It makes sense because if you want the option to not drive you wouldn’t want live in Joco. This is one of the reasons I left. I like options, I don’t like being forced into a metal box to do anything. I believe a lot of my generation feels the same way.
Yeah, I get that as well. I think it's interesting how PV and Lenexa took a hit, while OP and other places stayed pretty strong.
Downtown Overland Park where I live is quite walkable. I wouldn’t want to not have a car, but I’m working on convincing my girlfriend that we can probably share a single car. We walk to most things we do as we work remotely.

I live in Lenexa and I only hop in my car to go to places where I am going to haul stuff back like groceries. PV is much the same. OP and other areas you are required to drive everywhere though.
I’ve lived in KC for 60 years. One thing to keep in mind is people from MO and KS don’t really get along very well. It goes back to the Civil War when there were numerous small battles fought here. Research “Bleeding Kansas”. Pros and cons to each state, so when someone says MO is a dump or KS sucks, take it with a grain of salt.

I have lived in KC for a long time too, and it's really odd that the energy or atmosphere or whatever you want to call it is so different in two places so close together. I actually prefer the Kansas side (though I live in Missouri) but it's not for any reason I can easily explain. It's more a feeling than anything concrete.
@@LivingInKansasCity-JaylennWong There is definatly still a rivalry but I feel its more related to economics nowadays. I grew up on the kansas side and live on the missouri side now. From my perspective the Kanasas side has more money but also more HOAs and taxes.

I live in MO but work in OP, KS three days a week. As soon as it's 4pm I can't get out of KS fast enough. The MO vs KS thing is still very much alive and well.
None of these places are actually "neighborhoods in Kansas City" but their own cities that are in 2 different states in the 15 county metropolitan area. Independence was a city before Kansas City ever existed. The image used in the intro also isn't of anything in Kansas City. This video is based solely on property value depreciation in suburban communities...Not what makes a neighborhood "the worst". My neighborhood (in Kansas City, Missouri) has a murder rate that is over 400% of the national average and a violent crime rate that is over 1200% of the national average. There are a lot of beautiful 2,800+ square foot historic homes for sale around me but if you aren't familiar with the urban core daily life can be a struggle in these areas. This video is misleading. Do your research and talk to those of us that grew up here before you buy a house.

These drops in the KC market are because the KC income average never increased to support the spike in real estate cost a couple of years ago. Transplants who work remote and corporations came and drove the market up to the point our private sector couldn’t afford what use to be our middle class market 🤷♂️
Agreed. However, there are areas in the metro that didn't experience that drop.

I had heard about not buying a home on the Kansas side too. It was due the the higher property taxes, sales tax and vehicle registration fees. Sure like Overland Park and Leawood,, but the price of homes went crazy.

Vehicle registration on the MO side is a nightmare. Taxes on the kansas side are. I'm about to move to MO though lol

My aunt lives in Independence. We visited her this past new years. A week later she said someone stoled a sword from Truman’s house. The reason why the Mormon church has that shape is because they think that when Jesus arrives, he’s going to walk down the spiral part of the church
Thanks for commenting and sharing that experience! I have talked to my LDS clients about this quite a bit. Apparently, the LDS church doesn't own the spiral temple, but they do own the temple next to that one. Apparently the Community of Christ, which is a sect of the LDS church (some LDS don't consider them LDS at all), now that temple site. The sacred area is right next to that eye catching temple, so people are divided on how Christ will come back there.
RLDS built the spiral, reorganized Latter Day Saints. They’re all a bunch of kooks. I would love to sell them something worthless I’d be a millionaire.

I've lived in KC for the majority of my life and Independence is indeed a shit hole. Most of the stolen cars and motorcycles end up there and don't forget about the long history of meth use and manufacturing there. I wouldn't live in Independence if I was given a free house there.

I used to live in Independence for a little less than a year and didnt regret moving from it. North Independence is a literal FOOD desert unless you want fast food. There are no healthy options and many businesses are going out of business near the Sugar Creek area. The only nearest super market in walking distance had its roof collapse. I know south Independence as you are heading toward Lee's Summit is nicer but north of the city is NOT where you want to live. I lived in a neighborhood where there was a duplex that was constantly involved in domestic violence. Our next door neighbor was a HOARDER and had illegal (pit bulls are not allowed in Independence) dogs on the property that would GET LOOSE. Stray animals were PREVALENT as well. I would avoid north Independence. There have been no good words about it. I moved to the Southmoreland neighborhood of KC and LOVE the neighborhood WAY more.

Some of these houses in Kansas was sold at inflated prices a few years ago, explaining why they are depreciating now. Over time the homes will regain their value.
When I sold my house in Overland Park in 2018, it sold in a week for asking price. My neighbors house sold over asking price in three days. 👍🏻
Despite the taxes, OPKS was a nice place to live. 🙂

Blue Springs is a good place to live. The city is growing, and is very friendly to bikes and pedestrians, plenty of parks, and walking trails.

Yeah. Moved in around 2001. The older parts of town is rough, but everywhere else is good

JOCO Lifer here. For the most part, this is a list of older suburbs with homes built from 1950 to 1980. My guess is that these homes sometimes don't fit what the modern buyer wants. They might be smaller, have small closets, one car garages, etc. and buyers might like newer. They're also at an age where you're dealing with big maintenance. In PV they're tearing down old WWII ranches to redevelop and Lenexa has some pretty old areas. The south 71 corridor like Raymore is pretty bad commuting. Same for Excelsior Springs, Liberty.
I think of the city in quarters, and a lot of people live their lives seldom leaving the quarter where they live. The Joco peeps aren't going to WY. The WY peeps envy JOCO but look down on JOCO as if we're somehow not authentic people. I've been told "stuck up Johnson County people" my whole live despite the fact Tiger Woods could hit a ball from my yard to Wyandotte. Lee's Summit peeps kind of move around that area. For me, going to Liberty or Smithville is like driving to the moon. Our traffic is better than a lot of places, but I'd probably still live near my job and stay in one quarter rather than drive to the other end of the metro often. I've declined to prusue jobs requiring me to commute 30 minutes.

@@LivingInKansasCity-JaylennWong I’m 50. My family moved to Prairie Village when I was 3 and moved to Roeland Park when I was 5 and except for 1 year at KU and 3 at an apartment in Mission, I haven’t lived anywhere else. I’m not native, but very close. I don’t have memories of anywhere else.

@@LivingInKansasCity-JaylennWong JOCO is a good place for families. There are older neighborhoods with a lot of charm, very nice neighborhoods and some apartments to choose from. The schools are good to excellent. It’s pretty peaceful. There is low crime. Most people just work hard at their job and keep their property tidy. Neighbors are respectful of each other, even the apartments. We are car dependent and parking is abundant and free. The park system is beautiful. You can bicycle from the KS river to Olathe. The library system might be among the best in the country. You can find people of every description here and we all get along. The economy here is good. If you want a good job, it’s likely to be found in JOCO. It’s nearly silent at night. I’m 15 minutes to downtown, 30 minutes to the airport, 20 to College Blvd. It’s very convenient. It’s a good place to raise children. They can play football catch in the street without issue. Housing here has gone up, still more attainable than a lot of places and a $500,000 or $1million house is really nice. They’re worth it. On the other end, decent apartments can be found for $1,000 a month. It is not the cheapest area of town but you really do get what you pay for.
I live in the Leavenworth/Lansing area. Home prices seem to be stable here. I bought my house in 22 for 275 and homes are selling for 340+ still. Nice little bump. But what sucks is the property tax. The penitentiary and base don’t pay property taxes…so guess who has to pay for their taxes? Us 😉 I love it Sarcasm).

I agree about Liberty and excelsior springs. We sold in KCMO and moved to 3 acres between Kearney, Holt, and Plattsburg. The area exploded as soon as United Fiber moved in allowing everyone to get work from home jobs. My only advice for people that want to move to this area is look at the school boundaries before buying. Home might be in Kearney, Smithville, Plattsburg, Lawson, Lathrop district. Call the School bus barns to make 100% sure.

@LivingInKansasCity-JaylennWong lived in the Newmark Deerfield Stanley area off north oak and 152. 1 neighbor put up a six foot privacy fence all the way to the sidewalk and would yell racial things at my other neighbor (italian). Then my other neighbor tried to build a blacktop tennis court and tried to use a portion of my property. Found 3acre 2700sqft property with a workshop for $215k in 2017 and it was a no brainer.

I worked in independance. Its an armpit and I wouldn't want to live there. However I think the reputation as a crime hub is a little overblown.

I really dislike how you didn’t uphold the premise of your video. When I think of a neighborhood, I’m thinking a small community within a city and not the entire city. I’m a KC local but if I wanted to move into a new community, I’d be far more interested in learning about why I should avoid Westport and Maple Parks than be told to avoid a city. This isn’t a productive way to encourage people to move to KC (though I think that isn’t necessarily a bad thing since I we’ll lose a lot of our charm as more people immigrate here).

I think the Lenexa drop is an effect of macro economics. Mainly interest rates and a higher cost of living. Because I agree Lenexa would be a fine place to live. I think we are just seeing a price correction.
Yes, very well could be the case.
I bought in 2020 just when the boom was starting. I work in property management, so I saw the market prices go wild. Looking at just one year doesn't necessarily establish a trend (unless there is a specific concern, like a landfill). It could just be a natural correction. To me, it seems like the metro core (Downtown to Plaza) has been flipping for about 5-10 years, with investment moving east. The other directions are already more develiped and saturated. I'm curious if that matches your showings. I'm going to watch the "best" video now...
Really appreciate your interactions on my videos! I believe so, however I think that there are natural north-south boundaries that haven't been breached yet. I think the next boundary will be highway 71.

Like with all areas in the metro, Excelsior Springs has its mix of good neighborhoods and bad neighborhoods. A couple years ago, we bought a property north of the hospital and it has been fantastic. We love our friendly neighborhood and the nearby ammenities of walking trails and lakes. Additionally, we have felt that the town is small enough to feel quiet, yet large enough to have our needs met (i.e. Walmart, Aldi, a QT being built, etc.). We relocated here from Grain Valley, and, in all honesty, Excelsior Springs has been a much more pleasant experience than we had in GV. Unfortunately, you seemed to focus on a lot of negative hearsay in regards to this town.
Well, given the scope and the focus of the video, there’s a reason prices declined there. If I were to do a “pros and cons” of Excelsior Springs, I would be glad to mention all of the amazing things about Excelsior.

@@LivingInKansasCity-JaylennWong I'm only window shopping for now. I've still got at least 10 more years at my current job here in LA, before I can consider retiring and moving. But I like to keep my options open early.
The drone I use is a DJI Air 3. I use it commercially and for recreation.
Apparently my family has a lot of history in Mo. There's supposedly a memorial cemetery somewhere in the state of Mo. where half the people buried there are related to me. We also had an Outlaw in our family who rode with the Jesse James gang.

I'd like to see the comparison of these places year over year. The prices in most of the metro I feal have been over inflated the last 4 years or so. I know a lot of costal people have moved to the midwest and paid more than what the natural prices would have been. It think most of these areas are just correcting.
I'm in olathe and they raised my appraisal value and driven my taxes up. My mortgage has gone up about 500 dollars in 4 years due to tax appraisal alone. It is dumb.
Yes, this is a year-over-year comparison. Did you file to have your property taxes re-assessed? I did this for a few clients in Jackson County and that dropped their tax bill by a little bit.
Yes I've tried every year. Jackson County hired a 3rd party last year so they were overturning them. I'm in olathe and since the county did their own they aren't willing to budge. I'm just Glas I didn't listen to the bank and bought a cheaper house than they said I could afford so I'm still doing OK but it is crazy. I bought at a good time just wish my taxes wouldn't go up over 1200 a year each year.

"Avoid Kansas" is an insane strategy when looking to move to the area, particularly if you want things like accredited schools *stares at KCMO and Independence*

@@mp-xt2rg Hmm. Well, we gave birth to baby #2 there, and it was as smooth as baby #1 back in Los Angeles and #3 at St. Luke's on the Plaza.

@@LivingInKansasCity-JaylennWong St Lukes is a good hospital. Glad things went well in Los Angeles and research. The problem is when things don't go well and intervention is needed. I wouldn't want to be at the first two hospitals if something went wrong.
How about covering downtown communities. I have a house that's been for sale since last September. A wonderful area, Beacon Hill.

CRIME and Homelessness is terrible there now shootings almost daily and prostitutes clearing walking abt on 23rd and 24 hwy. And that rural spot is called Sesclahana and that is the dropping ground for dead bodies from the city crimes. I wouldnt have a family picnic in a park in independence you could lose your whole family in a cross-fire drive by and im not kidding. Go walk Katy trail and come back and your cars been robbed. We need drug busts here drug dealers everywhere.

From the difference in KCPD and IPD, from the prominent Mexican/white gangs in the north/easr vs us in the inner city. For clarity, it’s apart of KC - but for context? It’s like saying both SK and NK are consider the same when trying to explain Joseon
Iam east of indep luckily, man research hospital lol. My mom got her purse yanked off her there when I was a kid. You couldn't give me a house in kc or certain ares of indep, sadly grew uo.in indep. Liberty is nice area but area it's grown to fast, , I guess all areas have bad spots but crime in kc and indep lo are the worst areas.
