    If building a 1200 sf detached adu how big can the garage for the adu be? Meaning there would be an 1200sf with a garage

      This will vary based on your jurisdiction. Here's an 1,100 sq ft ADU we did in San Diego with a 456 sq ft attached garage.

      Let's say the ADU costs you $200k. Your property tax will increase by 1-2% ($2000 to $4000) of that cost

      Accessory Dwelling Unit. Essentially it's converting unused space, such as a garage, attic, or basement, into living space.

      Thanks @coreyl2173 ! @RuizCaz, as Corey said, ADU stands for Accessory Dwelling Unit, but folks may refer to them as granny flats, additional dwelling units, or even garage conversions. An ADU is a secondary independent living space on a residential property - you can convert an existing space (like the garage in this video) OR you can build it from scratch in your backyard!

      They can do a lot with garage conversions that support the home.

    If you take garage away, it depreciates the property as well. So net net not sure if garage conversion actually adds value.

      Based on garage conversion projects we've been involved with, the property increases in value. An ADU offers a lot more functionality and versatility than a garage.

      @@Maxable This is a blanket statement that's not based on numbers (basically meaningless). You would only know if the property increases/loses value when it sellls.

      @@eschrader The 35% is not based on real data, so it's purely fabrication. Without a garage, 99% of the homebuyers wouldn't even consider a home without a garage. More and more people are driving electric vehicles and need to charge their cars in the garage. In California where homes are easily over $1M, a lot of buyers are not even considering single car garage since a lot of them have 1 suv and 1 tesla. Without a garage, the property can only appeal to investor type of buyers.
