- Come apartment hunting with me in Seoul, Korea!
House hunting is one of the most stressful and important tasks when relocating to a new country! And finding a place in Seoul in the midst of a snowy winter was not easy.. I think I toured over 20 houses all across Seoul. Here are 12 locations that stood out to me. I tried to include the prices of the ones that I could remember but they all jumbled at the end.
Things I wish I knew about finding apartments in Seoul, Korea:
1. Expect to pay a big deposit. Many of the houses that I viewed had quite a big deposit around 1000k-5000k won (about 7k-35k USD). Which definitely is a lot but you do get this back when you move out.
2. You can negotiate the rent for most places if you pay a higher deposit. So if you have a bit of savings try asking your real estate agent it that's a possibility. (Usually, for about 1000kwon (7.5k USD) extra you can get about 5kwon (32USD) off your monthly rent.)
3. There will be a maintenance fee added to your rent. This fee is basically used to maintain the apartment itself (electricity/ heating fees for any communal areas, security guard etc) this can sometimes include frees for your internet and TV so make sure you check!
4. Use apps such as Zigbang, Dabang, and Naver Real Estate. I used these apps to get a feel of the prices and how the apartments would look even before coming to Korea. Then once you arrive you can contact the number there to set up an inspection of the houses.
5. Another way to find apartments is to decide on an area you want to live in and just drop by all the real estate in that area. There was actually a real estate on every street and they all seem to have unique places that were not listed on the apps. It's also a good way to look at multiple properties in one area.
6. Something I wish I did was give myself a bit more time to find a place. I think I was in a rush to settle down but when you first move it's hard to know which area is a good fit for you. It might be a good idea to give yourself about a month to get a feel of the place and then decide where you want to live!
7. Check out the neighbourhood. When you're going for the apartment tour try to go there with public transport so you can get a feel of the location better. Arrive a bit early to check out what's near the apartment. Where is the closest grocery shop? How busy is the area? And most importantly how safe do you feel there? Some important questions to ask yourself when deciding on a place!

They’re kinda typical there. I remember I saw a deposit for I think over 40k+ on a Chinese apartment

@@BasedTexans I don’t think it’s too bad well it is but. After rent can be cheap and places in my country if you paid 800€ for rent you’d get REALLY shit looking places, however in a lot of Asian apartments they seem to look really worth it.
Definitely house 9 - I loved the little space for a boudoir. The loft style seemed more cozy and less constricted than the rest. Thank you for a pleasant video!

Wait wait wait $38,000 for a deposit?? That is how much you can put down to own a very big home in the US. That is absolutely an insane amount of money, wow! That’s more than my car😂

S.Korea is the easiest place to live. Everything is so convenient, and they really try to make sure your needs are met. Healthcare, dental, childcare are all topnotch. The transportation system is spectacular, whether it be train, bus, plane, or subway. I won't even use those modes of travel here in U.S. but there i loved it. And food is so cheap.

In my opinion, I think house number five was the best out of all the houses she looked at it had everything that she wanted, except for the bathroom which probably was a wet room, but she could’ve took that and just added a glass divider so the bathroom won’t get wet. She got a plus with it by getting the computer area and it was very spacious.
Watching you from New Delhi, India and appreciating the fact that how lucky I am to have such big apartment to myself with an open terrace, big rooftop, a school with lush green scenery in front of it. All facilities like metro, buses, train and highway in my neighborhood with five medical college hospitals and much more. Very old yet safe neighborhood with lots of flee markets and local groceries. I live alone and thoroughly enjoy all different four seasons here. But I still want to move out to see more bigger world as a traveler worker like digital nomads. I too want to spend some time in South Korea. This year, I shall save for my plan to live at least one season in Korea.

I still can't believe thousands of dollars is required as a deposit, that's insane. Half a month's rent is required for a deposit in Canada that you also get back.

House 9 was ok, but I thought 12 was actually best in terms of layout, kitchen (more cabinets) and useable space. Also no stairs is better in my opinion so 9 is out. But it shows how much proper staging with furniture makes a difference, with how many people in the comments like house 9 the most.

The deposits are enormous! We are an Australian family of 5 that moved from living in India (after an 8 year contract) to Singapore. The rental market here is completely crazy and what you get for the price is completely nuts. Bathrooms and kitchens are terrible. Unless you pay $16k plus SGD. What we paid for our deposit is more than I paid for my house deposit in Australia 😂

Its really interesting seeing other countries/cities rental apartments! All the apartments have decent space but the layout made them 10x worse! I think they need better space planning 👍🏼

I always get so amazed at how inexpensive rent is there, at least compared to here. And for apartments three or four times as nice. It's so lovely, these apartments.

When I was working in Shanghai China there are a few things important to me and I will not settle for any less..
1. Must use Gas for shower heater. In some Chinese apartment they have separate heater tank for shower so when water runs out on the tank, good luck on winter. So my apartment must have shower heater connected to the gas line, that way I don't have to worry about water running out.
2. Must have fire cooking stove range. I will not settle for induction. I don't like cooking on electric stove top
3. Must have balcony for drying clothes..I don't like drying clothes inside the house without proper ventilation.
those are the 3 most important for me.. Good luck in finding yours. :)

House 9 is perfect 😍
When I first moved to Seoul way back in 1995 they had just opened the purple line and I moved to Hwagogdong. After five years I decided when the contact expired I wanted to move. My ex partner and l looked around shinchon and it was days and days of looking around because we refused to pay for a real estate agent. Finally we found a cute apartment in a five floor building in hong dae area. It was the best decision. 2002 was World Cup and that area had a lot of cool bars and clubs, club night once a month and was one stop away from the subway line to itaewon. It was on the green line so 10 minutes to myung dong. All those troubles search but in the end was the best decision. I stayed there three years before moving to another country. Every year I go to Seoul I have to visit Hongdae and I’m amazed how much it keeps changing.

With those prices, there are good airbnb places for like $30-40 per night and it includes every fees.
