    Me and my partner have secured 3 R2R hmos, all been 6 beds. We are now just trying to crunch the numbers and what we will be able to achieve per room. Really tempted to buy your hmo course, for £200 it seems like a good deal. I fact I’m doing it after this message

    On your first point (Shiny penny analogy) - you should read the book ‘Range’.
    Summary: Successful people that try lots of things at the start of their career/journey and then find the thing to focus on, do really well as they have worked out what works best for them.

    I really needed to hear this, consistency is king! I've felt like giving up but I know I will regret as I am capable to achieve success in the property industry. Also staying focused on 1 thing! You were literally describing me a year ago, doing everything and moving on to the next. Thanks for sharing and being inspiring

    The best advice to anyone wanting to start in property is to get a decent amount of capital together to begin with, through your existing job / side hustle etc. Even if that takes time. Rather than listening to all these “Become a property millionaire in 30 days, With no money” on UA-cam!

    Loved this, good content. You have slugged it out and looking like you have come through. My question is, I would like to have a mentor but like everything else, like you were talking about there’s a lot out there and the noise is confusing. Anyway thanks that was good.

    Bet you wish you wasn't ripping all the equity out of your portfolio when interests rates were low so you could just start paying it back at hight rates

      Probs not, so long as there's an increase in income then the margin stays the same. By releasing equity out of the portfolio via debt there's zero tax to pay. That's untaxed capital that can be deployed in times like now, when bargains are aplenty
