I actually talked with a Certified Financial Planner, Nora Jean Erickson, who really helped me sort out my options. She explained which real estate investments could still make sense and helped me see alternatives I hadn’t considered

Yes, she does. And she’s good at tailoring her advice to your situation. She helped my friend look at whether it made sense for him to hold off on real estate and focus on other areas for now. He ended up with a more balanced portfolio that could handle market shifts better

Multifamily properties are a good first step for investors transitioning from residential to commercial real estate, as they provide multiple income streams and reduce the risk of investment, while office real estate offers multi-tenancy and can have one to dozens of different tenants.

@TylerCauble great information but for those "hands on" owners keep in mind, that may work for 1 or 2 properties but it is a not a long term strategy if you plan on growing and expanding your portfolio doing the same.
That one gives you a solid overview of commercial real estate investing but nothing specifically on wholesaling. Commercial wholesaling has a similar process as CRE investing but just higher level with the types of deals. The better you understand the investment side of things, the better you’ll be able to wholesale those deals

@@onolemn6712 gotta start somewhere. go to networking events, and offer to help them for free to learn. Once you've proven your seriousness, start asking to help with deals

How can disabled seniors generate passive income during quantitative times? I can't afford to see my savings crumble to dust.

Yep! Commercial inspectors will look at any type of commercial property. You'll order what's called a PCA or Property Condition Assessment.

How do I buy a commercial property for my business that the business will occupy 25-50% of without putting any money down?
You'd have to get creative with how you structure the deal - you could try JVing with the property owner, 100% seller financing, etc.
