Is this the time to connect with a Title company even if you're planning to wholesale. Or do you inform a potential buyer, they would have to do their own due diligence? If you can't answer it here, please make a video outlining the flow from finding the deal, putting the property under contract, then whether or not to use a Title company when wholesaling. One more question, if the property is on-market, is a Title search still needed or has the agent already researched whether or not the property has encumbrances?

I never have anyone be like yeah you are right. They just hate seeing it and thinking that way and get pissed. I’ve had agents be like I’m not letting it sell that low in this area even though they see all that stuff and get upset. I’ve just gotten use to people getting mad. Buyer is a Licence Real Estate Agent representing himself and if seller feels he needs the council of a Real Estate agent he can elect to do so.

It has to be done in the right way. It’s can’t be offensive.
You have to ask about the roof and ac,maybe not initially but at some point that has to be in the conversation

If the agent is motivated they will tell the seller what needs to be said. Remember the double dip? That is the motivation needed is most cases.
