Many people never read an icf package. Masonry loves to wick moisture. Masonry needs 18 inches of expose surface to air to dry out. If masonry can not dry out it becomes water logged. The icf blocks we have used all call for a stem wall on top of them. This allows masonry to dry out. But codes are different everywhere.

Did you consider taking the ICF construction to the roof level? What did you consider when determining whether or not to do that? A builder I was talking with recently said he would not do ICF because he is concerned that moisture from the concrete could be trapped between the concrete and the foam and that would be a place for mildew and mold to grow. Have you heard of that happening?

Which ICF brand did you end up going with? Why? Also have you seen ICE (insulated Composite envelopes) which perform similar or better than ICF, at least for above ground. Keep being awesome brother.
