the fact that she brought a pen and notepad to the filming just shows she is serious about taking advice... i haven't seen anyone else take notes during the appointment.
I get stressed by note taking. I'm trying to listen to the current words while so trying to write down what was just said, and I miss a chunk in the middle. My brain doesn't function that way. I would like to focus on what he's saying and ask questions and then go back and watch the video and take notes.

I think some people may be misunderstanding my hesitation to her purchasing a house. Obviously, I would love for her to get a house, but it is beyond risky to get into a mortgage without a fully funded six-month emergency fund first! I just want her and her family to be safe and stay there for as long as they want.
I think you overestimate how risky home ownership is and underestimate its value. Owning a home means not having to worry about the unexpected expenses associated with being evicted, and with having your rent increased on you. You want to have an emergency fund whether you own or rent, because both come with risks. In my case, I bought a home with no emergency fund. Obviously you can never predict the market, but had I not bought when I did, I would have never been able to save more, because rent would have been higher than the mortgage and maintenance for the same size of unit, and because rents have gone up so much since then that I never would have been able to afford to get into the market otherwise.
She should have made it clear right from the start that she bought a mobile home which is parked on her parent's property to be near them as they look after the kids at night while she works. She made it sound like she bought a house nearby them.
In my first month of home ownership my boiler broke during the coldest snap of winter and I needed a new one. There was a pest problem and a leak from the bathroom. You definitely need money set aside for these sorts of things happening, or you’ll get yourself into trouble. That being said, if I didn’t buy when I did, I would have missed the
@@TheChewyleaf I bought a condo, so I pay monthly maintenance fees. Most of the big issues are covered by the building’s contingency fund. Worst case scenario you get hit with an assessment, but there are lower interest loans available for those. Major issues are covered through insurance and minor issues are not extremely expensive, and I do most of the repair work myself to save money.

The relief in her eyes when she realized it would only be a 14 month correction was heartwarming I'm sure she will stick to it. I made the same mistake, I bought my house without an emergency fund and the $15K heat/AC broke during near death valley temps😭. Lesson learned for sure I will never do that again. Not having an emergency fund is an 🚨 EMERGENCY 🚨

You get one with 0 interest the first year, make your big purchase (this is what I did at the beginning of covid, I was kicked out of my house and needed a place to rent and furniture to sleep on). Then, with the job you have, you make steady payments on that card.
I didnt know this until a few years ago when my fiance taught me how to build credit. I as well as many other Americans are taught that credit cards are bad, don't use what you don't have, and they, in turn, have bad or no credit. Was finally able to get my credit score to 790 from credit cards being paid off on time.
When the commenter said get a credit card with high limits, im sure he wasn't thinking "and don't pay it back" or "rack up interest". Or maybe he was. There's a way of getting a credit card with high limits for this type of emergency and still paying it off on time, within that year, and not collecting any interest or debt.

She basically have no life. I’m a nurse and work 3x12 nightshift and I need one full day to recover. This woman is burnt out and overworked.
I love this lady! She is a hard worker, supporting her herself and her family. She seems like a good parent (and I fully agree that she should be monitoring her kids online!). She is making positive changes to improve her financial health by paying off her cards, driving older cars, limiting her spending and seeking out financial education and assistance via Caleb and probably elsewhere. I wish her success, big pat on the back. I hope she doesn’t forget to take care of herself too!
I have empathy for this lady.
She is a single mother, her ex husband has terminal disease. She probably can’t count on him for any emotional, physical or financial support. She has two kids, a super hectic and stressful job. With all these physical and emotional toll, it’s easy to see why she’s ignoring her finances.
I hope Caleb can help her, and that she will take these advice to heart and make better changes for her family and herself.

Yeah right... this lady has a ton of support!!🤦♂️ The dying Ex is forced to pay child support even though she has a great income. Her family (parents, aunt, etc) are all there for her and the kids. She owns a home, and is able to stockpile a ton of cash.
She needs to take accountability. She let the guy cum inside of her and create the kids. She let herself build all this debt, she decided she doesn't want an emergency fund. No excuses if she's gonna come and complain about "needing a place to live"

I'll never get that mentality. I rented for FOUR YEARS while I paid off all my debt in 34 months. It's stable, secure and if something breaks, the property management handles it so it's not an extra expense incurred for me. There's nothing wrong with renting, people!
Yeah I feel, she doesn't understand one statement doesn't completely justify the other. Also (I'm not saying it's her daughter's responsibility) but she has a 15 year old child, old enough to babysit for the few hours between her leaving for work and the 4 year old going to bed.

So many people fall into the trap of “if PITI < renting, then buying is better!”. Forgetting that there’s a lot more cost to home buying than just the mortgage, taxes and insurance

If you have time between audits, I think a good idea for a video would be 5 tips for people in average situations to boost their personal finances without taking drastic actions!
1) know how much cash flows in and how much goes out by reviewing your financials frequently.
2) BUDGET. set x aside for food, savings, expenses, etc
3) Learn how credit cards and interest work. Paying more than the minimum, doing cost benefit analysis for balance transfer, etc.
4) Learn how to save, no matter how little
5) revisit the above 4 frequently to always be on track
the problem with that is to really make a change takes drastic action.

I've never had a credit card. No debt. Try that.
Her living on her parents property makes 100% sense, her kids can sleep in their own bed and be within arms each of her parents.
Also, parental control is absolutely a necessity, she's a good mom.
She is admirable. She had her first daughter pretty young and she has done really well to qualify and earn a high income.
The issue with the property: what if the parents fall into debt and need to sell the land? The chance might be low, but it's never zero. She does not own the land her house is standing on, which is problematic.
My only gripe is that she should have bought out a portion of the parents land. If anything happens with her parent’s finances or just in general, she could be in massive trouble. Tbh Caleb’s response to the own/rent really frustrated me, she’s a single mum working night shift. She needs the stability of not know they’ll be evicted or being denied to renew the lease after 12mths. Her kids deserve to sleep in their own bed 6 nights a week, it’s not fair to expect the kids to be dropped off after dinner and picked up then driven straight to school. Also staying at the grandparents 6 nights a week could impact her child support and custody.

This audit was incredibly refreshing and relatable since the guest had an established well paying career. Audit aptly demonstrated how people can easily lose themselves in the grind. The early mornings and late nights. Grappling with inflationary pressure on prices on essentials, gas, groceries and housing. Trying to parent and splurging to compensate for lack of time. Exhaustion is all consuming, no time for reflection on how to best leverage your hard earned income. Hope to see more similarly situated guests

Caleb, your videos have helped me so much brother. Unfortunately lost my friend to suicide 2 years ago and fell into a spiral. Drained my savings, retirement and racked up about 16k in credit card debt. Between your videos and therapy, I’ve managed to dig myself out of that hole financially and mentally. Tomorrow I fully pay of my credit card debt and have never been more excited about the future.

I do think Caleb needs to explain Christmas savings to some of these families. I feel that so many don’t budget for Christmas. They pay towards credit cards and then Christmas hits.

I budget/save for Christmas, and I buy things throughout the year when they are on sale. Makes the holiday shopping way less stressful.

I have a rewards credit card, I pay the card off every month and use some of that reward money for Christmas. So my credit card has paid for the past 5 Christmas. This is the first Christmas as a mom, but they will be less than 5 months old. We shall see what happens.

That whole property discussion was honestly one of the most painful conversations I’ve listened to. Caleb was not asking a difficult question. If she wasn’t giving excuses, she was dancing around the question (I honestly don’t know if she just didn’t understand it at all). I entirely understand Caleb’s frustration because I was getting frustrated too lol
my parents built their house on my grandparents land (they had two lots) because my grandparents were very persistent about it. so i can understand why she felt that was the only option, if her parents were pushing her to do so.
How does she still owe $187,000 on a trailer she doesn't even own the land it is parked on? The very nicest most expensive double wide trailers cost $130k new. She could have bought a nice single-wide 3 bedroom trailer for $50k.

Right, none of that made sense. Most of the cost of a house is the land under it. If you built your house on your parents’ land, it should be cheaper than renting.
I definitely have to comment that the choice to turn off internet at night is very smart for her teenage daughter. During her development, she won’t get into horrible habits nor rely on the internet to fall asleep.
I’m 26 and I had strict parents but I’m glad she is doing that. I remember I used to fall asleep reading books (before social media was a huge thing anyways and well before TikTok). And now my teen brothers are on TikTok all night

I used to teach nurses and medics. A lot young nurses go from earning 10-12 dollars an hour to 20-40 an hour. They go into expensive shopping spree on the first 2 years of their career. They fall into traps of debt and trying to keep up with their fellow nurses lifestyle. When you a person that invest and saves they look at you like a piece of crap. Same thing happens with new doctors, techs, and similar careers.
My first big purchase as a new doctor I financed a $30,000 rolex to keep up with my peers :) 😅

I actually just watched a video recently on UA-cam from a RN who has been nursing for 15+ years who talked about what she's witnessed over the years with fellow nurses making unwise financial decisions (i.e., buying luxury bags, getting nicer cars, etc.) once they start making a little money. It's honestly wild how lifestyle creep can trap you in debt.
Most nurses are broke if you search why are nurses broke you will see the lifestyle inflation creep plus they get with dusty men that’s why nurses working into they 60’s and 70’s but can’t stop because of the income
My mom passed about a year ago due to ALS, thank you so very much to this woman and all those that take care of people like my mom. They truly dont get paid enough.

As someone who was pretty sheltered and had strict parents, I can say that once kids get out on their own it’s hell in a speed boat. I went 3,000 miles away from home for college and lost my scholarship and flunked out 3 years later because I had no idea how to make good choices because my parents never let me be independent. I beg all parents to gradually allow teens to have some sort of freedom/independence before leaving the house.

Not being on the internet from 10pm to 6am seems fine if they're young, but once they're in high school, I'd let that go. Sometimes you have to pull all-nighters researching or text a close friend, etc.

I LOVE seeing follow up videos in general, but would really love to see a follow up episode with this woman in particular. It is so fun to see when people actually put these suggestions into action and are able to financially recover from these tough situations. This woman seems sincere and hard working, and I want to see how she progresses!
A parent managing a minor child’s social media and internet access is a welcome rarity. Each child has a different need here but I love to hear parents being intentional about it.
I like it too. As tough as the house situation is, I can not imagine leaving my 15 and 4 yo in a camper by themselves every night. She seems like a good woman and I hope she can reach financial success.

Absolutely! Our now 16 year old got himself in trouble at 15 as we were too lax. Although snapchat & tiktok are a no go, he downloaded it onto the school ipad he had access to and snapchat was pushing a social “friend” finder app called Wizz he downloaded… when we saw it, it is like Tinder for 12 year olds ☠️ he found random girls all over the US and face timed with them all night. We now have a 9 PM cut off and device turn in time for all of our 4 kids on top of screen time restrictions. Its a struggle to stay on top of them with all that stuff, but we’re trying

Both can be hit and miss. Much like any other influence therea a line between education and control. And at 15... you're starting to get to the edges of Some of that.
As for leaving them solo... I mean... my brother and I were 13 and 9 home by ourselves for a couple days at a time. I cooked, did my homework, babysat, laundry if needed.
But at 4 that's pretty tough yeah
Rough start of the convo, but she seems to have a good heart and good intentions!!! She's got this!!! Sometimes when problems stack up it's easier to just avoid the pile of issues, but that means you'll mindlessly assume you have to spend the rest of your life dragging it around with you. Facing it, and dealing with the pile is hard but it also clears things up. You can see the weight lifted off her when she heard the '14 months' timeline. She's got this!!!
Im about halfway through at this point, and looking through the comments no one seems to have mentioned that her house is probably a mobile home. The circumstances seem to all point there (20 year instead of 30, placing the home on her parents land and them not making her pay land rent, living in a camper before the "home" purchase). This all stinks of mobile home to me. Which can be fine, but in 10 years shes going to be underwater on the remaining balance of her loan; with no equity in the land or even really on the house. If it is a mobile home she 100% would have been financially better off renting a house in the area.
The loan was for $185k- I think it’s a manufactured home. She still faces the same problems, but I think her depreciation will be slower.
I’m really curious about this now…

I get that she was working overnights (7pm-7am or thereabouts) so dropping off and picking up school-aged kids while keeping them on a regular schedule was gonna e tricky, but the fact is she was not financially ready to buy a house, and even less financially ready to buy a depreciating asset.
72 hours per week is not feasible long term, especially for a physically based career. if she gets hurt and cant work, her whole plan falls apart. Shes barely getting by from working more than the average worker. You cant out-earn your own stupidity.

He obviously acknowledged it. ALOT of nurses work several nursing related jobs so he probably knows that from his mom. So he probably gets it

Love her smile of relief at 49:50 . I had tons of debt for years and it weighed on me sooo much. When I finally sat down (in my early 30s) and really acknowledged where i was at it felt so defeating/embarrassing/impossible to deal with. My debt was a combo of student loans, medical debt from a medical emergency, and then stupid spending on top of it. It felt good making a budget like this and being able to actually see to the month when it would all be over. I turned 40 last year debt free. So, I was really able to feel that smile at 49:50. Working nearly 80 hours per week for years and years is unrealistic. She'll want to slow it down after a while.
100% agree!! I worked two jobs at an average of 70 hours a week for 6 years. I did it to chunk away at debt and then the plan was to build emergency fund. I'm 52 and I just couldn't do it anymore. Call me weak if you want, but it was just too much, I had to stop.
Well yes, that takes care of itself. But shes still in her 30s so she can probably handle a few years more of that. You do have to listen to your body, I wouldnt do it past 40, the risks outweigh the benefits
She could just go to school and go higher in nurisng. Easy make $120k with just a bit more schooling. Then only work 3 12's. Make 60-70$ a hour.
I work a lot of overtime, and yeah, it catches up to you with age. You’ll pay for it in health long term. It’s also like…hmm. I know she’s in a bad situation with the ex’s health and the debt, but at 80 hrs a week, who is actually raising those kids? Especially with the little one, that’s so much time she’s not in their life in the formative moments.
She definitely could have rented but logistically, i think her choice made the most sense. My aunt (who is a nurse) has the same situation + one child with a disability and there is absolutely no way she could function without my grandma living 2 houses down from her

Especially her working double shifts! And it depends on what her parents had. It sounded like they have a manufactured home.. which you can't just move around.

My wife's an MSN and manages a telemetry unit, my son is a practicing BSN, and my HS senior daughter is preparing for RN school. I'm very familiar with this industry. If this lady would take an LPN to RN class and work incentive pay shifts in a hospital, she could likely hit 100k in a 40/50 hr work week no prob in most of the US. The difference in pay between an LPN and a bachelor's prepared RN is staggering.
I was saying that to myself too, she could just take a few semester class and make that same wage at least, working half as much
My mom is a regular RN, no BSN and makes over 100k a year. A BSN is not necessary unless you want a desk job.
I was thinking the same thing. Then work days, sell her house to another family member, and move closer to her work.
Those were my thoughts too. I am going to do my LPN first just because any pay raise at this point is going to help my family, but for those not raising kids and needing a huge income I would just go for your RN.
What areas and hospitals are yall getting 100k in? My wife has been a full-time an RN for two of the largest hospital networks in Houston and doesn't make near 100k.

As someone whose job is on the internet, it should be pretty obvious why she wants parental controls over her 15 year old daughter’s internet access! There’s so many terrible things her daughter could fall into by accident and also pedos don’t even try to hide that they are looking for kids to talk to anymore! It’s a dangerous place for a child and her mom is a good mom for watching out for her.

I was a little brat in high school but my parents tracked my phone and when I got a job I just bought a prepaid phone that I would use when I was grounded😂 kids always find a way.
I COMPLETELY understand her concern though because I put myself in some pretty dumb and dangerous situations.
EARLY!!!! I love this channel. I am debt free - but definitely spend more than I should. Ever since watching this channel, I have calmed down on the eating out and started focusing on being healthier overall. I appreciate all people who come on this show and sharing their stories.

As a parent, her phone plan for her daughter sounds extremely reasonable. You can't control everything but cyberbulling and online predators are very real and she is doing what she can to protect her still young daughter. 15 is young!
Absolutely, we have teens at home on their phone till 2 am ( if you let them) up to school at 6 am...the struggle is real...she HAS to have some control, it doesn't mean the the child is completly sheltered... just ensuring her safety and good sleep, that's all... Great Mom!!

Makes absolutely no sense at all, plus she said her daughter is on social media. so what exactly is she protecting her from if she's allowed to be on social media in the first place? All that will probably happen is that she will go to college and end up overcompensating for her lack of freedom by getting into drugs or something extreme lol. Anyway, iPhones have parental controls, controlled by the parent's phone and it does not cost extra. That was the main point.

Not to sound mean, but I think we should clarify that an LVN is not a Registerded Nurse. I respect the hustle, but the income threw me off, cos an RN would definitely make more than 85k if they were working 2 jobs.
If I’m understanding her correctly, she purchased a manufactured home and put it on her parents property. Those things go down in value. So maybe she paid 100,000 for one, but in a few years, it’s not gonna be worth it. Sure, she can move it wherever, but unless she owns land, she’s not gonna gain any equity at all. She might as well have just rented in that case.
This is so sad but you're totally right. When people compare owning to renting and say owning is "paying yourself," it's because when you sell the house you take all your equity with you. When she leaves this place, all she's going to get is whatever she can scrap it for. 😢

Sadly those mobile homes have to go through like a personal loan line they don't count as normal mortgages. Those are bad they depreciate so fast and never hold value.

Yeah that is my understanding too. I would almost rather she had bought an rv or a camper and kept that on their property. At least then it would be easier to move and sell if you wanted to. And you could buy one a couple years old to save on the depreciation.

it's honestly crazy. i live in europe and nurses make on average like 30k before tax, maybe 10k more a month in nicu and 50k max at the end of their careers. and that's a fairly comfortable salary xD. and i live in a rich country as well

As a 24 year old american living in new jersey which is an expensive high tax state making 74k, I have lots of money left over each month to use for fun things. I split rent with my girlfriend but if you're smart you can still have lots of fun and be comfortable.

@@EnPapX Because America is a sick country. You have to pay for so many things that simply are not a concern in Europe. Average child care cost for a 2-year-old is over $16,000 per year. Here in NYC, our tax pressure is at least as high as it is in Sweden (I pay about 35 percent of my income in taxes) but the money is mostly wasted. Even if you have health insurance, dental and visual and other things are often paid out of pocket. Our student loan debt is insane, and it is paid of your net income. Many people with children cannot afford to have both parents work, because childcare costs more than they would earn. If my mother-in-law wasn't nearby and available, we'd be in a very uncomfortable position.
Also, with things being so random and unpredictable and expensive here, you have to have a sizable emergency fund. Meanwhile, having savings or owning a house is risky, because it can be taken away from you if you are in a traffic accident and the insurance companies decide not to pay for some reason or if the other party is an ambulance chaser or if you have a friend over and they fall down your basement stairs and sue you. Etcetera, etcetera.

Putting a house on property you don't own is so risky. Why didn't they deed her a small portion? If something happens to the parents and it is not specifically spelled out on what she is entitled to she could get stuck with a mortgage on a house that she cant access.
Y’all in similar situations: open a living trust (or similar) and make your child the beneficiary. If the upfront costs of doing that are too much, deed the property to all three of you with varying percentages of interest. This can cost very little with some research. Subdividing the property can cost a lot and has tax/zoning/value implications.
In Uk there are old houses where the land is not owned - but the stuff is legally structured ( leasehold)

100% agree. Also, when she gets ahead a peroxide system would take care of the iron she mentioned ("I can't drink it"). Seems crazy for the amount she is paying that wasn't included.
As a parent, I am with mom on parental controls on the phone. Unfettered access to the internet can be dangerous, it’s not just about the lack of sleep or scrolling on social media.

I had no idea that you should have a 6 month emergency fund before getting into a mortgage. This year my income tanked by about 40% due to circumstances out of my control and I'm working more and more stressed than ever. As an adult who messaged strangers on my iPod 3 as a kid, I agree! There were apps that looked like kids apps and weren’t- Even my friends in after school programs recommended “games” like Habbo for me to play. Yikes! I will say I was smart enough not to give out any personal information and still have some good friends from Xbox back then. Looking back, there were definitely a lot of predators that I blocked on messaging apps. It’s scary seeing kids playing among us and Roblox these days. My cousin and I warned our aunts about this years ago and tried to help them set up restrictions but they’re not tech savvy and never followed through with it.

Yes I’m glad someone brought this up, I recently took a children in media class in college and the statistics of anxiety and depression with more social media use is so sad to see, with the majority being teens affected. I’m all for limited social media use for teens because it is not good for their mental health and research studies are online to prove it. 😕

Regarding the house: 20 year loan on a depreciating asset where she doesn’t owe the land underneath. That’s honestly why it’s such a bad idea. She’s just lucky the house is on land she will inherit
I'm surprised they didn't address the two jobs / 72 hrs per week -- that seems unsustainable (after she achieves the 14-month goals). Caleb was a bit too excited about the take-home pay, but that comes at a cost with her kids. If there is some way to increase her hourly rate and dial it back to one job, that could be well worth a modest investment, maybe a specialty nursing certification.
I know. I wonder if she wants to go to school to be an RN to earn more and work more like 36 hours or less a week for the same pay. Probably a question for a different day when she's in a better position, her youngest is in free school and her eldest is supporting themselves.

Twenty year loans on manufactured homes are because they depreciate in value just like cars.

@bat3891 She did not need to buy a house, she could have purchased a more reasonable mobile home as a temporary basis if she "needed" to stay on her property. It's not that she couldn't buy the house she just wasn't in the financial position to buy it. Her down payment for the house was her "emergency fund" which was a big no no despite her situation and reasoning.
Dave Ramsey teaches people not only to save and budget, but also what sinking funds are and the importance of planning ahead. This is so important for parents, homeowners, pet owners, any one that owns a car...sinking funds are so needed.

Night nurse for 7 yrs w little kids. I drove my kids to my moms every night i worked and picked up in morning. It was tough but my kids are grown and i haven't heard complaints
These are the types of episodes I really appreciate and can relate to as a fairly high household income. No matter how much you are making, always make sure to keep a healthy emergency fund as all it takes is a few things to go wrong at the same time and your savings can be quickly wiped out if its not quite beefy.
I have fallen in love with your channel within the past week. I have become addicted to your channel and your content. You strive to allow people to be financially free and I love it. I grew up paycheck to paycheck (we even ate out of a food pantry for two years) and now I’m in a year-long schooling/internship that will make me a project manager. You’re helping me understand that just because I’m going to get/ have money doesn’t mean I need to spend it. I gotta be smart with my moneys and make good decisions. Thank you for providing that information and clarity. I have already made changes with eating out. I plan on clearing my parents debt and providing a good start for retirement for them while also keeping myself debt free. THANK YOU CALEB!

The parental controls she has on her daughter’s phone and Internet usage are completely appropriate. More Americans should be this involved in shaping their kids’ online usage. In our family, my kids have access to their devices overnight during senior year as a preparation for college. Stick to your area of expertise Caleb 😅. She sounds like a very good mom.
