Good question! Bit of both really we have done deals where there was quite a bit of work to be done. But we have just taken on a deal where we only needed to buy bedding and a few lamps. I haven't got a deal before with tenants in there but I'm sure it can happen, that would be absolutely ideal haha

If in article 4 area you will need to look for landlords who already have HMO licence. There will typically be less initial cost in this area because everything is already done for you. But in non article 4 area you can find deals faster and easier because you can turn houses that where not already HMOs into HMOs without planning permission which is good but the initial expense would typically be higher and there would be more work to do. That said, most places are article 4 now.
Gotta a question for you guys, do you need a personal hmo license if your doing a rent to rent hmo and the landlord has a license themselves that is not expired?
Yeh contract should be written up by a solicitor always. Let me know if you get a deal on the table and it’s close to getting over the line I’ll put you onto the right person to write it up for you. Costed us around £270.

Should you start up as a sole trader or private limited company? With a sole trader it is a lot easier to set up and do taxes

I just pay £250-£300 for a legal guy to run through the deal and the contract that’s about it
