Look into creative financing. Believe it or not, some people just want to get away from their properties and you might find seller financing to be a good strategy. Put an ad in a paper saying something like " buyer looking for Owner Financed businesses". I bet you will be surprised. Good luck. and ............forget banks, they suck.
