    Please when buying a house in Portland hire an independent appraiser before entering into a contract.

      Interesting. This is not something I would ever recommend my clients to do. Appraisals are expensive and happen anyways as a contingency to a sale, so I'm curious why you think this is important for people to do. Can you plz explain your reasoning? Thx for watching!

      @@portlandoregonliving many realtors or owners do on occasion misrepresent properties for sale and on the back end can cost the person more than what they thought. Yes you are right when bank loans are used for said properties an appraisal is involved. Otherwise it is at the discretion of the buyer.

      Gotcha, yeah not necessarily a bad idea to get an appraisal if you are a cash buyer, but even then when it comes to houses, value is always subjective. The amount any home sells for is, at the very least, the lowest a seller is willing to sell for, and the most a buyer is willing to pay. If both of those things don't chalk up, there's no sale to even talk about. I see a lot of homes sit on the market for weeks and sometimes even months which typically is an indication that nobody values the home at that price anyways, which is something I always educate my buyer clients on and help them pinpoint the correct price which will always be lower than the list price. However, sometimes on the flip side, my clients find themselves in a situation where they are not alone in wanting "that house," in which case, the price was appealing to not just them but others too which = demand, and we all know what happens when demand goes up, price/value do too. Anyways, there's a lot of different ways to make sure you aren't over paying for a house, or if you're a seller, accept lower than what your house is worth so that's also part of the value, among other things, in working with an experienced agent.       My focus is real estate sales, so unfortunately don't work in rentals. you should be able to find rentals on apartments.com, Craigslist, or other sites like that. Gotta be persistent and aggressive tho if you find something you like!
