      Is it happening. On 13th we had vj mock floor where we could see how entire floor would look like.
      Road will be opened after negotiations between 3 builders about money to spend to develop the road. Right now 2 are not happy with the amount quoted by the 3rd so negotiations r still on. It should get sorted out by possesion. Looks like new road entry would be from here. Google maps coordinates 18.5677174, 73.9628172

    I came across a NA plot project and the developers is saying individual 7/12 won't be given however society will be formed and a share certificate will be given. Is this correct ? Do you see any problem with this? Sir please do help on this 🙏

    Can we take possession without amenities. Builder is saying flat possession will give as per Rera date but amenities possession will be given after 6 months. Is this legal and should we proceed or not as we have to pay last 5% amount. Appreciate your response

      I guess, you have to take possession if rera no. is different for each tower. If there is a single rera no. for project, you may wait for completion.

    @SaudaGhar I had booked last year a property, and had reservations against agreement clauses, I asked to either modify or remove via email, byt they never replied and whenever I goto the site only then they were ready to discuss face to face, so I asked for cancellation, still they were no convinced, i had to goto the VP of the company,and after 2-3 months after such discussions fortunately I got full refund for booking amount +SDR,
    Since then I am still searching for another suitable property

    Hello Sir,
    I need your suggestion, on existing Home loan (started in march 2021) for which I have applied for PMAY-MIG CLSS scheme. Since May 2021 it is stuck on level 3. After multiple grievances, emails and calls I have not received any subsidy.
    Do you think I should move my loan to another bank offering better interest rate or should I wait for the subsidy to be released?
    You guys are doing god's work helping people against those who are ready to loot anyone with no/less knowledge about real estate. Thank You and keep up the great work.

    If builder has given written in email that possession date is July 27 but in agreement he writes that possession date will be July 28.
    Which date will be forcefully applied here. Please answer sir

    Can the builder get any extension if OC is not received on time?The builder added this clause if any problem gets in the OC process then cannot give any compensation

    Sir , Is grace period mentioned in agreement is a legal clause? Even after a Rera extension of 6 months now builder is saying 6 months of grace period is also applicable hence , possession is delayed by 1 year and you can't claim penalty. Is it correct?

    Best option is to buy a READY POSSESSION property. No pre-emi, no rent, just pay and move-in.
    I just purchased a 2 BHK in Puneville Phase 2 from Puneville Landowners.

    Hi shishu ji… Thank u again for making such informative videos… I have a question regarding ANP autograph project… In the DP plan we can clearly see STP plant mentioned besides project land… sales person is stating that it is already cancelled and same can be seen from the table in the DP plan with EP number shown along side the land parcel.. can u pls clarify what can we do and how to verify if sales person is telling the truth?       STP plant che kuch nahi hota ....har society abhi STP plant mandatory hota hai.
      It is enclosed structure.
      Government ka STP plant aane se kuch nahi hone wala
      Do not worry.

    Sir ye bataye ki log 60-70 lac k loan leke kaise survive kar pa rahe h ?
    20 saal ka loan 9% interest rahe p bhi 60k tak ki EMI aati h, log kaise afford kar pa rahe h ? Ya josh Josh mein loan leke debt mein ja rahe h, sir kuch samjh mein nahi aaraha. 20 saal tak koi 60k rs kaise de sakta h

So with extra emi yearly basis I m planning to clear loan in 20 years.. even if I left Pune , I can give flat on rent if possible.. also I have 2nd home in Nashik which I am considering as a retirement home.. I have purchased flat jn integrated township , which gave me some discount on stamp duty registration, and one time maintenance is lowering monthly expenses on flat...

    VTP wale false selling karke bina allotment letter diye 1 percent k naam par mere 1.4 lakh khane wala tha. 6 months lage aur bahut mental harraasment hua but paise wapas aaye. But many people dnt fight and lose their hard earned money. Customers shud not bend and lose money for wrong reasons

      @@ayushtiwari4686 maine bahut escalate kiya. Calls email and rera ka guidelines bheje bahut dimag kharab karna pada fir finally mila paisa last week. 3 lakh ka 6 months ka opportunity cost loss tha mera and mental agony. But finally mil gaya. VTP se door rahunga humesha.

    Paid stamp duty to the advocate account on 15th Nov. 2023 as said by the builder .But Registration done on 30th March 2024.350000/- was with the advocate till then.what is the rule.

    Guys , one of their executives Kamlesh Wadhwani is a seriously insecure guy , he was not talking properly at all. Team Saudaghar please consider my request to put him in a backend team , he is definately not your customer facing guy....he is insecure, does not let the customer speak, he is a damage to your brand. @SaudaGhar

    Sir, shree Sai Hills, Kesnand, wagholi, Pune me 2019 me flat book kiya possession date agreement me December 2022 ki thi lekin aaj tak possession nahi mila. RERA registered property hote bhi aisi halat hai kya kare? Aap se request hai ki es project per vedio banayange to minimum 100 customer aapko duwa denge.

    Sir 2014 me 1 joint venture agreement hua he tabse 2021 tak usne kuch kaam nhi kiya fir new agreement banya jgha thodi adhai change krke lekin lgra he wo kuch karega nhi jaldi toh court se cancel krva sakte kya usko or kitna time jayega usme 😢
