No the house is correctly priced. There are properties around him that have been sold for $1.5 million so his price of $1.3 is not too high. He just needs to be patient. A 2-month wait is nothing. If he doesn't receive one single offer in 6 months then I would start to panic.

Never paint paneling!! It always looks cheap! The whole house is totally boring!! Instead of painting the paneling they could have decorated it with artwork and furniture..... Re- arranging the room, etc. Staging the house properly does wonders without changing the bones of it.
I remember this one, as soon as I saw that beautiful wooden wall I stopped the video. I was horrified when I watched this a while back. They covered that gorgeous wood (that was breathtaking with the sun shining in) with generic white paint and made it look like every other cheaply-built cookie-cutter new house. Here in 2022 Mid-Century Modern is hugely popular, and folks would pay a lot of money for that. It's such a shame that generic/cheap/boring was popular when this show originally aired.
There are lots of times when painting paneling is the right thing to do, but NOT in this case. That wood was part of the mid-century design in that house and it was already a neutral color. They should have left it alone. I would also have preferred a mid-century chandelier in the dining room. The garden was a massive improvement.
Maybe get a pro arborist in there to trim those trees back 50 percent or more. The amazing lake view is still mostly blocked. Great job on the interior.
Can't the extra door and railing be removed and seal off instead of just replaced with a frosted glass. Why require extra light when there is a huge window? Firstly, why the door is ever even build?
We don't know why it was there but the point is doing a refresh without spending a lot of money and time and doing what you say cost a lot more and takes time to do.

I think it looked more like the ground beneath sinked on left side.. it happens if the foundation had sand or soft material and it moved over time to water log or something. That's why Jesus warned, to build his chirch on rocks, said be careful of building on ROCKS than sinking sands.. a literal and figurative sermons 😂

The kitchen could've used more updating: appliances, countertop, sink. Open the kitchen by either knocking off the wall diving the two rooms or the small section where the microwave is.

I would be beyond upset to find out that the panel wall and wood finish cabinets had just been painted for the first time. The potential of both rooms was lost to that bad decision. People love to miss the real opportunities because of their wrong concept of what is outdated. And the whole paint everything white movement will be looking dated soon enough - for me it already has for some time now. It's important to mix darks and lights and a dark wall adds depth. Not every wall needs to be reflecting so much light. Literally just actually updating the kitchen would have done more and fluffing up the decor and landscaping would have added more value and been money better spent. The warmth it did have was lost to this quick cheap update.
Me too. This is a modern mid century home. It’s meant to be wood, big windows, primary color art, Frank loydd wright, eames and knoll, Saarinen, etc. a walnut base cabinet with high gloss uppers and cement Greg countertops. Slate floors. If she paints the wooden walls I will lose it. Modern Japanese garden with a dwarf Japanese maple tree, bamboo, etc. paint the fireplace black.
Reface the kitchen cabinets (just painting them looks cheap) and then have a landscaper spend a day making the back yard look neater. The other few details weren't significant.
Updates are definitely needed, and the back yard needs fencing at the back. That drop off is a long way down, and not safe with kids or pets. Otherwise, the house is OK. Maybe the price could be dropped a little also,
This episode has to be very old since the dude is using a CRT monitor for his computer. I don't know of anyone still using those old monitors. Everyone has flat screen monitors these days.
The backyard + l.r. were fabulous. I would have spent $1,000 - 3,000 more -- changed kit cab doors, and perhaps a bit more updated stuff. I think the ROI for those things would have been 10x more the 1-3k extra. But, that's just me.
Never showed the bathrooms? Updated Kitchen with a island, quartz counters, pantry storage! Bathrooms probably need overhaul. Owner may need a certain amount of money for his invention, but this home (view or not) is 1950’s and that translates to big $ upgrades to sell. I think Upgrade Kitchen and Bathrooms and zeroscape 1/3 of the back! A person would have to hire a full time gardener to keep up with a rock garden and the mowing! Good Luck to the Homeowner!
Normally I wouldn’t want to paint over good wood, but those cabinets scream cabin in the woods. That’s a very limited taste. Change the hardware maybe stain them another color.
Hmmm, the one thing that is going to downplay that kitchen is the counter top. I can't believe that old counter top was left. That is old and dingy looking. My Mom has that in a basement kitchen. LOL
Now that homes was beautiful and with a lovely view. Love the back yard with a garden of flowers and plants . The only thing i would do is put some more flowers and plants on the side of the hill that is bare . But over all the house and yard is beautiful.
The views are only of Lake Ontario... I was around that area a few months ago. There are better houses being sold for 700k+. The lake side properties are 1.5mil+

$4 k of improvements for a $1.3 million asking price . That won't be enough . A buyer at $1.3 million wants to buy a dream , not a requirement to update a kitchen for about $75 K, bathroom updates at $30 k. And I notice that with the closed garage door, the cement driveway has a huge dip indicating some settling issues. The appliances and computer screens indicates the owner is into " good enough ". I'm guessing that the floor radiator heating indicates there is no air conditioning HVAC........at $1.3 mil and no AC,that's a pass for a family.
I actually like the kitchen cabinets. I would have left them and added granite countertops. Maybe too expensive upgrade to sell, but if it was my house to keep I would.

Totally agree! It hurt to see the wood painted over. I had a kitchen with those same cabinets and hardware. I restored them and enjoyed them immensely. Also can think of two restaurants where I love to go that has beautiful wood walls. Killed me to see them being painted!

Well dang, after leaving a comment a moment ago I decided to check out other comments, especially comments about the gorgeous outdoor space. And instead I discovered a number of "I would have done it better" and "it doesn't look good" type of comments. Whew! Could you be any more indifferent to a job well done? Of course, everything always benefit with more improvement. But, why ignore someone's else's good work and efforts? ...just because one might feel they can do it better. Kitchens and bathrooms are very important. They can change the entire house. Anything else can be upgraded by paint and furniture. Most kitchens are centrally located and are quite visible. not in this case. it was cramped.
Glad to see the paneling painted. Our home growing up had paneling and it dates the home so much. I don't know that the frosted glass in the bedroom made sense. It diminishes the scene of privacy to me and I did not like the landscaping. I think too much was removed.
I’d never pay that much money for such a dated old house. The view is obstructed by the large tree, that I suppose belongs to the neighbors. Imagine the money required to update that kitchen and no doubt the bathrooms. And the heating/cooling system is probably old as well. No garage? Didn’t see one. I just didn’t care for the house at all. I’m wondering if it ever sold for that much money. Nice place for a pool and spa in the back. Would be less mowing and weeding if it had one.

If you look closely at the details of the paint job and other dyi’s, it’s incredibly poorly done and will cost more to re-update. I bet if I opened the kitchen cabinets to see what’s inside, I’d be mortified. :D
The problem is that someone who can afford a $1.3mil house isn’t gonna buy some outdated house, they’re going to commission a custom dream home. OR they’re going to buy that waterfront property for the land, knock down the house, and then build their custom dream home

This was interesting to watch. I don't agree with all the changes, but it certainly got rid of the dated look. However, this is a Mid Century Modern (MCM) house. Some elements were very nice like the modern aluminum chandelier light that was unfortunately replaced with an old fashioned cheapo light fixture in oiled bronze - awful. That was a huge mistake. Kitchen still looks awful. Not sure why the cabinets could not be refaced with new fronts. Anyway, the white cabinets look better than the old yellowing wood. The old hardware was very dated. But the sink should have been changed with a modern farmhouse or deep oxidized sink with sharp corners - add some flair. Backsplash could have been granite stone tiled or similar to add a wow factor. Kitchen is still very weak. Instead of $900 for a couch, get a nice gas stove that fits the space. Good work! Hope it sells fast.
So all of that and it still didn't receive an offer. I'm sorry, but for $1.3 million dollars, that kitchen needs more than a coat of paint. I understand the whole retro feel, but I'd expect granite countertops, something other than that horrible tile floor and modern appliances. Spend the $25K necessary to actually deserve that $1.3 million, or drop the price.
I think the adjusted the size of the patio? In the first clip it looked 3.5 pavers wide then the realize they would half to cut the pavers in half so they made it smaller.

Literally just actually updating the kitchen would have done more and fluffing up the decor and landscaping would have added more value and been money better spent. The warmth it did have was lost to this quick cheap update.
Me too. This is a modern mid century home. It’s meant to be wood, big windows, primary color art, Frank loydd wright, eames and knoll, Saarinen, etc. a walnut base cabinet with high gloss uppers and cement Greg countertops. Slate floors. If she paints the wooden walls I will lose it. Modern Japanese garden with a dwarf Japanese maple tree, bamboo, etc. paint the fireplace black.
Reface the kitchen cabinets (just painting them looks cheap) and then have a landscaper spend a day making the back yard look neater. The other few details weren't significant.
Updates are definitely needed, and the back yard needs fencing at the back. That drop off is a long way down, and not safe with kids or pets. Otherwise, the house is OK. Maybe the price could be dropped a little also,
I haven't seen what appears to be a CRT monitor in use for over 15 years. I guess he gets his moneys worth.
This episode has to be very old since the dude is using a CRT monitor for his computer. I don't know of anyone still using those old monitors. Everyone has flat screen monitors these days.

I would have spent $1,000 - 3,000 more -- changed kit cab doors, and perhaps a bit more updated stuff. I think the ROI for those things would have been 10x more the 1-3k extra. But, that's just me.

Owner may need a certain amount of money for his invention, but this home (view or not) is 1950’s and that translates to big $ upgrades to sell. I think Upgrade Kitchen and Bathrooms and zeroscape 1/3 of the back! A person would have to hire a full time gardener to keep up with a rock garden and the mowing!

Normally I wouldn’t want to paint over good wood, but those cabinets scream cabin in the woods. That’s a very limited taste. Change the hardware maybe stain them another color.

Hmmm, the one thing that is going to downplay that kitchen is the counter top. I can't believe that old counter top was left. That is old and dingy looking. My Mom has that in a basement kitchen. LOL

Now that homes was beautiful and with a lovely view. Love the back yard with a garden of flowers and plants . The only thing i would do is put some more flowers and plants on the side of the hill that is bare . But over all the house and yard is beautiful.

The views are only of Lake Ontario... I was around that area a few months ago. There are better houses being sold for 700k+. The lake side properties are 1.5mil+

Its upploaded in 2022, but his monitor is from 2002, the house looks to be from 1997 ("it has a retro feel"). And they want 1.3 millies for the house, which is a 2022, LA price. What. is. Happening.
Scarborough is in Greater Toronto Area. Like you said this video is more than a decade old and toronto real estate is quiet pricier. In 2022 it will be consider a steal 1.5 m for a lakeside house in toronto. That is a little piece of paradise
$4 k of improvements for a $1.3 million asking price . That won't be enough . A buyer at $1.3 million wants to buy a dream , not a requirement to update a kitchen for about $75 K, bathroom updates at $30 k. And I notice that with the closed garage door, the cement driveway has a huge dip indicating some settling issues. The appliances and computer screens indicates the owner is into " good enough ". I'm guessing that the floor radiator heating indicates there is no air conditioning HVAC........at $1.3 mil and no AC,that's a pass for a family.

Totally agree! It hurt to see the wood painted over. I had a kitchen with those same cabinets and hardware. I restored them and enjoyed them immensely. Also can think of two restaurants where I love to go that has beautiful wood walls. Killed me to see them being painted!

Well dang, after leaving a comment a moment ago I decided to check out other comments, especially comments about the gorgeous outdoor space. And instead I discovered a number of "I would have done it better" and "it doesn't look good" type of comments. Whew! Could you be any more indifferent to a job well done? Of course, everything always benefit with more improvement. But, why ignore someone's else's good work and efforts? ...just because one might feel they can do it better. That type of mindset is shallow in character and doesn't yield good fruit. Better to focus on what is Good, rather than seek jagged edges.

Kitchens and bathrooms are very important. They can change the entire house. Anything else can be upgraded by paint and furniture. Most kitchens are centrally located and are quite visible. not in this case. it was cramped.

I made the decision to paint our kitchen the minute I saw it! 😂 But love my cabinets, and paint was an easy fix.
Glad to see the paneling painted. Our home growing up had paneling and it dates the home so much. I don't know that the frosted glass in the bedroom made sense. It diminishes the scene of privacy to me and I did not like the landscaping. I think too much was removed.

I’d never pay that much money for such a dated old house. The view is obstructed by the large tree, that I suppose belongs to the neighbors. Imagine the money required to update that kitchen and no doubt the bathrooms. And the heating/cooling system is probably old as well. No garage? Didn’t see one. I just didn’t care for the house at all. I’m wondering if it ever sold for that much money. Nice place for a pool and spa in the back. Would be less mowing and weeding if it had one.

If you look closely at the details of the paint job and other dyi’s, it’s incredibly poorly done and will cost more to re-update. I bet if I opened the kitchen cabinets to see what’s inside, I’d be mortified. :D

The problem is that someone who can afford a $1.3mil house isn’t gonna buy some outdated house, they’re going to commission a custom dream home. OR they’re going to buy that waterfront property for the land, knock down the house, and then build their custom dream home

It's in Scarborough with a lakefront view of Lake Ontario. That same house probably sells for 3 million nowadays.

This was interesting to watch. I don't agree with all the changes, but it certainly got rid of the dated look.
However, this is a Mid Century Modern (MCM) house. Some elements were very nice like the modern aluminum chandelier light that was unfortunately replaced with an old fashioned cheapo light fixture in oiled bronze - awful. That was a huge mistake.
Kitchen still looks awful. Not sure why the cabinets could not be refaced with new fronts. Anyway, the white cabinets look better than the old yellowing wood. The old hardware was very dated. But the sink should have been changed with a modern farmhouse or deep oxidized sink with sharp corners - add some flair. Backsplash could have been granite stone tiled or similar to add a wow factor. Kitchen is still very weak. Instead of $900 for a couch, get a nice gas stove that fits the space.

So all of that and it still didn't receive an offer. I'm sorry, but for $1.3 million dollars, that kitchen needs more than a coat of paint. I understand the whole retro feel, but I'd expect granite countertops, something other than that horrible tile floor and modern appliances. Spend the $25K necessary to actually deserve that $1.3 million, or drop the price.

I think the adjusted the size of the patio? In the first clip it looked 3.5 pavers wide then the realize they would half to cut the pavers in half so they made it smaller.
