plz read a real review of landis homes, they change 3% of the homes price even if it went down in value, overcharge rent and fees, did you even check to see what the grant amount for closing is in your area? some states pay closing if you stay for 5 years its forgiven, this is a scam, origination fee 2.5 to 7.5% (7,500 to 21,000 for $300k house) non refundable and your responsible for repairs, instead get a first time home buyer loan, buy a point or half point, you can buy mortgage insurance if you dont have enough downpayment, get the tax write off, rent out a room in the house if you have to, buy with a partner. dont fall for this you dont need credit counseling you need to pay everything on your credit report period, thats your counseling you can borrow from 401k for downpayment

I just started working with them. They say they accept 401k for down payment but they require you to pull the funds out immediately rather than when it is becoming a mortgage. There is also a security deposit as the renter. They want you to have $2k in a savings account so you will get those penalties for early withdrawal now rather than when you actually covert to a mortgage.
From what I Have Already Read About Landis This Is What You Did Not say. Landis Will Own Some Of Your Equity. So I Would Never Do This! Becareful Home Buyers. If It sounds too good to be true It Is. And She gets paid to explain It Like It's Easy but she doesn't tell you the down side.
I’m actually not paid by landis. I’m an independent contractor that runs my own business. I do try to share information as I come across it and at the time of this video, landis had not made anyone aware of that. I will be doing an update video about the changes I am aware of since posting this video. It is pretty much a year old at this point.

Hey there! Yes that is correct! If you are already approved through a traditional mortgage company, you are able to purchase the home at any time. Just make sure that 1st time buyer program works with the location and the home! Your lender should be able to confirm that 🙂
Landis will only purchase homes where the land and the home are owned by one party. They will then transfer that ownership to themselves when they purchase the home.
Great question. I would say Montgomery county is the Washington metro area. Per google, Central Maryland consists of Anne Arundel, Baltimore, Carroll, Harford, and Howard counties, and also Baltimore City.

Hi there, that's going to depend on you. Landis has its minimum requirement of the 3% down and works to help you save on a monthly basis for closing costs however your credit score and financial situation will determine what kind of loan terms you will be approved for later. Landis' minimum monthly savings requirement likely won't get you to 20% unless you agree to put in more of your own money to do that.

It’s not more difficult at all. You would just need last years tax return form, 2 recent bank statements (for both your personal and business if applicable), and your year to date profit and loss statement!
Hello, great question! I think it depends on what you are needing financially! The landis program will generally approve you for less in a pre-approval because they are helping with the down payment in the monthly rent. A portion of those funds go towards your purchase later. Home partners will approve you for more up front and you will be responsible to come up with your down payment and closing costs on your own. The other big difference is that home partners allows you to walk away from the home without any stipulations if you decide not to purchase the home, landis really wants to to purchase the home you choose and will penalize you if you decide to not move forward with the purchase. Just a few things to keep in mind, let me know if you have any other questions!

Yes. They’re primarily charging you what it would cost to rent a home at the homes value. I haven’t really seen the area play much into that though so if you went to an area where 3 bedrooms are in general cheaper, you may pass less than the market rate in a more expensive area.

Hello, Landis does not operate in New York. It is really just the down payment however generally they get lumped together when the time comes to settle on the home.
I'm interested but need to wait until my current lease is up.. I was trying to buy at a low rate but my score is 680.. How long is the process and how far in advance do I need to apply
They recommend beginning the process 2+ months out. I suggest 3 months before you want to put the key in the door. The process takes 4 weeks in general to go through processing and unfortunately in this market, it’s taking longer for offers to get accepted. I would suggest planning for a month for just the searching portion of it.

Hello! The purpose is to secure your home while giving you an option to purchase it. You are able to obtain assistance/coaching in saving up for your down payment and getting ready to buy. If you’re going to rent, at least it will be going towards your goal of home ownership!

Yes! You can definitely reapply later once you meet the requirements. They have a coaching app that you can download on your phone that helps tracks your progress with your credit score and down payment. It also has educational content on there as well!

Hello, it shouldn’t stop you from being able to apply and get qualified but I don’t think they will take that income in consideration as far as stable income that you earn through employment. Hi Cathy, Landis will exhaust all options if you’re still wanting to purchase the home. They have in house coaching that assists with getting you where you need to be to purchase. If it gets to the point where it may no longer be an option to purchase, they’ll have a conversation about next steps. And Yes, they operate in Florida!

Great question! When the home is purchased, the prices increases by 3% since when it appraised when Landis purchased it. After 3 months, there’s an additional 0.75% totaling 6% after 24 months. There’s also the cost of the rent that’s not being applied to the down payment.
What if you are already in a rental home with renter's insurance for that home that you later regret getting, but at the same time you're approved for Landis. Is it possible to get out of the situation listed?

But before all this I was approved for a rental home by resihomes because they agreed to go by my bank income, but I now regret it because the company and its services are not what they advertised to be
@@t.d.8765 okay I see. I'm not super familiar with Resihomes however if they are a lease purchase program, they will have their own stipulations about how you can get out of the contract. I would encourage you to review the contract you signed with them for that termination clause.
I would like to use my VA home loan which requires no money down. However, there is no where to put that information on the application so I am at a stand still. Any suggestions

You can purchase a new construction home, yes but you can’t have a home built from the ground up by a different builder. It would need to be just about ready or already built recently. Your pre-approvals are good for a maximum of 30 days before landis requires more documentation.

That depends on the type of loan you utilize once you purchase the home later. Yes, you would need to find your own lender once you’re ready and some financing programs require that you live in the home for a certain amount of time prior to renting it out. Your lender would have more information about your specific loan type!

Yes, people get denied. I have seen folks not get approved because of their income, credit score, background or not being able to prove they make money.
So when your lease is expired, which is your 12 or 24 months loan by Landis. The buyer would need to find a lender such as a bank right to buy it from Landis . Is that what you meant?
Hey Audrey, great video! I’m a Realtor as well. I was using Homepartners in the Myrtle Beach area but now they have paused purchasing there. I see Landis buys in that area. We were very successful with HP. 60 homes in a year and a half. Not all end up purchasing the home. Does Landis require you purchase the home and if not is there a penalty for not purchasing? Hello, I’m not sure they can honestly. From my experience, landis isn’t the most competitive buyer in the market. The cards have to line up. They do a 12 day full inspection and appraisal. The only benefit of using them if you’re already approved is the cash offer however, they still require 30 days to close.
I’m not sure about the down payment. I don’t work for landis and am unfamiliar with how they come up with that number. Also, it depends on where you purchase. If you purchase a home with ground rent where at home in the land is owned separately then I assume you would only own the house. However, I’m not sure that Landis would even purchase a house like that. It’s very situation based.
I am not sure. I would recommend reaching out to Landis directly. They no longer operate in Maryland so I haven’t completed a sale with them in over a year.

Ma’am, I am in Cancun. It is my birthday week and I am trying to celebrate with my family. Any person you ask will tell you that I answer the phone and talk to everyone that asks me questions whether they are in Maryland or not. Hi there, that's going to depend on you. Landis has its minimum requirement of the 3% down and works to help you save on a monthly basis for closing costs however your credit score and financial situation will determine what kind of loan terms you will be approved for later. Landis' minimum monthly savings requirement likely won't get you to 20% unless you agree to put in more of your own money to do that.

It’s not more difficult at all. You would just need last years tax return form, 2 recent bank statements (for both your personal and business if applicable), and your year to date profit and loss statement!

Hello, great question! I think it depends on what you are needing financially! The landis program will generally approve you for less in a pre-approval because they are helping with the down payment in the monthly rent. A portion of those funds go towards your purchase later. Home partners will approve you for more up front and you will be responsible to come up with your down payment and closing costs on your own. The other big difference is that home partners allows you to walk away from the home without any stipulations if you decide not to purchase the home, landis really wants to to purchase the home you choose and will penalize you if you decide to not move forward with the purchase. Just a few things to keep in mind, let me know if you have any other questions!

Hi. I've been looking into different options for buying becuz the market is so crazy right now. However, we aren't ready yet due to credit and getting money saved. Yes. They’re primarily charging you what it would cost to rent a home at the homes value. I haven’t really seen the area play much into that though so if you went to an area where 3 bedrooms are in general cheaper, you may pass less than the market rate in a more expensive area.

Hello, Landis does not operate in New York. It is really just the down payment however generally they get lumped together when the time comes to settle on the home.

They recommend beginning the process 2+ months out. I suggest 3 months before you want to put the key in the door. The process takes 4 weeks in general to go through processing and unfortunately in this market, it’s taking longer for offers to get accepted. I would suggest planning for a month for just the searching portion of it.

I would suggest you wait. Your pre-approval is only good for a period of 30 days before you will have to resubmit documentation.

Hello! The purpose is to secure your home while giving you an option to purchase it. You are able to obtain assistance/coaching in saving up for your down payment and getting ready to buy. If you’re going to rent, at least it will be going towards your goal of home ownership!

Hello, all parties that would be living in the household generally have to meet the credit minimum requirements. They look at the total household income vs individuals. That minimum is $30,000.

Yes! You can definitely reapply later once you meet the requirements. They have a coaching app that you can download on your phone that helps tracks your progress with your credit score and down payment. It also has educational content on there as well!

Hello, it shouldn’t stop you from being able to apply and get qualified but I don’t think they will take that income in consideration as far as stable income that you earn through employment. Hi Cathy, Landis will exhaust all options if you’re still wanting to purchase the home. They have in house coaching that assists with getting you where you need to be to purchase. If it gets to the point where it may no longer be an option to purchase, they’ll have a conversation about next steps. And Yes, they operate in Florida!

Great question! When the home is purchased, the prices increases by 3% since when it appraised when Landis purchased it. After 3 months, there’s an additional 0.75% totaling 6% after 24 months. There’s also the cost of the rent that’s not being applied to the down payment.

But before all this I was approved for a rental home by resihomes because they agreed to go by my bank income, but I now regret it because the company and its services are not what they advertised to be
@@t.d.8765 okay I see. I'm not super familiar with Resihomes however if they are a lease purchase program, they will have their own stipulations about how you can get out of the contract. I would encourage you to review the contract you signed with them for that termination clause.
I would like to use my VA home loan which requires no money down. However, there is no where to put that information on the application so I am at a stand still. Any suggestions
If you plan to use landis, they require a down payment at the beginning which will ultimately go towards your closing costs vs your down payment when you go to actually purchase the home.

You can purchase a new construction home, yes but you can’t have a home built from the ground up by a different builder. It would need to be just about ready or already built recently. Your pre-approvals are good for a maximum of 30 days before landis requires more documentation.

Their minimum requirement is $35,000 household income. You should still qualify.

That depends on the type of loan you utilize once you purchase the home later. Yes, you would need to find your own lender once you’re ready and some financing programs require that you live in the home for a certain amount of time prior to renting it out. Your lender would have more information about your specific loan type!

did you even check to see what the grant amount for closing is in your area? some states pay closing if you stay for 5 years its forgiven, this is a scam, origination fee 2.5 to 7.5% (7,500 to 21,000 for $300k house) non refundable and your responsible for repairs, instead get a first time home buyer loan, buy a point or half point, you can buy mortgage insurance if you dont have enough downpayment, get the tax write off, rent out a room in the house if you have to, buy with a partner. dont fall for this you dont need credit counseling you need to pay everything on your credit report period, thats your counseling

Hey Audrey, great video! I’m a Realtor as well. I was using Homepartners in the Myrtle Beach area but now they have paused purchasing there. I see Landis buys in that area. We were very successful with HP. 60 homes in a year and a half. Not all end up purchasing the home. Does Landis require you purchase the home and if not is there a penalty for not purchasing? Hello, I’m not sure they can honestly. From my experience, landis isn’t the most competitive buyer in the market. The cards have to line up. They do a 12 day full inspection and appraisal. The only benefit of using them if you’re already approved is the cash offer however, they still require 30 days to close.

I’m not sure about the down payment. I don’t work for landis and am unfamiliar with how they come up with that number. Also, it depends on where you purchase. If you purchase a home with ground rent where at home in the land is owned separately then I assume you would only own the house. However, I’m not sure that Landis would even purchase a house like that. It’s very situation based.
