    Thank you so much for this excellent video! My family and I are planning to relocate to the Charlotte, NC area soon. We have done a lot of research to prepare for this move. In addition, we have a buyer’s agent in Charlotte who regularly sends us real estate information to review. That along with a few visits in advance, will help us to decide which Charlotte neighborhood or suburb will best meet our needs.

    I like how the NC legislature has set its income tax rates like the price of a lb of hamburger at your local Harris Teeter. It’s really 4% but we’ll say it’s 3.99% so people don’t think it’s 4%. 😆

      haha So true. I'm happy at least it will keep coming down over the next 2 years to settle at I belive 3.65%

      @@livingincharlottenorthcarolina Here is an idea for you. Your page is likely frequently visited by out-of-state people. When talking about homes, neighborhoods or areas, add a map graphic showing where you're talking about. It can get confusing to those of us from elsewhere.

    Thanks for all your info yeah now that I’m getting older thinking about moving to Greenville,NorthCarolina in Pitt county off of us highway 43 near Robertson drive . I had vacationed there before back in may of 2013 looking for a 2 bedroom 2 bathroom mobile home back in the trailer park in the country

    Great info!! Thank you. Can you share other active 55+ communities? Are there any communities that are mixed ages? Monroe looked nice but unless we’re near town. It seems pretty rural

      Monroe is nice but is certainly rural. There are a few great communities in the Mooresville, Harrisburgh, Denver and more. It depends on price point and what you desire in amenities. A community I reccomend that has mixed ages and amenities that would be like a 55+ is Griffith Lakes. They have some amazing plans too! Check out my video on some of their plans:

    Can you please comment about the bugs, other flying critters and snakes. Considering SW suburb of Charlotte. Taking a walks? Also, does mold occur easily in Charlotte homes ?

      Great questions! The only flying bugs we have (aside from mosquitos etc) are Palmetto bugs (big cockroaches basically which are ALL OVER the south east) and June Bugs which are like beetles and only show up in June. For the Palmetto bugs, they are icky and I'm not a fan, but they are few and far between. Although they can fly, you wont find them out flying around. They prefer woods and nighttime. May see them out on your deck here or there but they stay away especially if you treat for bugs.
      Snakes are around but not that you will see them on a daily basis. If you are an avid gardener you may find worm snakes or garden snakes from time to time, but in my 20 years in North Carolina including time in the mountains, I have only seen 4 Venomous snakes (all copperheads and easy to spot). They keep to themselves.
      Regarding Mold, it occurs as much as it does anywhere else in the country. Most people here use AC in summer b/c its a bit more humid so AC is far more comfortable than windows open and fans on. You will find mildew or fungal growth (very very minor) occasionally in your crawlspace, but not BLACK MOLD which is the one you don't want. In fact where we see mold most is when there is an issue INSIDE the house meaning a leaking faucet or something in a wall from a bathroom etc. Other than that it isn't a concern.

    Cost of living in Charlotte is twice as high as rest of state! Home are outrageous in the 500k! Which these home are basically townhouse! Not free standing home!

      I can agree with this I recommend going on the outskirts of Charlotte vs the heart of it and there are amazing single family under $500k :)

    What is the tax rate for out of state pensions?

      Hey there great question. Based on the NC Tax office: Income from a pension, 401(k), IRA or any other type of retirement account is all taxed at the North Carolina state income tax rate of 4.75%

    And for your information Charlotte has been hit by a hurricane! HUGO HIT CHARLOTTE BACK IN 99's i believe! It came in at Myrtle Beach and from there Charlotte only 4 hours from Myrtle Beach

      Thank you for your input. Seeing as the last hurricane to hit Charlotte causing damage was Hugo in 1989, which was over 34 years ago, I believe it is safe to say we don't get hurricanes. While some hurricanes off the coast have come inland, they (in most cases) slow so much that all we recieve is some rain and wind gusts. This is far from what you experience on the coast of NC where the hurricanes actually make landfall
      Shows 30 hurricanes to touch Charlotte since 1930 is 30. Very few have caused damage. Source for date on Hugo. Below

    Thanks for the information as we are already retired and exploring Charlotte as a potential location, looking for a 55 & over community. Friends have mentioned a Del Webb location, not yet announced by Del Webb, outside of Belmont. Any other sites you recommend are welcomed, either new builds or existing that are 10 years old or less. Are there any places that would rent for one month or more, in order to come down and check out different communities. We value diversity and like to volunteer in the area of preparing & providing food to those in need.

      I have several I would highly reccomend. Do you want a more active lifestyle? Any particular location around Charlotte you desire over others? I'd be happy to hop on a call and walk you through the options! 704.559.9169
      My 2 favorites that are currently building and have some resale are Trilogy and Crestwood. Although I reccomend going new build because it's almost the same price as resale so you get everything new. Trilogy has far more in the way of groups and activities including a boat club membership.... but at a cost.... there is an HOA along with that.
      At the end of the day it's about the house, the location, but also the lifestyle that suites you best

    I'm curious as to how I can exempt $35K of retirement income from taxes in NC. Everywhere I look indicates pensions, 401ks and similar accounts are fully taxed.

      I will say I am not a tax professional and this information came off a gov website. That being said I woild guess it has to do with type of income (pension, social security, etc) but I would 100% ask your tax professional

    She lying! Check your pay stubs! You do pay STATE TAXES! If you do not consider yourself a liberal Democrat stay out of Charlotte!

      All of the information I have shared is via the state website. What I have referenced is not zero income tax on your pay, but no tax on your investment accounts (retirement income). South Carolina has different rules regarding this

      Social Security income is not taxed however, withdrawals from retirement accounts such as 401ks are fully taxed which really sucks for seniors. I am considering NC to retire but I wish it was a bit more friendly for retirees. It is still cheaper to retire to NC than my state of WA.

      @@nutritioncoachjo You are correct accounts like 401ks are taxed on the back end (whether you are retired or not). This type of account is very up front about the fact they are taxed on the back end. This is nation wide and just that form of investment. Things like Roth IRAs are taxed on the way in. :) And yes NC is still far less expensive than other areas of the country to retire
