That is a great condo. Here in the states, something like with all those amenities could easily go for $2,000+ per month. As nice as it is, I probably wouldn't pay that much for a condo in Thailand but, man it sure is nice! It’s a really gorgeous place no doubt, but I reckon I’d take one of those teak Thai style bungalows you showed us a few months back and pay to use a pool somewhere else. You can rent full houses for as little as 7k. We just got a three bed house not far from the center for 11k per month. Something to think about before paying often twice as much for the condos. Depends what your preferences are I suppose. For me, I like local areas for the quiet and the massive difference in price

I'm going to Chiang Mai for a small destination wedding & I booked the Astra Sky River for myself through Airbnb. However, the rest of the wedding party booked hotels. Do you know if I will be able to bring a few guests over to come enjoy the pool with me?
That's sensational Wayne. Renting that for 12 to 13 years is the same price as the purchase price so for me it's a no brainer to outlay $280,000. Seeing a unit where I am in Sydney costs 3 or 4 times that, it looks like outstanding value. Cheers mate.🤩
Not outstanding money for Thailand ! the differences is that in Australia appartment increase in value over time , witch is not the case in Thailand ! Construction cost and labor are way Cheaper, so compare what is comparable in each country Cheers

Maybe I should have phrased it better but the benefit of owning a property that increased dramatically in value, especially the last few years has provided me with a substantial asset that gives me a wonderful nest egg and many opportunities. Buying that for 7 million well within my means and no point in paying dead money rent. Is that better?
@@mcb00m correct, the last six months properties have lost up to 20% in value but still way ahead of where they were in value just before Covid struck when the market went crazy. Multiple interest rate increases that the Reserve Bank predicted would not happen until 2024 put paid to that and the market has adjusted accordingly.

The pool was over the top at the Astra, and when you look at what you get in the UK.or US for that price it might seem like a deal but not really my thing either. For many it may be an oasis, but those sort of places seem a bit claustrophobic and isolated to me.

Thanks for a very interesting video. I like that little mall across from the condo. I have been there many times. The trouble with new Thai construction is it ages quickly. I looked at condos pre-pandemic and returned now three years later for a second look at purchase prospects. I was shocked at how quickly the buildings aged. And so glad I didn't buy! I also find the size of rooms claustrophobic. For example, where would two people in that two bedroom condo find their individual spaces to spread out with their computer, books, etc. No where!
Oh no 😋 the noodle place you said is always busy is like that for a reason. Popular with Chinese customers and the owners speak Mandarin (but not the staff). Pork wonton soup with egg noodles is outstanding and the Gyoza is their signature dish. The place you didn't know what it was, is a religious establishment 🤫 and I was interested to see the iron works at the front - that's new 🤨 At KBank, cross the road and that alley has the best moo krob and satay anywhere - just on the right hand side. Hi, I'm sure you'll have a great stay in The Astra Skywalk. Many street food out on the road at night and you have a small food and coffee complex across the road. It's only a short walk into the action of Chiang Mai also. Yes, good area.
All the studio rooms was sold, and will prob be rented out by private landlords. I did see some owners advertising online. Probably around 15 - 20,000 a month.

Hi, I've not used my Starling for a while, so not sure if it's possible to change the number. I'm sure you can though, as it's a travel card. What i do, is bring my UK sim with me and keep it in a seperate phone. I've had had my UK sim with me for nearly 4 years and i keep it active by sending a message from it every 6 months.
Nobody knows, as I mention in the comments. All 1 bedroom were sold and the owners will set their own rental prices. They will all have different prices for rent 👍
I wish you would have checked out the clothes washer to see if it was a washer/dryer combo. I like that you not only looked at the condo, but also walked the neighborhood to show what's available nearby.
What is the mix of guests, by country? Mostly local Thai? I don't think so. Also, I have not met too many local girls who enjoy baking in the sun by the pool. The reason this condo is so interesting is because, from a marketing point of view, it is a sign of things to come. The demographics in Chiang Mai are changing. Time for me to move farther outside the city. (But is that pool heated?)
Not for me, but as you said some might be interested ! I would rather choose a small house or condo with a decent price , a little outside the city , like the Thai house surrounded by greenery or the colonial room you showed us previously Much more value for money, that those condo especialy constructed to atract people that do not have time to compare . "this place is not a hotel". Believe me, after just moved out of the older Astra this month, I can confirm that it is purely a hotel and only tourists stay there - it's all Airbnb. If you like living in hotels, then the place is great. If you have a job and like to sleep before midnight without the sound of parties and people on the balcony below you smoking, drinking and playing music, avoid.
@@WalkAboutWayne The old Astra isn't a hotel. It's the same as the new Sky River with the same owners. They have the same signs up inside saying "no backpackers"...etc. They have to because the govt is trying to support local hotels by prohibiting Thais and foreign owners from letting via Airbnb. Also, most of the owners are Chinese so they can make more from short-term Airbnb than they can from long-term rentals. We were paying 11,000 a month for a 55sqm 1 bed. Now the (Chinese owner) asked us for 15k so we left. But if they can rent out at 800 to 1,000 per night, they make double than long term rentals
yes, 35,000 thb is a lot, you can live a whole month for that money, but if you spend 100,000 every month, that apartment and the nice pole are something you must have for sure
I know someone who has bought in the complex..it's obvious to a high standard..the design is typically Thai..weird layout in regards to the separate area for the oven ... surely you would put the laundry in that area instead..and the strata fees will be huge going forward.. something to take into consideration..great views though.. thanks.
Yes, over 50% have been sold already. It did look like a high quality standard. I think the showroom might be a different layout to some of the other 2 bedrooms. Someone has told me they have a condo here also.
bro, do you know the Thai banks that will allow us to withdraw money using the wise card without any atm fee in Thailand Wise says I could withdraw without atm fees for about 300 euros a month but most of the Thai atms are charging 220 baht even when i am withdrawing the thai baht in my wise card .. ha
The card is Free for taking out money mate but it's the Thai banks that charge you. I've never tried going in the bank with a debit card, but it's worth a try. Bangkok Bank will be the best bet. Take your passport and get a money exchange ticket from the machine and wait for your number . Good luck.

Very nice indeed. At 35K a month i would have to make a couple of hasty withdrawals from a bank or two first in order to live there i think. All the warning signs are in Thai and English, but not in Chinese. Interesting. You would think that they would have a sign in Chinese for no eating and no smoking. Surprising.
Wayne, you did not check out the water heater wattage and the AC efficiency. Two crucial factors to understand before you sign the lease. You need 8000 watts for heater. And, an EER, SEER, of at least 23 for AC. I bet if you had asked that girl anything about AC efficiency or water heater wattage, she would not have had a clue, anyway. Most uneducated Thai people know only if something is "new" or "old". This is really all they care about. This is why it is important to stay close to the universities. You can find a few smart young people, and only one or two smart profs.

English mate bought one of these - 2 bedroom. Seems nice but then it's in Chiang Mai which is the least fun place in Thailand. Not to mention worst air quality in Thailand and during the burning worst in the world. So it's a shame they built it where it is
@@WalkAboutWayne well I'm totally confused TBH. Spent 8 months during Covid with my (age appropriate) Thai GF. Had her car loaded with mountain bikes, dive gear, hiking gear etc, and we literally covered *every* inhabited island including some that thankfully most people haven't really discovered yet, and many uninhabited ones. Magic time. So I was back to Thailand this Christmas just gone for 3 weeks and we drove up from Bangkok and did some glamping and getting right into the country life at Doi Inthanon and went right to the top of Thailand etc. I was super keen to check out Chiang Mai because I had heard good things and it seemed a different adventure to the now tourist-riddled islands down south. And we are keen cyclists. But when we got to Chaing Mail we were just like "WTF?". The traffic is *appalling*, it's full of tourists, and it's all kinda shitty. It was like being in a not-so-nice area of Bangkok but without the big city vibe of BKK. We went to that new rooftop bar that TBH was ruined by some wankers doing Salsa dancing of all things. We biked around. Drove around. Left after 2 days because we were just like "bollocks to this". I guess we'll go back again because as mentioned a friend bought in Astra Sky, so I'm prepared to give it another shot (despite being absolutely miles from anywhere especially the coast), but you know, if you want country and cycling and hiking and some culture, I'd pick Kanchanaburi over Chaing Mai ANY day for a huge number of reasons. ps 200 baht says that the roof pool will be closed for 'renovations' some time this year. TIT 😅

The rooms are too small. This reminds me of places like DiCondo. High price, and small rooms. I do not need all that Faux Hi-So imitation-classy décor. I like real wood floors. Two or three LARGE rooms. Older small house, but well maintained. Quiet and good for sleeping and study. My lifestyle is study, moderate exercise walking in the hills, and Thai language learning. Roosters, barking dogs, cheap furnishings, roosters and aircraft are huge hinderances which keep me from my ideal way of life. This place is not for me. Except, the pool is amazing for lap swimming.

Hi, I'm sure you'll have a great stay in The Astra Skywalk. Many street food out on the road at night and you have a small food and coffee complex across the road. It's only a short walk into the action of Chiang Mai also. Yes, good area.

All the studio rooms was sold, and will prob be rented out by private landlords. I did see some owners advertising online. Probably around 15 - 20,000 a month.

Hi, I've not used my Starling for a while, so not sure if it's possible to change the number. I'm sure you can though, as it's a travel card. What i do, is bring my UK sim with me and keep it in a seperate phone. I've had had my UK sim with me for nearly 4 years and i keep it active by sending a message from it every 6 months.

Nobody knows, as I mention in the comments. All 1 bedroom were sold and the owners will set their own rental prices. They will all have different prices for rent 👍

I wish you would have checked out the clothes washer to see if it was a washer/dryer combo. I like that you not only looked at the condo, but also walked the neighborhood to show what's available nearby.

Yeah they are I just came back from there, it is truly magnificent and you can lap swim at the far end of the pool.
What is the mix of guests, by country? Mostly local Thai? I don't think so. Also, I have not met too many local girls who enjoy baking in the sun by the pool. The reason this condo is so interesting is because, from a marketing point of view, it is a sign of things to come. The demographics in Chiang Mai are changing. Time for me to move farther outside the city. (But is that pool heated?)

I would rather choose a small house or condo with a decent price , a little outside the city , like the Thai house surrounded by greenery or the colonial room you showed us previously Much more value for money, that those condo especialy constructed to atract people that do not have time to compare . "this place is not a hotel". Believe me, after just moved out of the older Astra this month, I can confirm that it is purely a hotel and only tourists stay there - it's all Airbnb. If you like living in hotels, then the place is great. If you have a job and like to sleep before midnight without the sound of parties and people on the balcony below you smoking, drinking and playing music, avoid.
Is that the old Astra, or you talking about Sky River mate? I knew the old Astra was a hotel.
@@WalkAboutWayne The old Astra isn't a hotel. It's the same as the new Sky River with the same owners. They have the same signs up inside saying "no backpackers"...etc. They have to because the govt is trying to support local hotels by prohibiting Thais and foreign owners from letting via Airbnb. Also, most of the owners are Chinese so they can make more from short-term Airbnb than they can from long-term rentals. We were paying 11,000 a month for a 55sqm 1 bed. Now the (Chinese owner) asked us for 15k so we left. But if they can rent out at 800 to 1,000 per night, they make double than long term rentals

yes, 35,000 thb is a lot, you can live a whole month for that money, but if you spend 100,000 every month, that apartment and the nice pole are something you must have for sure

I know someone who has bought in the complex..it's obvious to a high standard..the design is typically Thai..weird layout in regards to the separate area for the oven ... surely you would put the laundry in that area instead..and the strata fees will be huge going forward.. something to take into consideration..great views though.. thanks.
Yes, over 50% have been sold already. It did look like a high quality standard. I think the showroom might be a different layout to some of the other 2 bedrooms. Someone has told me they have a condo here also.
bro, do you know the Thai banks that will allow us to withdraw money using the wise card without any atm fee in Thailand
Wise says I could withdraw without atm fees for about 300 euros a month but most of the Thai atms are charging 220 baht even when i am withdrawing the thai baht in my wise card .. ha
The card is Free for taking out money mate but it's the Thai banks that charge you.
I've never tried going in the bank with a debit card, but it's worth a try. Bangkok Bank will be the best bet. Take your passport and get a money exchange ticket from the machine and wait for your number .

Have checked, Bank of China is the only one that offers free atm withdrawal if you have the Union Pay logo on your card

Wayne, you did not check out the water heater wattage and the AC efficiency. Two crucial factors to understand before you sign the lease. You need 8000 watts for heater. And, an EER, SEER, of at least 23 for AC. I bet if you had asked that girl anything about AC efficiency or water heater wattage, she would not have had a clue, anyway. Most uneducated Thai people know only if something is "new" or "old". This is really all they care about. This is why it is important to stay close to the universities. You can find a few smart young people, and only one or two smart profs.

Had her car loaded with mountain bikes, dive gear, hiking gear etc, and we literally covered *every* inhabited island including some that thankfully most people haven't really discovered yet, and many uninhabited ones. Magic time.
So I was back to Thailand this Christmas just gone for 3 weeks and we drove up from Bangkok and did some glamping and getting right into the country life at Doi Inthanon and went right to the top of Thailand etc. I was super keen to check out Chiang Mai because I had heard good things and it seemed a different adventure to the now tourist-riddled islands down south. And we are keen cyclists. But when we got to Chaing Mail we were just like "WTF?". The traffic is *appalling*, it's full of tourists, and it's all kinda shitty. It was like being in a not-so-nice area of Bangkok but without the big city vibe of BKK. We went to that new rooftop bar that TBH was ruined by some wankers doing Salsa dancing of all things. We biked around. Drove around. Left after 2 days because we were just like "bollocks to this".
I guess we'll go back again because as mentioned a friend bought in Astra Sky, so I'm prepared to give it another shot (despite being absolutely miles from anywhere especially the coast), but you know, if you want country and cycling and hiking and some culture, I'd pick Kanchanaburi over Chaing Mai ANY day for a huge number of reasons.
ps 200 baht says that the roof pool will be closed for 'renovations' some time this year. TIT 😅
@@stangoodvibes No worries David. Chiang Mai isn't for everyone and it's far from perfect. Everyone's different I guess. City center will always have traffic. Checkout the outskirts man, loads of nature and things to do.
I've heard good things about Kanchaburi, I want to check that place out sometime.

The rooms are too small. This reminds me of places like DiCondo. High price, and small rooms. I do not need all that Faux Hi-So imitation-classy décor. I like real wood floors. Two or three LARGE rooms. Older small house, but well maintained. Quiet and good for sleeping and study. My lifestyle is study, moderate exercise walking in the hills, and Thai language learning. Roosters, barking dogs, cheap furnishings, roosters and aircraft are huge hinderances which keep me from my ideal way of life. This place is not for me. Except, the pool is amazing for lap swimming.
