Appreciate the info, Britt. Given the current market and what many are forecasting, I suspect that it may be difficult to move these at this price point. Condos in the Phils are notorious for not being well-maintained over time, which dissuades many buyers. Many people opt to rent because of it, especially since they can easily upgrade to a newer/better condo at the drop of a hat.
Perhaps Thailand would be better-suited for buyer/investor types, since you can get something better for half the price. Those that are wishing to live in the Phils long-term may still fare better by renting, especially in the current market. Cheers.

Slightly off topic Britt; I'm pretty sure I want to RENT a studio or 1BR in IT Park. Is it smarter for me to use a realtor? i.e. will I get a better deal with a realtor? Who pays the realtor? Thanks Britt
i lived in cebu city in IT park for 7 years,,,I used Rentpad to find a condo, most realtors or agent are there. I always got my deposit back, not once they tried to rip me off. There is another called lamudi, but i never used it.
That's hard to say. I didn't use a realtor for my 1st condo at 38 Park. Found it on FB Marketplace. Did use a realtor for Marco Polo. Got great deals on both.
The realtor gets paid by the owner.

Britt, thank you for showing these condos! I love all these real estate experts that never were going to buy anything anyway. They compare rural American prices to the most in demand urban properties in the P.I. Not saying that I don't think units were expensive, but haters going to hate. Keep up the great work! Nice but like others are saying, those prices are too high. Much better deals elsewhere, especially over the next few years as prices continue to drop. Really enjoy the real estate side of your channel. Keep it up!

You seem like a great guy and someone Id share a beer with, and yes those condos look decent but those prices are way too high for the Philippines in my opinion, but id rather live in a subdivision of homes instead of condos and they are more affordable than condos and have more room

That works out to yield of between 3-4%, with the owner of the flat taking on all the risk: tenant damage/maintenance, building dilapidation, insurances? Better to put the money in short-term T-bills and take the profits to pay the rent with money left over. The market is severely over-heated. Thank you for making this video - Insightful

If the board is not compassionate or responsible, owners are in deep trouble.
Hard to sell if there are special assessments.

@thomaslieu224 It was horrible to deal with in my last condo. One year it was $8,000. Then $13,000. Then $21,000. Entire assessment each year was for insurance only.

The crazy thing is a parking stall is like $30,000 usd

I will definitely in the rent msrket but it will be difficult to make a deal breaker if someone wsnt to invest in it now because of renting price you can get out of it. But if the location is good the amenities and facilities offered are on par definitely renting one will be good.. for the moment i will prefer passive income to put my money in investment.

@kenskaer4311 So much cheaper than Florida. When I left assessments alone were $21,000/year. Just for the cost of insurance. Add that to my $2560/month payment. I was over $4300/month for a Waterview condo.
One fatal design flaw they have is their design for usable space. Kitchen is worthless spare bedroom in the 2 bedroom won’t fit a bed and for the price point in Cebu is way overpriced. Ridiculous price for a parking spot.

240,000 php per sqm!? That is Makati/BGC prices. You will never cashflow these condos even with a 20 year loan.

@NorbertFrost Haven't learned that yet. I will work on learning that. This condo is near the Mango Square area. Walkable to all the bars and restaurants.
I rent a small 1 bedroom gaited house with double parking for 6k php ($103) per month by Cebu Airport. I use it as a home base and travel S.E. Asia. If things go wrong for me, I can just walk away from it.
It's not as nice as your mall condo, but good enough for me.

@brucemunro7499 Giving all the options. Some people like buying due to SRRV visa. It requires $20,000 in a bank account you can't touch. They count owned property also. Some people like that option.
You need to start getting away from these condo videos nobody wants to see them they all know they're not worth it all you gotta do is look at your subscriptions they stalled

2 bedroom for $258,000 USD my house in Southern Missouri is 3 times bigger and I have 1/2 acre of ground and 2 car garage for same price. Cebu is getting to be so expensive. My wife's family lives not far from Ayala Mall in a gated community. They have a house and next to it a townhouse. The value for both is around 1/2 million dollars USD. When they were built it cost $60,000 . That was about 40 yrs ago but just saying how ridiculous the pricing is in Cebu.On a side note, I hope all those condos are built to withstand earthquakes.

@scottbaird5674 I'm looking to buy in the near future. Not sure how near!!! Love seeing all the options. When I lived in Florida insurance caused a major problem with owning and renting. Prices were so high due to yearly assessments. Mine was $21,000 for one year. These prices may seem high to some, but from what I've seen they are a 1/4 the price of what I could buy in Florida.
Piece of crap for that.
Personally not interested in buying... Renting.
Also we dont want to do themath on US dollars.
