I went to interior architecture school for 5 years fulltime and i do not see many homes with beauty and character anymore, despite the high expense of investment involved. This bathroom is very unique and rare in design, and they did everything right in terms of design. Full of character and it feels like an actual home, waiting for a family to wear it down further, to leave its mark from time as the years go by. Good design makes better homes. Not generic design.

I’m always IN the kitchen! I love it! Kitchen is the heart! You could put a door to cover or curtains, I find it very convenient and those are kind of attractive w & d not boxy and boring. Different strokes for different folks! Only caveat I’d make is perfect AC because that’s a hot kitchen if stove or oven and dryer lol🙏🏻🤔🦋
One of the most beautiful houses I’ve seen. Don’t love the lack of a laundry room and I would remove the built in bench/table in the kitchen for more space. The front and back yard are amazing. All the open windows the house looks so airy and peaceful.
Gorgeous of course BUT, I can't believe the washer and dryer are in the kitchen! For that price I would want a separate laundry room. The pool area is to die for!
True the new buyers can move it if they wish. This isn’t their primary residence so it wasn’t a deal breaker for them 👍

Wow. Stunning home. The woodwork and the arches and lighting is amazing. My only criticism is that with the exception of the master bedroom the closets only had built in shelving with no room for hanging your clothes. But who cares with a house like this.

sell your clothes before you move in cuz there are no hanging closets except one. The master bath has a TINY sink, and I would test that steam shower for mold asap.. the kitchen cabs are cheap and old. Appliances are good.

There is just too much furniture and wood work painted black. The wrought iron is contemporary and unauthentic for the period. He should have hired a professional. I think it is worth half the ask. But good luck! Los Feliz is not the most convenient area but it does have a nice vibe for LA, that is. Have the homeless moved into that area? That's another thing I would check out. The gardens were really pretty. I didn't know people still used hot tubs..I thought they went out in the 90's ...can it be made into a cold plunge?
Here in Spain you find beautiful colonial Spanish houses for less than 1 million. Even for half million.
haha well sure, but Los Feliz is an expensive Los Angeles enclave with a finite number of Spanish style houses available. and unfortunately ex pats go to Spain, buy homes, and make homeownership more difficult for local residents.

Really gorgeous! I love all of the special original features and those added by the homeowner. I love Spanish style homes, and so many have been ruined. The modern touches and conveniences here don't detract from the character. Your presentation is very good, with conversational pacing and a professional tone. Though I already have my 'hacienda', this was a pleasure to watch. :)

Hancock Park is probably my favorite neighborhood in Los Angeles, many years ago when I first came to Southern california, I used to live right up Sycamore - so I cannot stand the thought of living in Los Angeles, the way that they've monkeyed with the real estate values and toys with the foreclosure market, Hancock Park is one of the insulated neighborhoods...
I almost bought a house back in the day, in Hancock proper, it was pricey then, it's through the roof today...
This house is cute, it needs a designer's touch, I would probably move this house in embellish it more in the direction of an Andalusian style.

I spent a number of years in a home improvement industry, lots of flippers for part of my book of business over the locations I managed.
You learn some things over time...
You're either a flipper or you're a keeper if you're a keeper, figure out how long you going to keep it, if you're a flipper never try to make it what it's not - unless you got the house for free, you never win in the end.
What this house clearly is not, is up to market standard for the rather commanding price tag... In my mind, this would be an Andalusian playhouse...
Rich colors, textures, mixed media dotting your sight lines, wrought iron work... and lush perennial landscaping, this house lacks all of that.
Though it isn't the most attractive house for the style house this is, clearly Spanish revival, it is lovely in its own right and could be dealt a better hand than what it is right now... for the asking price.

That said, the house still has things to really really like about - I've spent a number of years in the home improvement industry, and you are there a flipper or a keeper, if you're a flipper what type, if you're a short-term flipper don't mess with it, keep it simple...
If you're a long-term flipper, try not to make the house what is not - unless you got the house for free, you will always end up upside down.
This requires a thoughtful budget, a house like this requires taste buds to even think about messing with....
I would make this an Andalusian playhouse - lush perennial grounds, mixed media textures and materials adding drama to the sight lines, add color, rich... lush colors, make it inviting.
This could be a fun house if it was in the hands of someone with taste - this is where you have to discern where specifically not to overspend, and where it's okay to over embellish just the tiny bit.
Other than that, it is a nice house.

Beautiful home, but surely they could’ve found another place for the washer and dryer, the phone booth would’ve been a smarter choice. Also, for $3.85m they could’ve improved the backyard with beautiful plantings. Most importantly, you just told every criminal in LA what number to dial to open the front gate. 🤔 🤔 🤔.
