My Best Friend of 40 Years is Moving to Italy! She bought this house in Tuscany. Has a Huge Pool!!

So….
I was just 19 years old, almost 40 years ago when I met my best friend Donnetta. We were like siblings from another mother from the first day. Now she’s moving to our area in Italy because once you come to visit and stay for a while like she did with us, the next step is you want to move here.
She found this great two bedroom two bath house just a few blocks away from Lake Montepulchino in Southern Tuscany. I made this video for her when I went to do a walk-through. She has never seen the house in person and bought it without ever visiting!
The house feels a lot bigger than 700 ft.². It’s nicely decorated and everything is an excellent condition. I forgot to videotape the second bathroom, but it’s in excellent shape too. I shot this video in January 2024. So the pool is still covered up, but I’ll do a follow up video once she’s moved in with all her personal effects. 
Let’s ALL wish Donnetta a happy retirement in Italy! I really appreciate her letting me show this house.

Love the house. Just my size, too. I remember seeing this house for sale!!!! I thought it would be great for me and my 2 pups!! And to have a visitor or two occasionally from the states. I'm so jealous now!! I REALLY liked it when I saw it a month or so ago.

This is a really cute house and the cherry on the cake is the big pool and nice view. I like houses that have character and this one has it for sure. ( your friends is a very lucky woman having you helping her finding a beautiful house and using your real state, expertise & knowledge.
Off topic i would like your opinion about financing in italy cause i was reading what you posted about the banks in italy offering now financing to foreigners to buy property.
My question to you brad is what do you think is better, to get financing in italy or to get a loan in the usa to buy property there ? Cause i have been contemplating the later cause it will be faster, easier, etc, specially if you have good credit. Any advice will be appreciated. Thanks

It’s in the first paragraph of the description. It’s also not for sale. It’s a house my friend just bought. Past tense. Once she moves in and has a decorated like she likes I’ll make a video and at that time she’ll announce the price she paid.

Why do they not have dryers when they have natural gas in most areas?
Because they have great weather outside... simple as that.
I spend about €4000/yr on Gas. That’s without a clothes dryer. That’s why. The average salary here is about €35.000 year before taxes. 🤪
