Im in Miami probably the hottest market in the world right now and if you’re not putting 50% down your rent is not covering the mortgage. Rents coming down fast and home prices haven’t moved lol.
Yep - I saw today that Miami was ranked #3 in the world for overpriced commercial real estate. Sounds like there's going to be a reset coming soon

Only thing I would add in regard to the being able to refinance to change the interest rate but not purchase price, is be realistic about future interest rates.
Sounds like I need to go learn about the ins & outs of seller financing!

Seller Financing?? What lender (mortgage) allows that?
You're typically not using a bank if you're getting seller financing since the seller is essentially the lender on the deal. You could also have the seller in a 2nd position loan on the deal, which many banks will be fine with as long as you address it with them on the front end and structure it properly
