Is the septic tank having mostly water instead of solids because of the drain pipe disconnection, meaning it was not receiving the discharge from the house all this time?

Man, I'd love to see the construction job of digging under the house and getting that pipe repaired! Too bad the customer declined to get that fixed. Hopefully they don't just continue to rent it out in that condition!

They didn’t keep septic systems on file until 1985, so it can be tricky on these older homes

What happens when someone flushes multiple chemicals down their drains? For instance, bleach the shower, but then ammonias their toilet, or whatever. How does the tank take it?
What can I expect my septic tank hasn't been pump out that I know of 24yrs it's a single family home past 14yrs just been manly one person living I it .

A single chamber septic tank. Do not think I have ever seen one like that.
It's probably an illegal tank/septic system that was installed without proper permits.
