Hey sis. After 2 months of back n’ forth with BIR we finally hired someone to process the title transfer. Driving back and forth. Not always having the correct paperwork or signatures, hours waiting at the office. Uggh!
Hi Alex, I'm base here in the US and we bought a land under my brother in law in PI at St. Charbel in Cavite under Sta. Lucia developer. We paid it off so now we wanted to transfer our title into our name but they're asking us to pay more than 500k for late payments intrerest and including the title transfer. My sister in law in the Philippines is the one who's depositing the monthy payments through the bank. My sister in law went to talk to them to see if they can waive the late interest charges and they said they can't. What can we do to continue the title transfer? Please let me know, I would really appreciate if you'll get back with me with any advice..Thanks!
Hi! If both parents are still alive and are the registered owners of the property, they can do what they want with it. The kids don’t have any claim to ownership until one passes on and you’ll have to settle the estate tax
Hello, can I please ask, at what point does the purchaser of a land property make the actual cash payment transaction? Is this done at the same time/office where you initiate the secured and notarized deed of sale with the seller and attorney present and notarized? Thank you

Do kids have any claim on house and lot if the parents sell their property while they still alive ?

Is there a payment for transfer fee amounting 30-50k??
If you will outsource the title transfer then yes. If you will do it on your own then none except for the usual fees to be paid to ROD.

Transfer taxes are one time payment. Real property tax is annual
