    A key weapon jerry uses is having the realtor represent the seller AND the buyer.. when that’s offered your can tell jerry can get closer to his offer. Now that realtor is getting double commission, the realtor might start whispering in the sellers ear that his house ain’t that good. Well played

      @@FlippingMastery Jerry, thanks for your response. I have another dilemma when wholesaling. Because of my work schedule, I plan to go the way of on-market deals. However, you don't talk much about when to use Title company's in the process. You talk about how to find deals. Next you talk about how to negotiate. You then talk about, running the numbers, then putting the property under contract. Once under contract, you teach how to find buyers to wholesale the property too. The dilemma is, when the property is under contract and the Purchase and Sales Agreement along with the Affidavit of Memorandum is filed at the courthouse. Is this the time to connect with a Title company even if you're planning to wholesale. Or do you inform a potential buyer, they would have to do their own due diligence? If you can't answer it here, please make a video outlining the flow from finding the deal, putting the property under contract, then whether or not to use a Title company when wholesaling. One more question, if the property is on-market, is a Title search still needed or has the agent already researched whether or not the property has encumbrances?

      Buyer is a Licence Real Estate Agent representing himself and if seller feels he needs the council of a Real Estate agent he can elect to do so.

    Jerry once you have a contract for a house on the mls & you start pitching to cash buyers and they ask for the address don’t they still see your listing on the mls and see how much you got it for? People keep saying to me the property is on the mls for cheaper than what you’re asking. Plus I don’t want them contacting the listing agent letting him know I’m wholesaling

    Jerry calling out the bad stuff on a house has caused many to get pissed. People get mad. I’ll ask how old is the roof ac stuff like that and man they start getting mad. I never have anyone be like yeah you are right. They just hate seeing it and thinking that way and get pissed. I’ve had agents be like I’m not letting it sell that low in this area even though they see all that stuff and get upset. I’ve just gotten use to people getting mad. Last one goes yeah I’m interested in selling for market value and I’m like what is market value and he is like that’s your job. And I’m like can you tell me about the house and he says never mind and ends conversation

    First I’d like to say you sir, are a flipping genius and thank you for sharing so much valuable information with so many people.
    I am 27 years old learning about wholesaling, I have watched many videos on UA-cam university and I’m ready to take action and get started right away.
    My two part question to you is the following:
    1. How do you determine if a market is viable for wholesaling? Is there such thing as an oversaturated market with too many flippers as is or is it always possible for a new wholesaler to find deals in just about any market?
    2. As a home remodeler, I’m up at 5am getting ready for work and often don’t get home until 5pm. That still leaves time for me to make this business work but how would my time be best spent looking for motivated sellers-Driving for dollars or using tools such as a data analyzing software?

    Jerry, are there any telltale signs to find out if the agent is actually listening to you, because sometimes ive found that agents make your offer but dont justify the offer to the seller, which results in seller rejecting the offer. So how can i make sure agent will take my points to the seller

      If the agent is motivated they will tell the seller what needs to be said. Remember the double dip? That is the motivation needed is most cases.

    Really irritated..have you ever talked to an agent that wouldn’t even present an offer without proof of funds? I’ve never had this happen.

      I’ve heard stories when that happens you get proof of funds from one of your cash buyers to present to make the deal work
