I stayed in Claudia's rental property there in Arpino (Arpinum Divinum) and it was a FANTASTIC town and a fantastic rental. I can't recommend this town highly enough. The weekend that I was there, they had a really awesome food festival and then the next night there was a big concert in the main piazza. I've never seen a tiny town so active. I would love to stay there for a month or two.

Another incredible find. Sage advice, Brad, regarding converting the three units back to one large residence. For those of us with family in Europe, using the 'studio' for guests may work out nicely. This property has a lot of possibilities and is in a picturesque town in Italy. What more could anyone ask for, particularly at this price point. I never saw any comments complaining about you moving too fast, but if they do, they have the wrong guy. Now, Nick of Italian properties does move really, really slow. 😂😅😂 When you came in the entry and pointed up the stairs I thought you meant that was one of the three but all three are on the same level which makes it doable to make it all into one with some serious rearranging. I think I might keep this as 2 units. Make 1 and 2 a 2 bedroom and then keep 3 as an independent unit. That garden space is amazing!! I would love to have that! I wouldn’t even mind sharing it!!
Thank you for showcasing beautiful Arpino! Our home is on the Corso Tulliano. The people in Arpino are so lovely. It is good you pointed out the realities of AirBnB in Italy. People ask me about it all the time, and it just doesn't make sense in a smaller town, so we don't rent our place out.
We have a huge investment here in Montepulciano and even then with a good tourist flow in town 10 months out of the year, it is touch and go... We will make it work, but yeah in a small town it is really hard. I stayed at a 2 bedroom AirBnB in Arce last week and it was €60 for the night. It was like 1,000 sq ft! Fully stocked fridge with waters, and milk, sweets and coffee... But after taxes, and cleaning and laundry and supplies etc, would could be left for the owners?!? €20-25 a night... 😥 thanks for the comment and love your area. If I was single and wifey couldn't veto me I would be down there living and working with Alfano Real Estate full time! 🥳

I’d like to buy the whole building with all surrounding apartments above, below, and adjacent and live in one and turn the rest into vacation rentals. It’s probably less than $500K for everything and in the US that would be $3M+

I was going to join two apts to make my house and rent the other apt to make some money for my cappuccinos ( cause after all the overhead expenses, thats how much i will have left) this is something me & my husband figured out long time ago. And based on this i came to the sad conclusion that I will have to keep my duplexes here cause even though they are in a garbage area they are a gold mine Even after paying: property taxes,mortgage income taxes, maintenance , etc, etc. It would be a big mistake to sell something that is giving me a really good " net revenue" to buy something in italy where i will ended up with vey little money after deducting all these. On the other hand it will be a smart move to buy my retirement home in italy and live the dulce vita there with the income from here. This for sure i will do pretty soon! This is a terrific find brad, too bad is not in montepulciano, san gimignano, lucca etc; cause i was going to buy it yesterday!

It will get better and yes there are many locals that would speak English. A lot of time people say they don't speak English but they really do. But more importantly is you need to be getting your Italian up to speed now. It isn't that hard! Try Duolingo, Flashcards, HelloTalk app etc. Lots of ways to study! BRAD
Why couldn't you do a long term rental vs airbnb? Maybe put 2 of the apts together for yourself then do a long term rental in the 3rd. I love that ground floor apt. That would be mine!!

Yeah but take the price 10X for around here. People need to be careful here about buying stuff to put on Airbnb, etc. I’m doing it and I can tell you it’s tough and I don’t have mortgages. The return is in the single digits in our second year. I could do that with a good dividend stock and not have any exposure to speak of.

One of the reasons why's is difficult to get a good return with short-term rentals in italy ( apart from the overhead expenses you mentioned) is also all the bureaucracy !! . On the other hand, you guys have a much better quality of life there . Enjoy the dulce vita, cause as you said " life is too short" we can't spend our last precious years trying to make more money ( you are blessed with the fact that you can actually have the luxury to retired abroad and have a good life). Many cant even think about it.

There’s a hidden inside the house in the machinery or he transfers outside the house. It’s a long skinny head. You see high on the walls any place other than United States but more and more so there too. That’s a split system.
Part of life no matter where you live is about discovery. What are we discovering is the question where is the hospital? Where is the grocery store? Where is the post office? Where do I pay my bills? that’s life and if people are too damn lazy to explore they have no business being in Italy. Stay home.
