    Me and my kids go to the library at least twice a week 😊 we love the library! So peaceful to study, activities for the kids, nothing Like doing homeschool work or personal work or just leisure reading at the library.

    I love how i can finish a unit and then come to your page and watch a whole video based on everything i just learned from the unit. You literally cover everything in order, idk how you do it. Thank God for YOU JOE! So helpful

    Spent my last dollar on my Real Estate Class here in Ga. &, though I know some of these factors do not apply to a Georgia License, I am getting a GREAT BOOST of help from these Chapter Based Streaming Seminars. Wish I could buy in Brother, but thank you for everything you’re doing!

    It's easier to divide the monthly GRM by 12 to get the annual GRM. 100/12=8.3

    Thank you Joe very much for your videos. I was taking the course through CE Shop but was running out of time to do practice tests and look through notes. Your videos really helped me to understand the concepts better at the core. I can attribute getting at least 10 questions right that I would not have gotten right if it weren't for your videos - this very well may have been the difference in me passing and failing the PSI exam. Thanks so much!

    Economic obsolescence has been a big problem for homeowners in Chicago because of the crime people are moving away and giving up their houses for a fraction of what they paid for them.

      Ex.one property sold for $400000,has 3 bedroom & 2 bathroom, other sold $400300 has 4 bedroom & 2 bathroom,how can figure out subject property cost?

    How would you determine which approach to use when Appraising GROCERY STORES (Safeway/New Seasons/Whole Foods/Etc...)? Would this fall under the category of a PUBLIC BUILDING and using the Cost Approach (According to TextBook), or will this fit more into the category of a property capable of PRODUCING INCOME, thus using the Income Approach...? I'm probably overthinking (LOL), but my argument for this question is: Arent Shopping Centers/Malls PUBLIC BUILDINGS? However, they ARE properties Capable of PRODUCING INCOME... Am I missing something? Or am I overthinking? :-/ :-/ :-/

    Market Data Approach is primarily used for single family residential. For commercial use, income approach is 50x more important and applicable.

    I have a question. this is making me stuck. Where do you find the Gross Annual Rental Income? i do know you enter the sale price and then divide the Gross Annual Rental Income but how do i find that? a little confused. thanks

      ok void that question lol, just figured it out.. for some reason i was thinking it was for non renting properties and that were i was getting confused until i just discovered that GRM etc only applies to rentals
