    The hardest part is mentally coming to the point where you’ve already “moved on”. In other words, you no longer have tons of emotions attached to that place because you are beyond ready for the next step in life. So you’re willing to do whatever it takes to make that next life goal happen.

      It was so hard to have our kitchen repainted when we sold. I loved the color (it was a big reason I bought the house initially), but we knew something more generic would help it sell better. Sold in a weekend.

    Dropping a basement floor is a huge HUGE & costly undertaking, at least in the DC metro area. It is definitely not a job that can be completed in a week! Don’t forget to support the footings that hold the walls, upper floors & of course the all important roof. Suggesting to drop a basement floor on a short turn around is AUDACIOUS!

    This show taught me about power of declutter and depersonalize. Potential buyers don't want to see family photos or kids pictures. They are not interested in our story. They want to have own story and imagine themselves there.

    I love that color of green, however, my Realtor told me about decluttering etc. & it worked!! Too most people want white walls to have their own choices. Very good advice!

      Honestly, I'm about to paint my bedroom coral, which I know won't fly if my home were on the market. If I ever did decide to sell, the first thing I'd do is cut the cord and repaint it a neutral color again.

    Too true! The last 2 homes we sold we had to de-clutter like you did, here. My own experience has taught me that "empty space, lightly filled" leads buyers to IMAGINE what possibilities THEY can do in the same space. We ended up renting storage space, sold off or donated unwanted, older, furnishings, or put in storage those items we knew would be needed in the new space. Our last space sold in the down market.. and we still got near-market value price - in a very expensive neighborhood. Thanks for your video!

    I used all these rules when selling all my houses. All three of them sold within the first week in the market for full asking or above asking price. It really does work. No one wants to buy a dirty house crammed full of junk.

    What's attractive to potential buyers is a totally different thing from what's attractive and comfy to residents and guests. It's not a criticism of personal style or the way you live. Sofie did go a bit far telling the owner that her living room paint looks like cabbage that has been boiled too long -- and especially silly when one of the bedrooms ultimately got repainted a similar color. I think the original living room color clashed with the furniture and didn't work well with the natural light, but would probably look great in the right environment.

      Same here! She has the Kirstie hair and manner 😊 Quickly realised it wasn’t actually Kirstie but recognised the name as her sister’s, which made me twig that this was an old prog (as did the size of the old-style TV!). Fun to watch 😊

    Well the market had something to do with it. This was 2009 and if you don’t know what happened to real estate (even in Canada ) during that time , it wasn’t pretty. Decorating style was far more “busy” back then too. She definitely needed to make changes but these things need to be considered.

      Most buyers can’t figure that out u til they buy. Same with eliminating a front hall closet. In Canada, we need coats and boots for half the year.

    I just don’t understand people who think it’s ok to have a messy and cluttered home for sale and then wonder why it’s not selling. You have to be willing to put an effort into having a welcoming and cosy home for new owners. People are looking for a clean move in ready home.

      @@maurawhelan3530realtors do tell them - they just don’t listen. My husband was like that - he is one step away from a hoarder and really couldn’t understand why people wouldn’t see past his junk. We boxed everything up, cleaned, painted and replaced the carpet - the house sold in two days for $20k over the asking price, way more than it cost to fix up the place for sale. He gets it now.

    A few months ago when our family was house hunting I saw some houses I don't understand how weren't the homeowners to show it? The houses were cluttered, smelly, awful colors on the wall and they wanted top price for it. Unbelievable. Come on people, make a little effort! I have sold two homes in the past, both above asking price. I made the home pleasant and attractive. I decluttered and gave a touch up on the neutral color wall paint. I have two dogs and you couldn't even tell my house had dogs. The effort is well worth it!

    I'm glad she sold the house but I did see the prospective buyers having to duck the low ceiling in the basement. I think Anthony should have dug out the basement as originally planned.

    The Homeowner did not understand that " its no longer HER home" once its on the Market! I'm glad she got that Wake Up Csll. ...otherwise. that house wouldn't have had a " snowballs chance in you - know -what " to be sold . Lol.

    The home prices in Canada...goodness! That house where I live in Columbus, OH, would be about $180,000 to $200,000. This is in the current market today. Back at the time of the filming of this video home price have been around $100,000.

    I can look past clutter to see the space, but at first glance it looks like it needs a lot of work because the whole house needs to be painted and new flooring in the basement at the very least. The cost would have to come off the asking price. Not everyone likes the same thing, but no one complains about white or beige walls.

      Some of us don’t like white walls…I complained to my painter when he offered white for my kitchen. I got a lemon tinted white as a result which I’ll paint the rest of the house with.

    This is an old listing. It is used as an example for decluttering your home before selling. I don't think you see this cluttered look happening much anymore unless it is a rental being sold.

      I cleaned and decluttered my house top to bottom but I had young kids. I had to be there because one the dad always absentee hiding money, why the divorce sale But I went out to patio or we just stayed in family room doing homework. Its not always feesable. But I got comments that the boxes I packd by myself were on the garage floor so it was noted....Hiding possible damage? That was the inspecter. Thought complete rude! No cracks under there! My kids and I wore thrift clothes while ex played golf and ate out by himself! If looking at homes you have to think about what may be happening and not judge the life of people selling a home that much. And oh, we bought it as extreme fixer! But barely fixed, half finished, Raised my kids on 5 colors 70s carpet with holes in it. It ONLY got fixed out of escrow deposit so I paid half for new carpet, floors etc. That kids and I never got to use only 3 weeks before it sold. It was on market 3 days. All agents said it looked great from me alone redecorating with out own things.

    I just can't believe these prices........almost .half a million for this tiny place in Toronto. Lucky they can carve space out of the basement, as shown in others, but it is still a basement. And it was 2009. Would it cost even more now? Unbelievable!!

    I don't understand the homeowner complaining. A. She would still be there today. and B. She bought another house. Why is it not decluttered already. I am not perfect by any means, I was a mess of a hoarder, but the packing is going to happen at some point. $3600 for all of that work. WOW!!

    I like the changes, but for four "kids" and a single mother, this was not messy at all. And there was little storage for them to hide the stuff since the house is so small. And who can afford to leave the house for weeks (not enough beds for the kids so they must have been staying at the hotel)

      When you are selling your house, it’s no longer about you anymore and what you like. It’s for others to see themselves living there. So, you box stuff up and put it in storage. You make do for a couple of weeks, be a little inconvenienced, and then the house is sold. But the best part is a lot of your packing is already done.

    Buyers have become so lazy, they’ve been spoiled since stagers walked in. They no longer use any imagination or vision! They want everything thus and so or they won’t consider the potential there. Those people should never buy anything ‘used’ because of that impairment. I’m not saying the owner isn’t responsible for cleanliness of their homes.

      When we bought our first house, it had good bones. It belonged to an elderly couple and nothing had been done, decor wise, in ages. Our agent who was a friend, was concerned when we made an offer. But I had an idea of what I wanted and didn't want to buy somebody else decor. We would have paid more and felt guilty redoing everything

      I honestly think a lot of people just can’t see what potential a house has. They just do not have the imagination to look beyond the furniture and decor to ‘see’ what it could look like and it’s potential. I don’t think it’s their fault. What I do think is weird, nowadays, is that people don’t seem to be able to get their head around the idea of a long term project that you work on over several years. They want to move into a perfect house, despite not having the budget - we’re very much in an age of instant gratification.

      My late husband and I bought eight houses across the us as his jobs took us to new places. We bought houses with clothes hanging from chandeliers, with unmade beds in the middle of a so called dining room, with holes I’m the walls. We always made money when we had to sell and move on because we could recognize the potential and good bones of good old houses ( we never lived in any house newer than 50 years old). Among the American house sites the most discouraging trend I see is this Open concept crap. People, send your kids to dry wall college, everyone will want their walls back in about ten years.

      Open plan was originated in the Asia for small mass apartments. It was popularized in the US by visitors who thought it novel but in Asia it is not considered desirable.

      When they were in the bedroom the home owner mentioned they took out the closet (put in freestanding wardrobe) to expand the bathroom on the other side of the wall.

    Clutter always makes a home look too small, even when there is plenty of space. It needs a tidy up. Put excess items in storage, keep the surfaces of furniture free from unnecessary items. The boys are old enough to make an effort.

      It's Toronto, in 2009. Nowadays it's probably closer to a million. Anything in Toronto or Vancouver is ridiculously insane for pricing, especially a detached home with a yard. Many places are way cheaper to live.

      We can not talk about a person’s home before finding out the obstacles she/he may have had. I understand that some people have personal difficulties due to emotional or families issues. I think in this case, she moved to a larger house, she left all of the old furnitures and didn’t know that in order to sell it, she must paint , configúrate the ceilings rooms, and remove the furnitures in order for the house to be sellable and appropriate for buyers. I wish I have enough income to have someone remove and clean my apartment in the East coastal in USA.
      I like what she did.

    Why is she defending her decor when she wants to move out? You walk in and it looks too small. The green is ok but shocking pink needs to go. How many couches can you fit in the front room is not a thing people are into.

    SOPHIE, DONT wear high heels inside someones home, ESPECIALLY on wood floors! I made the mistake of letting someone walk through my main floor, wood floors in high heels and you could see EVERY HEEL DENT where she stepped! it damaged my floor and was not fixable. BIG MISTAKE. I shd have INSISTED she leave her shoes on the front hall mat.

    I don't get people? Why would anyone want to purchase that home? it's a HOT mess. It's not about what she likes when you sell, it's about what the buyers want... I get having kids, liking a dark room when you sleep, Green & Pink walls, but leaving your home in a mess not only reduces your buyers pool to almost zero, it screams "I never maintained this house"

      How would that work though in terms of moving? if you sell your house with a 30 day close and you don’t have a house yet, where are you going to live when it’s time to close? Because if you find a house after you sell your house, then you can’t move into the house until after you close your previous house….so you’re basically homeless between the time you close on your previous house and when you close on your next house.

    stripping out a cluttered home and buying more furniture isnt feasible for most people, decluttering and furniture re- arrangement is far more suitable, most people can do anything with a clean slate and carte' blanc

      When I sold, we cleared everything out of the house. No staging was needed. There's an up side for a home to be move-in ready.

    this is a kids home. Hole family should declutter it, to get some new.
    when i sold my house, there were no more furniture in, thats normal in Germany. I slept on a mattress in empty rooms.
    it doesn’t matter, i want to sell it.

    Dont be so judgy. These shows are getting youtube money so??? real life is not always easy. Keep in mind some want short sales then start making requests in the 3 weeks they want you to leave to move in??? When its normal 45 days to move in!!! this is my comment to the top comment below....
    I cleaned and decluttered my house top to bottom but I had young kids. I had to be there because one the dad always absentee hiding money, why the divorce sale But I went out to patio or we just stayed in family room doing homework. Its not always feesable. But I got comments that the boxes I packd by myself were on the garage floor so it was noted....Hiding possible damage? That was the inspecter. Thought complete rude! No cracks under there! My kids and I wore thrift clothes while ex played golf and ate out by himself! If looking at homes you have to think about what may be happening and not judge the life of people selling a home that much. And oh, we bought it as extreme fixer! But barely fixed, half finished, Raised my kids on 5 colors 70s carpet with holes in it. It ONLY got fixed out of escrow deposit so I paid half for new carpet, floors etc. That kids and I never got to use only 3 weeks before it sold. It was on market 3 days. All agents said it looked great from me alone redecorating with out own things. Adding I didnt have any money. So no way to rent a storage unit. I had to keep what we divided up as no monehy to buy anything. I used my half escrow of home sale to pay a lawyer to agree to get nothing. He mysteriously bought a house while I had to rent an apartment. Maybe this woman is the abandonded parent?!

    IMO, it looks dirty, not cared for, and too much work for a future buyer. Patricia doesnt have a clue.
    And those kids are old enough to clean and maintain the clutter.

    Lower the floor in the basement? That had to cost a small fortune! That corner closet they built was worse. So small it's practically useless. Total turn off to a buyer. I would have kept the wardrobe she had in there. More practical. So the kids bedrooms now have one bed each. The boys are going to sleep together and the girls are both sleeping in a twin bed???

    Did the show pay this homeowner to be contrary and clueless? Newsflash: people don’t want to buy a house with a Pepto-Bismol pink bedroom… Other than that, I just can’t understand why this messy, cluttered, showroom of personal effects and furniture hasn’t sold yet? People “couldn’t see past it” because they couldn’t navigate through it… What’s the bottom line, did it sell? Don’t leave us hanging…

    The host seems to have a problem with Patricia who seems very nice. She just likes the colors she painted (her) home. The host needs to tone down her snarky attitude towards the home owner. Very off-putting.

      Neutral is the way to go when you want to sell your house. People see lime green walls, they’re immediately thinking they need to paint it right away. People see neutral walls, they’re going to think they can live with the color for a while until they get the chance to paint, if they want to.

      Her offer was accepted, but the final closing would be in about 3 weeks. You can't live in the
      house before then.

      Because that’s where their life is and it’s not easy to move to a sunny area in Canada because there are none lol. Moving out of Canada would require a work visa which is not easy to obtain in any country. Like a Canadian can’t just move to Florida, unless perhaps they become snowbirds (spend winters in Florida and the rest in Canada,) but still not easy.

    The new decor is very ugly. It reminds me of an old Dr's office waiting room. Cold and lifeless. I know why they redecorated but honestly, just take all the furniture out, do the renovations and don't stage it. Save lots of time and money.
