    So, a bunch of the 'kits' have the structure materials only. You have to do all the work, buy all the exterior materials, and buy all the interior materials. Some don't include any electrical, outlets, lights, etc. Otherwise, most are just for diy. I would rather just buy my own materials, probably cheaper and not be stuck with their design. I don't call just the structure materials a home kit.

      Yes. Most of these home kits only provide the framing and structure. Some do. Some can also be custom made according to your specification. Regardless of what you get, researching, careful planning and talking to the supplier is important.

    This would be something good to turn into an Airbnb’s , guest house or a second home to take vacations as mentioned. I would definitely take on a project like the ones listed . I love high ceilings .

    Great idea if they can incorporate all the clearing, septic, plumbing, electric connections etc in. It adds up fast! But great kit!

      Live Outside City Limits and Check Local Laws.
      Lot Clearing can be expensive. A Few Grand for half acre but just need enough to get house and vehicle on. Cost $2,500 just to cut 6 trees down and not have them removed, and he charged Half Price because of my Low Income..
      Septic, In MY County, on MY Property, OUTSIDE City Limits, I Can LEGALLY throw my Septic out onto MY Property ( random Spots daily ) because THEY Told me it is No Different than a Wild Animal or Pet Pooping/Peeing in the Yard.. Still Needed a Septic Permit for some reason, that is Suppose to be Renewed every 1.5yrs at $450.. but haven't yet in 15yrs. Needed to Build a Actual House.. But not a Shed to House..
      Electric Was Cheap to Hook up. The "Temporary" Power Pole costs the most at Around $250 and can be left up permanently.
      Water Well Costs Between $5,000 and $15,000 depending on where water line is or if you want a Shallow Well or Deep Well.. I Collect Rain Water.. Get Drinking Water from neighbors..

    Do not buy any of these. I've been doing research for a year now on ALL housing. Regular homes, mobile homes, tiny homes, campers, yurts; you name it, I've researched it. And the only thing you need to know is there is no affordable quality housing being built in America. Period. It's allllll a rip-off. America has declared war on affordable housing and we've lost. The end....
    ....BUT, there is one way left. You have to save up and buy the land, the housing materials, and build it yourself from scratch. Sorry, but there is no other way. Everyone is complaining about housing for single people, but none of you seem actually interested in doing anything about it. Just letting oligarchs own it all while you blow your life savings on one of these large sheds (if any of you even have a savings).
    I'm working on the next year and a half to design a new type of house that I can build almost all of it on my own. Not using anything fancy (in fact, it's basically just going to be a boring rectangle). Just whatever Home Depot can supply me with. Yes, the price of lumber has skyrocketed, but it was cheap before and it's simply less cheap now. Oligarchs control every company that does the actual building, but they can only raise housing constructing materials so much without completely crashing the entire housing market. So that's my in to escape the nightmare that is the "American Dream". If all goes well, I'll be in my new place by the beginning of 2026 and only have to work for food, gas, and property tax.

      Years ago, my plan was to buy land and build a house mostly on my own, I looked at hundreds of designs and the what i found was the best, was the pole design, it has many many advantages.
      1) The land does not need to be leveled off, in other words the land can have an incline or not be flat, this means no heavy equipment or labor in needed, also no destruction to property and good for limited access sites.
      The house consist of poles like power line poles, spaced in a grid about 10ft or so apart. these are installed by having holes made, and embedded in cement (optional) placing these poles is the only time assistance would really be needed.
      2) Pole homes are extremely strong, remember the walls are not supporting the roof, you can actually build the roof first, and then put in the wall, and flooring after, this means you can be protected from the sun and rain as you build.
      3) The home being elevated means you have complete access to plumbing and wiring under the home, if you make the house high enough you can park your car underneath, or use for storage,
      4)Making the home bigger is easy as adding more poles and taking down a wall.
      5)The design I had was solar passive solar, (over lapping roofs angled for the sites latitude with a row of thermic automatic windows between them) this allowed sunlight to enter in winter, but the over lap would shade the windows in summer. the thermic thing are little hydraulic mechanism that would open the windows automatically if it was too how, and close them when is was cool/cold, this is passive not electronic.
      6)heating, cooking and hot water would all come from a pellet wood burning stove. (the most expensive component of the whole project) but crucial because I had intended to build this in western Montana near the mountains.
      So what happened to my dream? marriage and 3 kids lol, but maybe some day, for when the kids have all left and it just me and the wife. land can still be bought at a good price, a lot in northern California can be had at 5K - 8K .

    Since they are pre fabricated could someone tell me 1 .If there is any insulation in the walls? If so is it adequate enough to keep the home cozy in the winter and cool in the summer. 2. Are the walls strong enough to add extra amenities…..like upper kitchen cabinets? 3. Will a bank finance these types of homes the more pricier ones especially if you are planning on adding a …….HVAC,well and septic system and a hot water heater…… I apologize if these questions were answered,I don’t have sound.

      You need to look at each home individually to see what is included. Many are just the frame, with no finishing. Others include more. Also, it is very important to read reviews for each.

      Ive seen some that let you choose how insulated the home is based on what you need. One of them offered no insulation, some insulation, or full insulation if you live in it in the winter

    I had a dream last night of helping friends move into new rentals but most of them were unhappy very soon as they were too small and lacked ample storage space. Let's hope these tiny homes have a large amount of storage space.

      You need insulation in any build period. That's why people don't live in barns.
      Electric oil heaters are your best way to go and floor A/C units. All that can be run off of a 10kwh solar system year round no problem. But you need insulation to make it worth it.

      In summer youu can use AC (air conditioner) for cool. It's totally made by steel not metal.
      In winter you can buy heater for this house. It will warm your house.

    I do not need a giant mansion home and is a waste of space and money. I'd prefer tiny modular homes that are compact and do not break my bank account/wallet. WOW this tiny homes are incredible than the multi-million houses/mansions. Really incredibly tiny homes, I'm really impressed these tiny homes are less than $50,000.

    When empty, many of these homes are foldable but, a full-functioning home with toilet, heating & shower pipes isn't folding up anytime & don't even get me started with home appliances. They're still a great option for those who can't afford a traditional home the only thing people always refuse to talk about in these tiny homes is, how to you connect to a power source, water supply & sewage?

      I've researched it. And the cheapest good pre-fab house with no wiring comes in around 50k + delivery + pouring a concrete slab + contractor to set it up + electrician for wiring. If you want all of that you are looking at 80-90k to put in a prefab home and that doesn't include permits needed either. So take that for what it's worth.

    I wonder if we'll start seeing "tiny home parks" like a mobile home park with foundations and all the hookups already built. Just move in set up and rent the space? I wish I had money, that'd be a great business investment...PLUS I'm not greedy so I'd rent the spaces at a reasonable rate. I'm too old to do it now as I'd never see a return on the investment, but you young kids who have the means to jump on something like this could be sitting pretty when you're 50 or so, and in the meantime you'd have peace of mind that you have a steady income and wouldn't have to worry about job loss. You're welcome! LOL

    this reminds me of a story about salesmen. one said that they should practically give away their Barbie dolls to get more out there, the other asked why they should cut the prices so much and the first man said...sell the dolls cheap as possible...then raise the prices on the cloths! tiny houses are cheaper than most out there now but getting them on land somewhere is the key, cheap house with high taxes. taxes for the states win big.

    Got to find a city that does not forbid tiny homes due to NIMBY and zoning issues. Not enough property tax is generated. These are all very nice but no cigar.

    All this is framing for the kits. It doesn't include what you need to live with. It doesn't include windows, doors, or flooring. It doesn't include hot water heaters. It doesn't include wall materials or outdoor wall materials. The cost of the framing is outrageous. You can get modular and tiny homes that cost about the same and includes all you need to live.

      The certified plans are included that are needed to get permits etc. Those alone can cost hundreds or more. Building costs vary tremendously for the exact same materials. The country you are in, finishing materials, proximity to cities, etc. What may be “outrageous” to you may not be to others.

    My 10x10 square foot bedroom is now worth up to $30,000? Damn! I can rent out each of the smaller rooms for the cost of my mom's first house, which has over 2,000 square feet of living space. Even more in the unfinished attic.

      You absolutely could you could even hey I just got that idea I might do it but why not buy one of these put it on a little bit of land which I think that would be probably the biggest chunk of money you spend but put a couple of these out there on the end as long as you ain't way way out of the city I think you can Airbnb these and you probably have to say if you have two you would have them paid off probably 6 to 9 months!! Also people do want to know on vacation and he's cool type of little homes and even pay extra for it put it up a little bit further into country make sure that your the landscape and all of that is beautiful air it on everything I would guarantee that that won't be able to be paid off if it was financed it will be paid off and my best guess 6 months. You'd be able to pay your house off

    Lots of issues with space, being cramped, storage space, room to grow. Looks like a nightmare to me. I've got a 4,500 sq foot home, and it's getting cramped as the family grows. These homes might just be for retirees or the desperate
