It does look 45m2 because the length of lounge + kitchen looks 7m and the lounge + bedroom width looks 6m so total is 42m2. No wasted space on hallway etc.

Thank you for your thoughts and comments, but supply and demand set the prices, and this condo is in high demand . So it commands higher prices than many owner buildings in Chiang Mai for the same size unit.

Yes . I thought we mentioned it in the tour but all our condos are government meter electric bills

If It's $790 USD a month, then it's way to over price. It makes no sense to pay that high in Thailand.
