Please share more of this type of video that we do not see in reality. I will be very interested to see the other side of Malaysia that is not working out. That is because the other You tubers and main stream media only share the good side and hide the reality from all of us. Please continue to share this type of video.

With better management and the right strategy, even a dead mall can come back to life. Take Main Place for example. It was abandoned and dead for more than 10 years. But after a new owner took over and used the right strategy and pricing, the whole place became alive again.

Malls have no identity nowadays. All want to do the same thing. Like low yat, they are a digital lifestyle mall, so won't die de.

No amount of management can change the flow of the ocean. Main place succeed because of its size. Probably the smallest "mall" in subang jaya. Space is limited so it doesn't look empty like most large mall.

One City Hotel used to house tons of Chinese tourists. The upper floor has a pool and the hotel restaurant. The restaurant, in those early days had a pretty decent buffet spread. They seriously did not recover after Covid.

People need to see this kind of video, hopefully among those people are those who are involved in real estate or property development and lawmakers (we know it's their bread and butter, to say the least). Let them know, that we don't need more malls, we need more green space, and more creativity in repurposing old or unused buildings.

One city is a good and strategy location for Offices . The offices still happening and with many big companies and public listed companies . For the mall, the management might can consider rented out the space to University / Colleges. And organize more attrative programes to attract crowds in order can attract big tenants to the mall. With the strategy location compare with some newer but far township, I believe it can be shine again if manage well by the developer.

    • @chestercheng.realestate
      @chestercheng.realestate  4 місяці тому +11

You might be right. Student traffic will boost the crowds. The management should consider offering cheap rentals to the Uni / colleges to attract them to rent. Short term pain but its going to be a long term gains IMHO

To attract this place again is to provide a happy hours car park which the rates not like other malls . And the rent rates 10% cheaper from other malls . Even Subang parade also not so many peoples due to car park rates and renting too high . Now days in subang jaya the biuilding properties was too old but the renting like condominiums in KL . Subang Jaya too packed now days . Even 30 years old house selling for rm 1m , ? And the buyers need to renovate it again . Manipulations play around here .

To solve the emptiness of One City is to construct an overhead bridge from the Main place Mall building which is on the opposite side of the highway ie USJ 21 to One City USJ 25 side..then people can cross over to USJ 25 One city. That will make One city more accessible to the USJ 21 crowd and increase the number of patrons and shoppers to USJ 25.

As a Putra Heights resident who lives nearby and have seen the place when it first opened, I feel that the place has less of a shopping mall vibe and more of a series of shoplots that are stacked vertically. More of a shopping arcade style concept I'd say.
The problem is that the shops that had opened were the type that you'd see more in budget mall than the prime grade ones in Klang Valley. and there's nothing much to do there. If we want to go to a mall just for passing the time, Sunway Pyramid is a much more fun mall to be, even if it is just to walk around and window shopping.
The floor was some sort of dark vinyl(?) material which felt rubbery when walking on and with the fluorescent white lighting, it made the atmosphere felt dark and moody. Had the colour scheme been brighter and warmer, that might go well with the open space concept.

I used to go to Tropicana City Mall a lot when i used to stay at Ken 2. Not even all that happening pre-covid, as the only thing that kept it going back then were the cinema at the top & the supermarket at the bottom. 3 Damansara (even the new name sounds lame), as it's known now, has really gotten noticeably worse.

Wouldn't have known that such a mall existed if it weren't for bon odori, which necessitated me going to Jalan Jalan Japan to get a second-hand yukata. That place kinda reminded me of that Evolve Concept Mall near my place, another pretty much dead mall. Unlike this one however, the latter actually has condos built into the same complex on the same patch of land, so the whole place is still very much alive despite the state of the mall itself.

Its a good ecosystem for a one stop place, just like Taylors Lakeside campus or even open area spaces like Inti nilai or limkokwing, jst to name a few

The office tower is decently tenanted, I think. Mainly due to availability of parking (which I think is their main business now) B1 is full on weekdays, while B2 can be quite packed too.
There is an event space, mostly to hold weddings (Bizmilla). Attractive because parking is not an issue at night & weekends.
There's a few grey car importers there that occupies quite large floor space due to their fleet.
If you like some weird treasure/curios hunting, there's a shop at the Place side that sells rejected/returned Lazada/Shopee goods. A lot are junks, but some can be decent find. Price varies, can be cheap, can be expensive.

the marketing team are the ones that should be fired. The mall did not do enough marketing to sell the concept. Another reason could be the heavy rental price per sq ft. They need to hire a brand new Sales n Marketing team, coupled with a new design team, and someone to spearhead these two teams into coming up with new methods on how to turn this mall into something else that would attract the crowd. They need to identify who their target audience are before deciding on what to open. just my two cents. Since there are offices upstairs, then opening up shops like stationaries, IT vendors, etc..

    2. No aircond.
    3. Not friendly to Motorbikes. Seriously, there is no parking for visitor who ride a motorbike, I hate mall that discriminate motorbikes.
Note: Some Starbuck close as early as 8pm after the boikot, e.g. Amcorp Mall. But they open as early as 730am.

I only go there once in a whole for Jalan-Jalan Japan, which is rare. NSK wasn't there when i last visited. Starbucks closing early depends on the outlet. The one near my office always closed at 9pm but even they closed down adi. Probably also because of the boycott.

Subang Jaya and USJ had more than 10 Shopping mall ??.That is excluding the most popular and hype Sunway Pyramid.
And Subang is considered " old " where the first batch occupants would be in their late 60s.
And the whole Puchong had IOI mall , and connected to quite newly developed Serdang
    The answer is obvious.

This mall can attract residents from Putra Heights , SUBANG Jaya, USJ, Saujana areas or Puchong the management needs to do something to improve to bring in tenants like retailers for women and men children , H&M, Starbucks, eateries like affordable cafeterias n more happenings I believe ppl will go .. I prefer such malls not too big to move around bring in NSK or Grocers ..

Only reason I go here is JJJ. Or else doesn't seem to have any reason as it's located in a location that's way too secluded from the rest of USJ. But then again, who knows, maybe the development of new apartments beside the temple might revive it.

The location is not good at all. It situated at the intersection between Puchong, Subang and Putrajaya and near the toll. I would have gone to the mall situated within that three places rather than stopping by. I always passed by the mall but never went inside.

This place is at the wrong side of the road.
Place it at the opposite site, like Main Place where its still within the housing areas and other shops, then foot traffic will be better.
Plus the layout is like Space U8, wrong design for a mall in Malaysia.

Too many malls. That whole stretch across USJ from Summit, Giant, Mydin towards One City. Also a lot of Serviced Residences with attached malls at the lower floors. Even one with more recognized tenants and better location (walkable from lrt station) like Main Place (opposite One city across the highway) has problem retaining tenant.

The only type of building that can put business fully on run nowadays is F&B, others are dying as most customers buying online. They just coming to physical either desperate or to compare price which is more pricey than online. For T20 product and brand exclusive mostly at KL

I love to explore half dead, and almost abandoned malls. This one I think is dying but a slow slow death. One more major hit like covid, or some economic shake down and that would be it. Reviving half dead malls I havent seen one that is successful, or manage to get to its heydey like Viva Mall, or Cheras Sentral (in its golden age called Plaza Phoenix).
