Philippines built all these condos that are too expensive for the locals. 40% of housing is dedicated to 3% of the population.... the problem is that foreigners don't want to buy when they can buy a house or condo back in their home country for the same price and rent it out for double then what you can get in philippines because of the overstock in PH. So it makes sense to buy a home in your country rent it out and keep 1/2 the money and use 1/2 to rent a condo here in PH.

The 16-month rule for staying in the Philippines applies to foreign tourists and temporary visitors who enter the country on a visa-free basis or with a temporary visitor visa. Here are the key points:
      1. Visitors can extend their stay up to a maximum of 16 months (approximately 480 days) through multiple extensions at Bureau of Immigration offices[3].
      2. This rule applies to both visa-exempt visitors and those who enter with a temporary visitor visa[3].
      3. Extensions are typically granted in increments, with options for 1-month or 2-month extensions[1].
      4. After the 16-month period, further extensions are subject to different maximum limits based on nationality:
      - Non-visa required nationals (visa-exempt visitors) can extend their stay up to 36 months[1].
      - Visa-required nationals can extend their stay up to 24 months[1].
      5. Each extension requires payment of various fees, including extension fees, application fees, and other administrative charges[1].
It's important to note that while the 16-month rule is generally applicable, the actual duration of stay is subject to immigration authorities' discretion and may vary based on individual circumstances.
Recency of information: The sources used for this information are dated between April 2024 and December 2024, with the most recent update being from December 4, 2024[2]. As of the current date (January 8, 2025), this information is considered recent and likely still applicable, but it's always advisable to check with the Philippine Bureau of Immigration for the most up-to-date regulations.

The duration a foreigner can stay in the Philippines varies depending on their nationality and visa status. Here's a detailed explanation of the stay durations, including the 16-month and 36-month rules, based on the most recent information available as of January 2025:
      Initial Stay:
      - Most foreign nationals are given a 30-day visa-free stay upon arrival.
      - Some nationalities may receive 7 to 59 days, depending on their country of origin.
      Extension Rules:
      1. 16-Month Rule:
      - Applies to all foreign nationals, regardless of visa requirement status.
      - Allows for extensions of stay up to a maximum of 16 months from the date of arrival.
      - Requires applying for an Extension of Stay at any Bureau of Immigration office before the authorized stay expires.
      - Extensions are granted in increments, with fees applying for each extension.
      2. 36-Month Rule:
      - Applies specifically to non-visa required nationals (those from countries under Executive Order No. 408).
      - Allows for extensions of stay up to a total of 36 months from the date of latest recorded arrival.
      - This rule supersedes the 16-month rule for eligible nationals.
      3. 24-Month Rule:
      - Applies to visa-required nationals.
      - Allows for extensions of stay up to a total of 24 months from the date of latest recorded arrival.
      Administrative Steps for Extensions:
      1. Visit a Bureau of Immigration office before the current authorized stay expires.
      2. Complete the visa extension form (TVS-C-VE-2016).
      3. Present a valid passport.
      4. Pay the applicable fees.
      Additional Considerations:
      - Overstaying for more than 6 months, even if within the allowable period, may require processing at the BI Main Office or other authorized Immigration Offices.
      - The 16-month rule applies as a general guideline, while the 36-month and 24-month rules are specific to visa status and nationality.
This information is based on the most recent data available from the Philippine Bureau of Immigration as of January 2025. However, immigration policies can change, so it's advisable to check with the Bureau of Immigration or a Philippine embassy for the most up-to-date information before travel.
      Citations:
      STRIPPED, COZ YT NO LIKE
Based on the search results, the 16-month rule does not necessarily mean added scrutiny after 16 months, but it does involve additional administrative steps for those wishing to stay beyond 16 months, even if they are allowed to stay for up to 36 months. Here are the key points:
      1. The 16-month rule applies to all foreign nationals, regardless of visa requirement status[5].
      2. For extensions beyond 16 months, the approval of the Commissioner of the Bureau of Immigration is required[5]. This suggests an additional level of review, but not necessarily increased scrutiny.
      3. Non-visa required nationals can stay for up to 36 months, while visa-required nationals can stay for up to 24 months[5].
      4. The Long-Stay Visitor Visa Extension (LSVVE) scheme allows for extensions up to these maximum periods, but extensions must be applied for regularly[5].
      5. Foreign nationals approaching the 16-month limit from their latest arrival date should be informed of the restriction on extensions beyond this point[5].
It's important to note that this information is based on a Memorandum Circular from 2013[5], and while more recent sources (up to December 2024) discuss overstaying penalties[1] and visa extension processes[4], they do not specifically mention changes to the 16-month rule. Therefore, while the rule still appears to be in effect, it's advisable to check with the Bureau of Immigration for the most current information.

I rent a very large house in Davao for 25,000. I could rent this house for 73 years (for 22 million PHP). If I were a multi-millionaire, sure, I'd probably go for the fancy place (to show off). Nice play for sure - but it's a lot of smoke and mirrors for the average guy. Do you really want to live in a bubble that small? Mactan Newtown is where the action is at. It's a combo commercial and residential design - which is important - because you have 20,000 people working in the call centers on the blvd - and this is where expats will meet women to date and entertain. Newtown has restaurants - grocery stores - gyms - drug stores - 7-11's (2) and McDonald's even. Across the street you have the LG mall with a hardware store and even a computer/service store (Yogo). The pool at 8 Newtown is 80 yards long and is perfect for long distance swimming - or water walking exercise. A one bedroom at 8 Newtown is 30,000 PH - ($511) - and right now you can buy studio corner units for around 4 million pesos. ($70,000)
