of the job and leaves you hanging with an unfinished home.
