you said something that stuck with me in another video. joint tenancy has pitt. Possession, Interest, Time and Title. The way it differs from tenancy is common as far as selling of their portion is quite simple ... If a person sells their portion in a joint tenancy ... the person they sell to becomes tenancy in common because that person doesn't have the time. In a joint tenancy the equal owners take all 4 at the same time.
I took a 75 hour course and the school test and couldn't understand the difference between Right to sell/Agency listing. You just helped me within 15 minutes Thank you for what you do!!

I paid for the course in NJ back in 2012, went to the classes and didn't learn anything. All the teacher did was talk about her personal experiences i asked her when are we gonna learn from the book and she said no you have to study the book at home. 🙄 I didn't have time to go home and study with 4 kids in the house. I took the state exam 3 times and failed. Now im moving to Florida I took the Florida course online I have to go take the state exam when I move there. These videos are a blessing. I feel more ready now than I did back then. In 3 days watching your videos I've learned so much more for free than I did with that "teacher" for $349.00. God Bless you Joe you are a true blessing. The way you teach is very good, but this didn’t help me because most of what you taught in your videos was not on my Florida exam. The Sherman Act, Civil Rights, and lot more was not on test.

Joe you talked about cost approach is for churches or library, but it doesn't work on old buildings. so what approach works on finding a value on old buildings like library build in 1913?
I passed my exam on the second try I am so grateful to have Joe from prep agent who taught me so much in such a little amount of time I did not pay for the full access and I should have and I probably would have passed the first exam I took but alas I missed both tests by three came back committed even harder and I passed the second time all thanks to prep agent it had been three years since I went to school
I tried to contact him everywhere for personalized help for like 15 days for my test last week which I failed, now I'm retaking tomorrow and still no answer😕
in exclusive agency lets say the seller finds the buyer doesnt pay the broker...who does the paper work closing and all of that. does the broker now get to leave with money and be done.
If one wanted to enter into a joint ownership agreement on land, home etc. Would it be possible to be possible to be worded in such a way that when one party dies his/her share is passed to their heir or named individual/s?

Hey bro are you sure a listing agreement is a bilateral agreement , I've been told numerous of times it's a unilateral agreement. confused
It depends on the type of listing. An open listing can be unilateral.
If bilateral means promise for promise will I get sued if the listing ends and I don't sell the house?
You don't get paid because you didn't sell the house while you had the listing agreement.
