I have 60k-70k saved total, my credit score is low 700s with not a long history...I was planning on waiting a little longer but I wanna lock in these interest rates before it goes up

Today I closed on my new home! This video was incredibly helpful for guiding me along the way and keeping organized. I cannot emphasize enough how important it is to PLAN, be PATIENT, be PERSISTENT, and have a clear financial picture of yourself! It will make everything so much smoother!
Real Estate Agent here. This video is 💯 accurate. “Most experienced” is NOT always the best. I’m 2 years in and gain a lot of business from people who fired their agent they hired based on experience. Most the time those agents are indeed great in most areas other then the most important (IMO)…. Availability & Patient enough to listen & teach. Also, I avoid being a dual-agent because I agree, most the time it’s not in either of your clients best interest. Don’t chase the money, chase the referrals and repeat business by giving individual attention.

This was super helpful! I think another good point to maybe add though (only because I found out late in the game) is that some lenders have special programs for certain professions. I know you noted VA loans, but there are certain loan programs for physicians/residents/med students, attorneys, various medical professions (PA, NP, CRNA) etc, often offering lower downpayments and not requiring PMI. And even if you aren't licensed yet/still in school you can qualify for a lot of these. Super helpful for those of us that still want to buy a home but have accrued large amounts of debt from being in school forever for some of these professions!

I had a fixer upper premarket sale fall through at the end, but it was a no cost first hand experience in the buying process. This is Good information. I’m backing out of a house after inspection. Radon levels are high, mold, electric, the roof, plumbing needs repairs, mice, and frass. It was raining on inspection day and the house was leaking in the family room. I’m so glad I went with a good inspector and not who my agent recommended. I did have to pay more money for the mold test and radon, but so glad I did. The house looked good but I know nothing about houses. They won’t go down or give any credit, so I’m pulling out. I won’t be able to afford a fixer upper at top market value. I just wish I knew what I was looking for before I make my offer.
I have been on this journey for 3 years. but still cant make my budget to buy a house. Basically, as long as I am an assistant educator I will not be able to afford a house. I have two jobs and still cant make it. it's my dream and I will continue to work hard till I can afford it. Thank you for your videos.

All I have to say is that this video is awesome. Helped me realize that I was truly not ready when trying to purchase my home a few weeks ago. It did not help my case that I did not follow my gut and fired an incompetent RE Agent when I should have. Learned a lesson the hard way.... lost a home I had my sight set on. I am over here taking notes and studying your videos like a college student the night before finals....LOL I also appreciate the collabs you have with Javier Vidana and Jeb Smith. Some real-estate agents are worthless, their main goal is their commission, they can lie too you an tell you that they're on your side, that's a big lie because: why is there a buyer agent when the seller pays commissioner to both agents. That does not make any sense. Both agents are in the field together, they know each other and money is in the middle. A so-called buyer agent will assist the seller to bump up the price, so that their commission can be increased. speaking from experience I learned my lesson the hard way

I wish I had people in my corner that were more concerned with my best interests over a paycheck. I definitely have leaned through trial and error. NEVER sign documents that you are not sure of and save more than you are expecting to use.
Make sure your Notary is familiar with the Closing Disclosure(CD), Note, Deed of Trust and your Notice of Right to Cancel. Those are the big four. You'll also want to know your APR and Escrow amounts so make sure they clearly explain that at your Closing. There will be different disclosures based on different loan types etc. but most of it is really basic to understand. Great video! This is the best video that details the entire process that I have found.

I guess because I go over them both one after the other I just wrap them together in my mind to not miss any signatures. Thank you for correcting me because they are two different documents. 23yo currently living in a house that has no septic or water, have been living like this for 3 and a half years and I’ve finally got my credit to 750 but am now saving from $0 practically I just want a house so bad and I appreciate you making this video helping people. This is a wonderfully comprehensive guide! I purchased a home before but I was clueless about the process. I would like to buy again but with this crazy market I want to be well prepared.
Very informative. We have been saving to reach the 20% down payment for a home in the 250K range. However, the forecast continued increase in housing based upon the median value of $300K is 15-17%. Works out to about 45K increase this year alone. We save a bit over 12K a year. Impossible to keep up with increasings costs. Looking like 10% down is more realistic. How would lower down payment effect monthly mortage payments?
You will have to pay for mortgage insurance if you put less than 20% down. But it’s not that much. I know mine is about $100/month on a $200,000 house.
Certainly a lot to take in but WOW am I glad to have all of this info in one place and laid out so clearly. I’ll be watching this again in the future and will follow your directions by putting these things in my Google Drive - starting with my WHY.
Thank you thank you for this Kyle! Going to ask for TBD loan estimates because my lenders agent never gave me a ballpark rate without me asking. It was like pulling teeth. Rates were 0.125% higher and fees are higher than a lender I found here on UA-cam. I need to ask both lenders for the estimate to compare side by side. UA-cam lender provided me with a quote quickly but I think estimates will make it much easier.

Just one question here- at what point (if any) do you tell the other pre-approval lenders that you're not going to work with them? Do you have to tell them at all. Once you've chosen the one you do want to go with- do you have to tell them "yes I want this offer"?

Careful, construction prices are skyrocketing, and your builder may have put a clause in the contract that he can raise the price of the house.

Kyle, thank you so much for taking the time to make this video. I’m at the putting an offer stage in my home buying process and I’m happy to report I’m about 85-90% on track according to your steps. I had a fixer upper premarket sale fall through at the end, but it was a no cost first hand experience in the buying process. Your video though has enlightened me on many little steps that I have missed up until this point. This is a SUPER helpful guide for a first time homebuyer and I just wanted to say thank you!

This is Good information. I’m backing out of a house after inspection. Radon levels are high, mold, electric, the roof, plumbing needs repairs, mice, and frass. It was raining on inspection day and the house was leaking in the family room. I’m so glad I went with a good inspector and not who my agent recommended. I did have to pay more money for the mold test and radon, but so glad I did. The house looked good but I know nothing about houses. They won’t go down or give any credit, so I’m pulling out. I won’t be able to afford a fixer upper at top market value. I just wish I knew what I was looking for before I make my offer.
I have been on this journey for 3 years. but still cant make my budget to buy a house. Basically, as long as I am an assistant educator I will not be able to afford a house. I have two jobs and still cant make it. it's my dream and I will continue to work hard till I can afford it. Thank you for your videos.

All I have to say is that this video is awesome. Helped me realize that I was truly not ready when trying to purchase my home a few weeks ago. It did not help my case that I did not follow my gut and fired an incompetent RE Agent when I should have. Learned a lesson the hard way.... lost a home I had my sight set on.

Some real-estate agents are worthless, their main goal is their commission, they can lie too you an tell you that they're on your side,
that's a big lie because: why is there a buyer agent when the seller pays commissioner to both agents. That does not make any sense. Both agents are in the field together, they know each other and money is in the middle. A so-called buyer agent will assist the seller to bump up the price, so that their commission can be increased. speaking from experience I learned my lesson the hard way
Thank you so much for putting this video together. It has helped me understand the process far better than anyone I have talked to. I wish I had people in my corner that were more concerned with my best interests over a paycheck. I definitely have leaned through trial and error. NEVER sign documents that you are not sure of and save more than you are expecting to use.

Make sure your Notary is familiar with the Closing Disclosure(CD), Note, Deed of Trust and your Notice of Right to Cancel. Those are the big four. You'll also want to know your APR and Escrow amounts so make sure they clearly explain that at your Closing. There will be different disclosures based on different loan types etc. but most of it is really basic to understand. Great video! This is the best video that details the entire process that I have found.
The Loan Estimate and Closing Disclosure are two separate documents. Both the LE and CD are legal terms for different documents :)

I guess because I go over them both one after the other I just wrap them together in my mind to not miss any signatures. Thank you for correcting me because they are two different documents. 23yo currently living in a house that has no septic or water, have been living like this for 3 and a half years and I’ve finally got my credit to 750 but am now saving from $0 practically I just want a house so bad and I appreciate you making this video helping people. Going through the process now - just got pre-qualified. Thanks for the advice! Just asked my lender for the TBD Estimate so I can compare what my bills v income might look like when I get into a home. I'm paying $2k/mo for a rental and can get a larger home for the same amount....

Very informative. We have been saving to reach the 20% down payment for a home in the 250K range. However, the forecast continued increase in housing based upon the median value of $300K is 15-17%. Works out to about 45K increase this year alone. We save a bit over 12K a year. Impossible to keep up with increasings costs. Looking like 10% down is more realistic. How would lower down payment effect monthly mortage payments?
You will have to pay for mortgage insurance if you put less than 20% down. But it’s not that much. I know mine is about $100/month on a $200,000 house.
Certainly a lot to take in but WOW am I glad to have all of this info in one place and laid out so clearly. I’ll be watching this again in the future and will follow your directions by putting these things in my Google Drive - starting with my WHY.
Thank you thank you for this Kyle! Going to ask for TBD loan estimates because my lenders agent never gave me a ballpark rate without me asking. It was like pulling teeth. Rates were 0.125% higher and fees are higher than a lender I found here on UA-cam. I need to ask both lenders for the estimate to compare side by side. UA-cam lender provided me with a quote quickly but I think estimates will make it much easier.

This is the best first time home buyer video! In order to get a pre-approval letter from a broker in the US, do you have to sign some form of exclusivity agreement with them? Will you be allowed to not go with the broker if their rate can't compete with online lenders?

Just one question here- at what point (if any) do you tell the other pre-approval lenders that you're not going to work with them? Do you have to tell them at all. Once you've chosen the one you do want to go with- do you have to tell them "yes I want this offer"?

What happens if the new job & increase is within the same company? Does the process stop & restart?
The details of your job is important. If you’re moving from one position or higher income, and you are able to provide documentation of your income history, then you may be able to avoid disrupting your loan approval process. :)
